Just attended the open house. Here are some facts:

There are a total of ~72 units. Mix of one br and 2 br units. There are two 3 BR units.

No deeded parking. ~53 parking spaces in the garage. Rent for spaces TBD.

The Saffron consists of two buildings connected by a first floor walkway: "The Newark" and "The Maxwell". The outward-facing units in "The Newark" have windows overlooking Newark Ave while the out-ward facing units of "The Maxwell" have windows facing an alley.

There is a common enclosed courtyard between the two buildings. There is one rooftop common area on top of "the Newark" building (none on top of "the Maxwell"). The common area consists of a sun deck and a "clubhouse" with restroom, laundry hookup, sink, kitchen countertop and microwave.

All units have ~ 10 ft. ceilings. Units facing the outside of the structure have no balcony. Inward facing units (facing courtyard) have balconies.

Most 2 BR units have two bathrooms. Finishes are similar in all units. all units have an open living room/ kitchen layout where one wall of the living area includes kitchen couter, sink cabinets , stove and fridge. There are no separate kitchens or kitchen enclaves.


1 BR units range from ~ 560 sq ft to ~ 750 sq ft.
2 BR units range from ~ 800 sq ft to ~ 1040 sq ft.

Maintenance fees range from ~$150 - $270 per month.
Annual taxes (5 yr abatement) range from ~ $4,000 - $6,500.

Auction is November 8th at The Westin (Jersey City near Newport) at noon. 9 units will be sold that day regardless of price. 6 more may be sold on top of that at the seller's discretion.

Attendees must have $10,000 cashier's check to bid on 1 BR, $15,000 cashier's check to bid on 2 BR units.

After the auction, the rest of the units will go up for sale with list prices ranging from ~$360K - $415K for 1 BR units and $515K - $590K for the 2BR units.

My hand is down. There's no way he can do it.

He's young, though. If he's serious, he needs to be patient. He's got a base in downtown. Somehow he has to effect some positive changes in this area (decrease crime, clean the place up, fix the place up, improve schools, improve organization of schools, improve business climate, implement some rational growth strategies, etc.) while expanding his influence in other parts of Jersey City.

This is not a small task. Near impossible, really, without a machine behind you. Someone has to try, right?

Yeah, actually we do.

Gotta be careful at BJs about what you buy. A lot of the goods aren't a cent cheaper than at Wal Mart or Target despite the fact that you're forced to buy a 6 or 8 pack of whatever.

A lot of the dry goods and canned goods are not very good deals at all.

One particularly good deal was the Berkley & Jensen Baby formula. It was roughly 1/2 as costly as a comparable Enfamil formula. The savings on that alone more then covered the membership fee....

I can second that opinion on the optical. I don't have the exact dollar figures off the top of my head, but I remember that my Acuvue Oasys contact lenses were 50% off of what my optometrist charged.

The prices on tires were pretty good too.

Uhh... actually it turns out that this is EXACTLY the kind of thing that forums should do.

umestazzuele: strangely enough, we had the exact same problem on our June PSEG bill. Our ("actual") gas reading was higher than any other month (including January) ever.

We called PSEG and got blown off initially; they said it was just a reading error.

But now, another billing cycle later that aberrant gas reading remains. We are still trying to resolve this, but I find it extremely interesting that we aren't the only ones with this problem.

It could be nothing but a simple mistake, but IF several other JC Listers have similar problems with their gas bill, this could actually turn out to be an interesting topic.

Great thread. Should be mandatory reading for renters and buyers coming to JC.

A few years ago, ca. 2006, I didn't even get far enough to scribble numbers on a napkin or need to use a calculator... Only common sense was necessary to know that renting an apt. for $1400 / month beats buying for $500+K.

These days I find myself reaching for the calculator more often because the spread between renting and buying has narrowed. But I think prices of homes in downtown Jersey City have yet to "rationalize" to a sustainable level. i.e., working people still can't pay the monthly cost of buying a property around here. Unless another wave of foreigners/old-money folk come out of the wood work, I expect home prices to continue to trend downward / remain flat for at least 3 years in this area.

