I read the article and came away with the impression the liberty harbor never happened because Peter Mocco want to sit on land and become a billionaire, which was really funny because I have been living the here the past five years.

I did a reverse commute from downtown(marin/ Montgomery street) to Edison (exit 10) for about 5 years, until 3 years ago. Traffic was almost always smooth and drive was usually about 30 minutes. I wouldn't consider doing the same commute today since the toll payments would probably the equal car payment on a decent car.

There was apparently a break in and an attempted break in, using a screwdriver like device. I am an owner and I attended the meeting to discuss the security issue. They're proposing a number of things which should deter further incidents.

Yep, they are pretty steep even with the tax abated rate. That's why it just really hits a nerve when I hear people complaining how these new developments are getting tax abatement and not paying their "fair" share.

Oh wow. I didn't know her but I only saw her the one or two times that I have been to the Kraverie last year. Normally I wouldn't remember a waiter or waitress who I had only seen once or twice a year but she really made an impression because she so nice and really seem to make an effort to take care of us. RIP

Popularity due the "no frills decor"? Coupled with the pungent mould odor? I don't think so.

I think it was mostly due to really good food at very decent prices. If literally dreaded going into that place sometimes.

Personally, traffic light timing has improved a lot on my commute route. The light at liberty view and grand no longer takes 3 minutes before it turns green. The lights at on Bergen no longer have this do this wierd thing where one next one turns red as soon as the on in front of you turns green.

I live in a ground floor unit at liberty harbor north. Just drove down to a friends place in Edison for Internet and shower after being without phone, power Internet since last night. The basement level of the garage definitely got flooded and grand street was under three feet of water at one pint last night All of those new businesses are in a real bad shape, the healthcare office and serenity day spa in particular .

I am at 10 Regent in one of the units facing north (opposite side of the beer garden) on the first floor. It's very quite since I am facing the backyard of all the brownstone. No view whatsover thought :(

Best way to get from Downtown JC to secaucus

Hi guys,
Anyone know of a faster way to get from down Jersey city (Grand and Barrow) to Secaucus? I just got a new job there and am finding that it takes me 10 minutes more to drive 6 miles up then it did to drive 26 miles to to my previous job in Edison. I have already tried montgomery to summit and JFK and neither of really worked out.

Great addition to the neigborhood. The pork and chives dumplings that I have been having have improved quite a bit since I had it the first time. The roast duck noodle soap is a must try.

I live at the Sutton. GCB's internet is quite good and reliable. I think it's the TV package that sucks from what I hear. I watch very little TV so I don't have their cable package, however I do get the network channels and their HD simulcast.

The newspapers really should start putting detailed info about the perpetrators in the future. age, ethnicity, height,accent, clothing and whatever else the victim was able catch. " two men " doesn't exactly help us.

good job. Now that you've gotten started you might want to dig deeper into that wiki article. Yes, India and Pakistan share a colonial history. However, they are very diffent today especially if you're going to talk about outsourcing. I don't think any company in their right mind would want to outsource to Pakistan and even if they did, they couldn't. They simply don't have the infrastructure in place. India on the other hand... yes, just about everyone outsources there.

I got a ticket about two years ago as a result of one of these red light cameras mounted on 56th st and 11 ave in Manhattan.

Its was really embarassing especially since my sister opened the envelope thinking that it was some important time sensitive, car registration related item. The ticket had three images, one of me right before ithe intersection with the light red, me a fraction of a second later in the middle of intersection with the light red, and a third one of my license plates magnfied. The worst part about, is I didn't remember ever running that light, and I would never intentionally attempt to run any red lights.

yes, there is a pretty decent fitness center with treadmill s and othe machines that have those large lcd. Can't tell you anymore since I haven't gotten around to using it even once since I moved in.

My understanding from most of the places I looked at is, maintenance cost is based on the square footage of the apt. A two bedroom apt being bigger,would therefore pay a higher rate. Atleast that's how it seems to work at LH, Gulls cove, Dixon mills and other places I looked.

