Exactly! You dolts focus on a bridge closing. Who gives a shit? We now have a govonor who doesnt know which way the wind blows a senator so stupid he granstanded only after waiting for the documents for his sparticus moment to be declassified. Another who is so corrupt his own party nvestigated him and has done nothing for NJ. I like that Christie tried to keep taxes in check and had to reign in spending to do so. As with Trump people ignore his policy and just focus on rhetoric. Results should be paramount!

A wild conspiracy theory with no evidence that is simultaneously in support of and against a Democrat. Amazing.

Just common sense. The guy has been corrupt his whole career never done one thing for Nj but not until he crossed Obama was it ever an issue.

Yeah god forbid we get anyone elected who would want to ease our tax burden
I'm not rich, so I doubt Republicans would do much for my tax burden. I fully expect my generation to be footing our nation's $20-$30 trillion debts in the future thanks to Republican financial mismanagement. I'd rather pay for universal healthcare and welfare and education and infrastructure than pay for wars and subsidies to rich people and massive corporations.

You can argue that it might add to the national deficit but Trump has already put more money back in your pocket. As far as spending you need to do some research. Obama more than doubled the national debt during his eight yrs. Trump has added to it but the yearly deficit has been projected to decline over the next few years. Whether you agree with it or not keep in mind this will be accomplished with a massive corporate tax cut. My point however was directed at the local level. If you can not see a difference between the spend thrift dems of this state and their Republican counterparts im not sure there's much else to say.

I have looked into this before. If all u are looking for is supplemental heat than electric will do. They only produce about 5000 btu. One issue is the amount of power it draws. If you have it plugged into a 15 amp breaker you will not be able to run much else. If you are lucky to have 20 amp service than you are fine. We live in a 2 floor duplex with one zone heat. I use ours to offset the heat loss which escapes upstairs. During the coldest of weather i can raise the temp in a 20?20 room about 5 plus degrees. This was a better option for me than gas since a gas set up would be about 5k with permits ect.

Oh really? Please show me the results of this important race in print. For your info the police finally did exactly that and paused the runners but not until an hour had passed. If thats the case and these races should not be paused than the street should be shutdown and a propper detour be designed.

I am all for having these events. However i am currently stuck on Grand Street in gridlock now for 45 min. It is ridiculous that these runners cant be held at intersections to allow traffic to pass. All they need to do is pause runners on jersey ave and allow cars through.

My eyes hurt reading this. You start off by saying the US is getting a raw deal ("losing ground to 'foriegn' countries in trade"), which points to the fact that we sell less than we buy in our trade with these countries (seemingly a bad thing, to you). You finish by saying that because we buy the most we are the most important.

So... once the trade imbalances are 'solved" you will then advocate for a diminished american voice on world trade?

No complaints then. If you unaware of the rule the customer is always right. I suggest you read a book on business.

You show a common misunderstanding about how this system works. Not that it's critical to this discussion, but I've made eliminating ignorance of this system a mission, to counter Yvonne's lies, smoke, and mirrors.

Older properties had a low assessment relative to FMV, but this was compensated for by the Equalization Rate, in 2017 23.66. What this meant was the assessments of the city as a whole were 23.66% of the FMV. When new (or gutted) ratable properties are assessed, they take 23.66% of FMV and make that it's new assessment, to keep it in line with the rest of the city as it would be taxed at the official rate (in 2017 7.8%).

Where the unfairness came from was some areas of the city appreciated faster or slower than others over 30 years, meaning they were outliers of that average represented by the Equalization Rate. This is how Downtown brownstones were paying 0.8% and Greenville hovels 4%. So a new JC ratable property would have been at 1.826% last year, higher than the older DT properties, but lower than most of the rest of the city, which were subsidizing the low taxed Downtowners. Got it?

https://www.state.nj.us/treasury/taxation/pdf/lpt/gtr/Hudson17.pdf

Gotta love how Yvonne can't answer numbers with numbers, she just says she bothers tax officials, and then doesn't understand what they tell her.

Brewster,
I am aware of the so called equalization rate. I almost included in my postbut figured it was common knowledge. As you pointed out it was not fair. As with other parts of the city even within downtown it was unbalanced between existing and new construction. To be fair as downtown prices adjust to the new tax rate there should be a new reval preformed. That probably wont happen so for a while areas outside of downtown will get the break. To my point abatements should not be used as property tax equalization

No abatement for 99 Hudson. And I agree with you that there really should only be 5 year abatement going forward for downtown. Other areas of the city still need a little help, but not 30 years.

This argument against abatements is forgetting one major point. The tax rate was was too high for new construction. The rest of the city had been paying on an assessment that was a fraction of actual value. Now that the reval has been done those differences do not exist. Going foward the abatments should be very limited.
