I seem to recall this happened with the Gotham (Warren and Montgomery) when it was being built in the late 90's. Not on the same scale though.

Cost of a Van Vorst Park Brownstone in today's market

We're thinking of selling our place by Van Vorst Park (Webmaster - this is not a solicitation for offers, just a discussion)

Just a few questions. Does anyone have any ideas on what a two duplex Van Vorst Brownstone should fetch in today's market?

A house in my neighborhood sold pretty quickly for $975K. From what the neighbors said, it wasn't anything special. In pretty decent shape, but certainly not a complete renovation.

Also, what would be a reasonable commmision to pay to a realtor?

And finally, can someone explain how commisions are divided when a property is sold through Multiple Listing? A realtor we contacted tried to explain how complex the formula was. I figured it was just 50% to the listing agent and 50% to the selling agent.

I've seen him walk past my place (a few blocks west of Grove) on his way to the Grove Street PATH, but can never get my camera out quick enough. I told my wife about him but I don't think she believes me.

Some of the posts? Out of the now 166 posts, I'd say about 30-40 are relevant.

I own a brownstone in the Van Vorst Park area. I understand what the homeowners are feeling. It's just that this (and most) threads gets taken off track by moroninc anonymous postings.
