I would hold on if at all possible. I also bought in 2007 and i agree its been a complete stand still in terms of progress but now that J2 is underway, Ive seen a lot of projects come down the pipe line for JSq and am confident the area will improve and the value will go up in a few years.

It is a little bit of a pain for me to landlord from BK but its not impossible, and Im glad Im holding on.

I think the point is the city is rightfully pro development and smart growth (hopefully). So building a larger building with less parking spots is what the city is looking for. Not a one story building with a huge parking lot right next to the PATH station. If JSQ is going to be next in line for development, it needs to be smart about what it accepts and Im glad this Walgreens didnt happen. Not to mention theres literally 4 pharmacies within 3 blocks of that area.

Idk, Fireworks can get pretty expensive pretty quickly. $900 sounds like a lot of firepower, but it mayve just been a few dozen mortars that wouldve been over in five minutes tops.

And to blame all of our current generation for segregation of blacks and lack of education is simply ridiculous.

It's possible of course, but underground structures in general are very expensive to construct, which is why this developer went the cheap way out and proposing it go above ground. I typically dont understand the building height discussion regarding new construction in this city. I understand that JC is unique and seems unplanned at times when allowing a 50 story building next to a 2 story house, but this is not the case here.

I do agree that it is more important to have the building interact with neighborhood at street level. The planning board should not allow what happened at Newport to happen anywhere else. And this includes 5 floors of garage at the base level. If its at all possible to hide the garage within the building or to the rear of the lot, thats the best case scenario.

Hopefully things are improving, but the planning board has still had its share of hiccups recently.

i actually like this design a lot more than i was expecting to.

just more unique than a lot of the standard brick 40+ story buildings downtown. i am for it, and again its across the street from a 70 story tower, so lets keep it in context. JSQ is inevitably going to grow, so as long as the growth is done responsibly, i say, bring it on.

2 questions.

1. I am not surprised the city makes it hard for businesses to open but how does this benefit the city to have less businesses open? wouldnt they receive more in taxes from a surviving business than a few inspections or permits?

2. Also, I would assume its legal to have a phone or camera out in the open during an inspection to use as evidence if requirements change over time. An exposed camera as opposed to a hidden one may straighten up a few inspectors who are on the fence of being corrupt. Is this not doable?

Ive always wondered this. I actually cant think of any bar (maybe Pint?) that doesnt have TVs. The ones without tend to always be my favorite because it forces people to talk and not zombie out on the screens above.

But yeah, way too many people have their own car here. Im a hypocrite bc I had one too in JSQ. I guess its more of a reflection of every other city in America as we all know NYC is an exception to the rule when it comes to people dont have cars. However, JC is kind of unique for a city this small to have 24/7 mass transit, even as shitty as the PATH is. It is non-stop so you can get by without a car. But as long as there are giant box stores in downtown, there will be a ton of people who need their cars here.

Congrats. In this case, the developer sounds especially shiesty so they do need to be more honest with the community and planning board as to what they are doing and render buildings to scale! that isnt very hard to do. Fight for good integration of the building into the neighborhood, hidden parking if any and see if they will throw in some trees along the sidewalks. They should at least contribute to the neighborhood they are trying to join. Good Luck!

I have mixed feelings about this whole topic. Jersey City is a hodge-podge of 3 story houses adjacent to 50 story high-rises which I agree looks funny and should be managed more responsibly. But on the other hand it is a prosperous city which can and will grow throughout, so a 5-7 story building beside a set of 3-4 story buildings doesnt seem like that much of a stretch to me. If parking is a concern, maybe that can be mentioned to the developer to integrate on site parking within the building so its not an eyesore, but I dont think a few dozen new apartments will negatively affect the area all too much. More neighbors typically means more investment in new businesses and quality of life. If we are talking about gentrification raising the cost of rentals, well yes, that is the downside to development and its a pain, but the height of the new buildings wont stop that train from rolling.

I dont remember a time when Soho had a Home Depot, Best Buy and 12 vacant lots, but hey, I guess theres no ruling about naming a hood whatever you want.

Perhaps we can rename the parking lot of the Hudson Mall "West West Village" and see if that sticks too.

Its so depressing seeing another tower with an obnoxiously oversized parking monstrosity at its base. I can understand the city accepting any and all architecture in the 80s when there was little demand for new buildings, but when there is obviously a boom, there should be someone in the "urban planning" dept of the city if there is one, who can suggest something to prevent destroying the streetscape for the walking public.

Lets hope these neighbors dont look across the street to see what will be a 54-60-70 story tower development.

I understand that JC and especially JSQ is a hodge-podge of poor zoning where a 2 story house can sit next to a skyscraper, but its also a city, and a growing one. Also, no offense, but they arent exactly plopping down a tower next to a beautifully manicured block of historic brownstones. These houses may be the opposite of attractive, but thats just me.

