sorry to hear about your first parking ticket. welcome to JC. consider it a rite of passage.

i've fought every questionable ticket i'd received, and won each time. plead not guilty. collect evidence for your case. the red lines are faded and not visible? take pictures that show the whole sidewalk from the street, and from the sidewalk. you want to prove that it was hard to see. present a good case in an intelligent, logical manner, and the judge may dismiss it.


i'm curious if i could start a side business helping citizens fight tickets. ... would anyone pay for such a service? you could beat the ticket without having to miss a day of work...

i took a look the first day the sales office was open. i was really looking forward to being able to buy a new luxury 1 bedroom for under 300k.
however, when i saw what was available, i wasn't THAT impressed.
the 283k one bedroom apartments are on the 1st floor only. your view will either be a parking lot on the south side, or eye level with the 1/9 & Pulaski on the north side.
the one bedroom's bathroom has a bathtub that is very deep and hard to step in. it actually appears dangerous. they also don't come with a curtain or shower door. are adults really taking that many baths? i told the agent that, in my opinion, the tub was too high, and that a sliding shower door would be nice (especially with the prices they are asking). all i got was a shrug.
the other thing that put me off was that i couldn't get an accurate answer as to what the monthly fees would be. i can't sign myself up for a high mortgage, without knowing what my additional monthly fees are going to come to.
i may be very wrong, because i don't know the neighborhood very well, but it also seemed that the necessities a neighborhood needs, weren't there. the retail spaces of the canco property have not been leased, so you'd be left crossing your fingers hoping a supermarket opens.
i was hoping to purchase one at the opening price, and maybe sell it when they are completed. the problem with that is, they are working in phases in different towers of the can company. so, if i bought one in tower 1, in a year i dont think id be able to sell it because buyers could buy inexpensively in another tower. i am not sure there will be enough buyers to allow me to 'flip' mine.
please feel free to comment. i am not a real estate expert, so i would really appreciate some informed commentary.

i am a condo owner and have one of the worst, do-nothing, supers ever. so he won't be getting a tip, nor should he expect one.

cars blow through stop signs or roll halfway into the street before stopping all along jersey ave, as well.

all they need is a strategically positioned patrol car and start giving out tickets. that will teach the offenders a lesson, AND hopefully change their driving behavior.

such an easy thing to do, right? just have the police POLICE the area.

have you tried calling the mayor's action bureau? ask for mike. he is pretty helpful and actually sounds like he CARES what you are saying.

i checked out gull's cove online and spoke with their realtor.

you can buy a condo at pre-construction for 10% (of $380k for a 1-bedroom; $38,000), and not pay any mortgage or taxes until the unit is occupiable, which would be fall of 2007.

for flipping purposes, it seems that by the fall of 2007, the same unit could be worth maybe 100k MORE than the original purchase price.

it seems like a good investment to just flip the property, but i've never done such a large investment (i live in a unit i bought 2 years ago in journal square).

anyone have any experience with flipping condos? i was really considering buying one at gull's cove.

also, the realtor said it's four blocks from grove street path, though the original post said it was too far from the PATH....