One other thought/fear I've been chewing on: All this depreciation in home values is occuring with near-record low mortgage interest rates. What happens if the not-at-all-unlikely prospect of higher interest rates comes into play?

I was in your shoes ~ 3 years ago. I must regretfully tell you that I never did find acceptable coverage for what I could afford and went without insurance for a year or two.

There is no simple answer to your request. Many factors come into play:
- age
- health
- pre existing conditions
- dependents
- income / wealth

If you are relatively healthy and relatively "well - off", an HSA-based plan is probably the most rational choice.

I got internet only from Comcast at $60/ month. Fios internet is $50/month. $50<$60. I never got 15 Mbps from Comcast. If you're currently deciding between Fios or Comcast, look carefully. Fios is probably cheaper and/or faster. Also, I'm not a videophile, but Fios' cable TV(I don't have it, but I've seen it at Friends and relatives) is NOTICEABLY more crisp and clear.

Just signed up for Fios (and ditched Comcast).

I got internet only (10 Mb/s download, 2 Mb/s upload) for $50 / month. The only catch is an annual contract. (month-to-month, it's $60/month).

20 Mb/s download with annual contract is $60 /month.

They also have a 50 Mb/s - 20 (?) Mb/s plan for ~ $140 per month.

That's cheaper than Comcast, folks.

My residence is between Van Vorst Park and Hamilton Park, for those of you tracking Fios' spread.

Then there's the risk of the U.S. dollar weakening significantly during the next 5-10 years.

No one is a fortune teller, but we all have to consider a scenario where general inflation for goods, services and commodities occurs while (real) real estate prices decrease for 5-10 years.

Just visited them today. Very impressive set-up with on site service/repairs and apparently an experienced and knowledgeable staff.

However: NO RENTALS...yet.
Apparently this is a Jersey City regulatory or legal issue.

Hopefully they can circumvent Jersey City's restriction on bicycle rentals.

Bike's are like real estate here in downtown JC: most of us would rather rent, than buy...

I agree with you that their actions are outrageous. My only comment is that from what I hear, BOA is not alone in cutting their exposure to credit cards.

I personally had a credit card cancelled by HSBC for no other reason than the fact that I hadn't used it for ~ 12 months.

There have also been stories on the 6 o'clock news about people with similar stories as you: credit card credit limits being slashed by 50%, 90% for no apparent reason whatsoever.

Again, I'm not defending their actions, but it seems like if you're gonna boycott BOA, you're also gonna have to boycott a bunch of other banks too...

Keep looking and keep waiting if you can. I've been monitoring things and I can tell you this:

- The inventory of rentals in downtown JC is increasing.
- 4 weeks ago it was somewhat difficult to find a 2 br rental in downtown JC for less than $1800, but now there are multiple listings at $1700 (many with half or no broker's fees) at the usual real estate agencies (Armagno, Del Forno, etc).
- a few blocks can make a big difference. 2 br rentals west of Jersey Ave can easily be had for $1600. The listed rent may say "$1700", but just pause or talk about the weather a bit and the realtor / landlord is sure to offer you a $100 haircut right off the top.

Having said that, you'll see that the housing stock in downtown Jersey city is diverse. Some apts are rat holes, some are mid-range, some are luxury, and of course, a good many are quasi-luxury.

These are easily the best wings in Jersey City that I have had. And I lived in Buffalo for 10 years, so I've had a few wings.

Semantics, Semantics. I'll rephrase. We were either undertaxed or we received more government services/obligations than we paid for. So I support shrinking government in principle. But practically speaking, a combination of government cuts and increased taxes (the debate over who and how to tax is never-ending) would ultimately put us on more stable, sustainable economic footing, IMO.

No. However, I'm not for cutting taxes either.
I'm all for demand-side governmental intervention at this point. Government should spend spend spend in the short-term.
Make no mistake, it's not gonna prevent the balloon from deflating, but it will most likely prevent the balloon from popping violently allowing the economy more time to adjust and reallocate capital and resources towards truly valuable endeavors (as opposed to the many falsely valuable endeavors of the past decade such as engineering mortgage securities, building houses/condos, making $200 headphones, building SUVs, making "I love George Bush" T shirts, etc.).