I think the advantage is you dont have to use any brain power and you can hire interns who have no business designing a city grid which is cheaper perhaps. i feel like mana contemporary already blows the PAD out of the water in terms of what it offers. Plus the Art house in in JSQ now along with hopefully some good events in the future at the Loews. Lets just relocate the PAD to the JSQ arts district and call it a day.

I will say this about Radioshack. It was really the only place I can think of where you could actually buy adaptors for electronics that you just cant get at places like Best Buy or anywhere else. I would never buy electronics but for cables and such, it was great. Ill be said when it goes, and i need to order a $2 adaptor online and wait for it to be shipped to me. But thats the way everything is going now. Kinda sad that online is killing the commercial streetscape. Support Brick& Mortar!

By the way, perhaps that $10 million number is accurate but did anyone question that amount or just take it as fact? It came from the PATH so its likely they pumped those numbers up to make themselves look like they're saving us more. I could be wrong but 4 hours a day for 365 days is about 1460 hours a year. It costs $10m to run the PATH for 1460 hours? Maybe it does, but at this point I just dont trust a single thing the PATH tells me.

The thread title is wrong, no? No plan is approved, or has even undergone scrutiny.

And lets hope it never comes to fruition. But the fact that its even on the table is embarrassing and shows how little Christie and the Port Authority cares about the large cities that use the PATH. They've done things like this with no accountability and its not unreasonable that something like this could happen again.

2. Cut PATH service for about a year to WTC at night
3. Then continued to raise fares for bridges, tunnels and the PATH.
4. Now they want to Cut more service altogether at night to save chump change when they are dumping money into other things that are wasting much more than $10 million.

All PA does is #OOPS# over the public who need it. And no one is to blame and no one can stop it. This is basically criminal activity.

Not sure what it is about JC that its so hard to get a trash can on the street corners. Its a direct correlation from lack of trash cans on the street to more trash actually on the street. Most major cities have them on every corner and it really helps. I guess its a money issue but I hope someone eventually figures this out

As for LSP, I never shit on anyone who lives there, and I certainly never brought up race, but Im just mentioning my experience when visiting. I think and hope the area has potential to grow, but of the three options (JSQ, Heights, LSP), I think most people would have a harder time in LSP even if it is safe. There are open lots and shady corners which may deter a few people. The area needs more businesses besides the two or three mentioned to sustain a population of that size there. With that said, I think it will happen, itll just take a little longer.

I lived about 10 min from the JSQ Path and told a friend who was moving to stay in the JSQ area to avoid extra steps when commuting to work in downtown NYC. He chose the Heights and is now looking to move to JSQ because of his 20 min walk to the PATH every day. The Central Ave business strip and the area isnt bad but the extra distance is not for everyone.

Also, JSQ has some real potential to open some good bars and restaurants in the near future since developments are finally occurring. I dont know the area west of LSP that well but last time I was there, I saw a lot of empty lots, burnt out buildings and no businesses worth visiting to speak of. Unless we are talking about two completely different neighborhoods. IDK.

This is a city. I understand it is geared more as a hybrid between a city and suburbia with the mall and box stores and requirements for parking are different. But still, it is evolving and there is a 24 hour Subway system and (whether it is working or not), most cities in America dont have that. I think Fulop did the right thing to reduce the amount of parking in these monstrosity garages which blight the aesthetics of the street scape downtown. Again, I know JC isnt NYC, but can you imagine if they required a parking space for all 8 million residents in NY what a disaster that would be for the city. In cities, the compromise is that there is NO guarantee for free parking.

can someone copy/paste that article into this thread? i guess i like the concept of unifying one system for NYC and Hudson county, especially since you cant bring bikes on the PATH during rush hour. This makes perfect sense to lock up outside all PATH stations in JC (not sure where that parking would be) and then having stations within walking distance of all PATH stations in NYC.

But I dont know why Hoboken didnt hop on board so that people can bike there from JC and vice versa. But Ill take JC>NYC over JC>Hobro any day.

because there is no good mass transit option to the hub which is why its in bad shape to begin with. Government buildings in JSQ makes sense bc the city should be promoting mass transit use for employees. Thats not an option that far south.

Is there a site plan of the development anywhere? I like the idea of opening valuable land to the public again and removing parking lots, but this looks kind of like a haphazard Newport-esque spattering of towers without any real street grid integration to whats around it. I may be wrong though.

All we have to do next is bull doze the massive eye sore that is the Mall which completely disects the neighborhoods and allows no walkability around it. Suburban malls do not belong in the middle of valuable water front city lots.

probably a funding issue. I always thought it would be great to allow the western half of LSP to be used as a passive campground much like the one in Floyd Bennet Field in Brooklyn which as far as I know is the only legal place one can camp in NYC. It would utilize what is now unusable park space to the general public and create some revenue for the park with reservations. Since Floyd Bennet is always booked in the summer, Im sure this could easily absorb some extra campers through the warm seasons.
