If you have a recent appraisal i think they detail the value using different approaches and select the most appropriate.

Some factor of rents generated compared to the area but im not aware of the specific number.

I am in the same boat with 2 fam downtown and definitely valued more for rental potential.

Trump absolutely fabricated his statement. Bottom line regardless of whether there were maybe a slight handful of people expressing their approval it certainly wasn't overly noticeable all over the city.

Such a complete jackass I don't even know where to start. Good for Steve to call him out on his bs and the absurdly hate filled direction his campaign has taken.

I'm guessing Silverman will be asking for a variance at 202 york street. Completely detached bordering the thin part of the parking lot to the corner property.

Would make a great 10 story, 20 unit building.

It's a tradeoff between possible daily turnover that comes with short term rentals and potentially more revenue.

Not everyone wants to deal with the hassle when a longer term rental is much more hands off especially if you develop a positive relationship with your tenants.

I don't think making this service will open the floodgates and result in neighborhood degradation. Those who want to be hosts now are probably already doing it.

the same thing is happening all over the city - height, parking requirements, and number of units are being forgone with little in return to current residents.

my neighbor told me about a garage on 7th street between monmouth and coles that is zoned for 3 or 4 stories, yet was approved for 10 based on comparison to McNair which seems absurd.

I am also all for improvements and progressive modernization, however we shouldn't sell ourselves out too quickly without at least something in return - contributing to the Embankment Project, other green spaces, mandated parking, sewer improvements, etc.

Depending on where you are moving, if rents are cheaper than what you would get in rental revenue seems like it makes sense to hold ?

You can always hire a property manager or give a handy renter a discount for managing repairs, etc.

I would imagine properties in this area have much more upside potential.

There should at least be a stop sign st 3rd ave. And yes it makes it particularly bad when people park in the red zone so no one can see oncoming traffic (or pedestrians).

Making a left onto jersey Ave from 3rd street during a busy traffic time is a fing nightmare

opening another shortcut to the tunnel through residential areas are IMHO a terrible idea.

If the turnpike extension needs traffic alleviation, then let the state do something about it. JC downtown shouldn't be responsible for helping commuters to NYC

Agreed - post something on craigslist as detailed as possible with bright interior and exterior pics. it might take a while, but i found both my tenants doing this and they are great. renters apparently love CL.

If you go the broker route, you might get more exposure for your place, but tenants will have to pay extra so that could turn people off.

Regarding handymen, I would agree that you should try to learn as much as possible so you dont have to call someone everytime something goes wrong. Home depot has basic classes and theres a ton of information on youtube. Finding a reliable handyman to be on call or with a contract could be difficult in the current real estate boom happening around here, but post something on CL or even JCList and see what you can find !

Candice - can you clarify where the 6% tax revenue will go? Jc or the state and what will it be used for?

Collecting it on a platform level makes sense and 6$ on a 100$ per night short term stay (which is average or a bit high based on examining listings on airbnb) is a pretty nominal rate which wont come out of homeowners end and shouldn't discourage interest.

Hoboken will likely enact a similar provision if it comes down to a small tax vs overregulation