However if as you say he is in a high enough tax bracket to be be able to cover an $800 dollars shortfall plus put 20% percent, I am sure even a signifcant increase in maintenance should make a lot of difference to him..

I have a one bedroom at the sutton and am currently paying $445. Needless to say, the maintenance cost is tied to the square footage. I know of one bedrooms which are slightly smaller and pay a little less.
As for justifying it by looking at the amenities, I'll repeat what I said in an another thread : this only works out if your actually making use of them. Yes, there's a neat little movie theater, game room,giant jaccuzi, party room, etc etc but how often are you going to use them?

Also, free internet is only 120KBs per second. If you're someone who uses it for work or require something resembling 21 century broadband, you're going to have to pay (but not much, about $45 for 10Mbs a connection).

If you're concerned about maintenance costs being tad too high take a look at gulls cove. I found that maintenance costs there are are about $80 - $100 less every month on a comparable unit. GC comparable units do tend to be higher priced, however you maybe able to negotiate them down in the environment.

Is this guy on crack? How did he come up with that number?! I was paying $2,000/month for a relatively new 3-bedroom apartment in that area a year ago (and my apartment wasn't under the Turnpike like this one is).

For $2,500/month, you can almost get a 2-bedroom in Grove Pointe.


I looked at crecent court quite seriousily and I am not sure he's going to get $2500, especially considering the new rental units coming up at Liberty Harbor and elsewhere.

More importantly however, there's no way $2500 is going to cover the monthly owneryship cost:

Maintenance :~400 (basing this of the 350 dollars figure I was given for the one 1 bedroom I looked at there)
PMI : ~177 (he's putting less than 20% percent down)
Taxes : ~560 (calculated using the 1.5% abated rate)
Mortage payment of $2300 (calculated using 5% on 427,000)

= 3437

That's roughly 800 dollars extra he's going to cough up every month even if he gets that amount.

I recently bought a new construction condo which is in our price range and I am paying about $450 for maintenance and 6000 for taxes. I think one thing you should keep in mind is to make sure the maintenance as low as possible. Unlike the tax portion, you can't use it as a deduction and it really doesn't make sense for you to pay for all the amenities if you don't use them. Hope this helps.

You're right, I did overlook that part of it. However, wouldn't my landlady still have to pay property taxes after I move out even if the apartment stayed empty? Wouldn't the taxes I pay at LH be additional money whether it was higher or lower than the taxes that my land lady was paying?

I am certainly no fan of Mocco. I just think does deserve some credit for his contribution to downtown JC.

To answer your question, I feel pretty good. I don't know if they'll complete the "entire" thing or even what the entire thing is, but what's there now is good enough for me. Yeah the market sucks but I am going to need a place to stay regardless, and I am planning on living in JC for at least 7 more years.

I don't know why Mr Mocco having to pay fines should be a factor in anyone's decision to purchase or not purchase at LH, but based on my personal situation, I see Mocco has having contributed far more to JC than those city officials. When I was rentingfor the past for years, I paid no property taxes whatsoever,but recieved ~ $80 homestead renter rebate check in the mail. This year, i will be paying roughly $5000 (after the homestead rebate)in property taxes. I think it's fair to assume that there are quite a few like me at Liberty Harbor who contributing more to the city's coffers and if you care for the city then, having more people paying taxes is a good thing.

I closed recently at Liberty Harbor and here's what I can tell you. The sales people are just that, sales people. As long as the fancy sales center, and somewhat aloof demeanor doesn't fool you into that they are somewhat above the regular real estate sales tactics(last one left!), I think you should be fine.

IMHO, if you are making such a big investment, whether you like the sales people or not should not stand in the way of getting a good value for your money. Once you sign the contract you don't have to deal with the sales people at all( in fact based on my personal experience, they don't seem to want to deal with you at all after that).

I looked at Dixon Mills, Athena and a few other places in JC. IMHO, LH definitely comes out on top as far as value, and finishes are concerned. The staff at Sutton where my unit are very professional, helpful and friendly, certainly a breath of fresh air after, what you have to go through to get the mortgage these days.
