I noticed a brand new red light camera was installed on Columbus at Jersey Ave (only on the east-bound side) which will no doubt catch many people racing through DTJC to get to Marin Blvd toward the Holland tunnel. Ch-ching!!!

Get an appraisal or look at comparable properties that have sold recently in your neighborhood.

There was some info on parking in the Newport Mall parking deck for HP residents in this thread:
http://jclist.com/modules/newbb/viewtopic.php?topic_id=11999

Not sure how up to date this info is but it says $85 / month which is a good deal in my opinion.

Any other suggestions JMCEE?

A full page ad in the Jersey Journal should do it.

What makes you think the guy (WILLIS, MICHAEL T.) is reading your post on this site? Why not just knock on his door or leave a note in his mailbox. Talk about passive-aggressive.

LITM has only one bathroom available to the public as far as I know, so maybe that is not true.

Of course it does, it allows them to get a liquor license more easily if they want to.

Highly unlikely, having lived in several such buildings, it was hard enough for them to allow residents to have parties much less outsiders.

You may want to look into another possibility in LSP at the Marina. I saw a party going on last week on the big red barge type boat next to Liberty House. It looked like a small company party with catered food and alcohol with tables setup on the deck of the boat which is large enough for your group. Don't have a number for them but I'm sure you could find it if you tried. Good luck.

MOCCO, LORRAINE A-1 PROP. MGT.

Is that (Liberty Harbor) Peter Mocco's wife?? They own a ton of buildings around town. They have their offices in that huge storage building near the ramp of the Holland Tunnel. I rented a place once that they had listed as NO FEE and then got charged a rental fee anyway. Shady.

Agreed, the detail here is not going to yield a plate #.

A better approach would be to use the exact time and direction the car was traveling to pick up the car on one of many cameras at intersections throughout the neighborhood which are likely to be of better quality. Unfortunately that would need to be done by the JCPD who probably don't give a crap about this case.

I would be very interested in some current owner opinions on the Foundry. I just recently saw an impressive 2 bdrm unit there with an equally impressive list price. I currently live in downtown JC and understand the Bergen-Lafayette situation and it's relative isolation to downtown JC and the neighborhood's transitional status. What do current owners thinks about their home at the Foundry? Construction quality? Commute via light rail to Exchange and Newport PATH? Neighbors and neighborhood? Utility expenditures?

Thanks!

In Jersey City the North end of Newport is optimal, near the new walkway connecting Newport to Hoboken. Or if you are brave, go to Hoboken waterfront anywhere along Sinatra Drive.

Agreed. Rather that waiting, you can be aggressive and get your financing commitment in hand and then start looking. I was surprised when I was able to find what I wanted at a price that made sense. My mortgage is exactly what I was paying in rent before buying and I know I could rent it at least for what it's costing, so what's the point in waiting for the prices to go down a few more percentage points when in the meantime your throwing money away by paying rent anyway.

Also I found with new construction, developers are slow to lower prices but are willing to negotiate on "other" items such as closing costs and parking. We got our closing costs completely paid for by the seller (a 12K incentive!) as well as paying discount points on our loan (@4.25%/30yr/fixed). Good luck.

That doesn't sound very promising since they reported 5 had been sold in an article posted above from February of last year, only one sold in a year? How long until those sales start falling out of contract due to excessive delays in the closing dates which were originally slated for "June through August, 2010". They gambled big on that project by selling only full floors and half floors. I wonder why they don't just build rental units like so many other developers in this climate.

I have lived at the Beacon since the beginning. There are some short sales, and just like everywhere else, it is playing havoc with valuations. But as any informed person knows, the valuation in a short sale is imaginary until the bank approves the sale, and they are only interested in avoiding a forclosure, not a good measure of actual value. I know that in the single home market that short sales are being advertised that are below what it would cost to build the house. Once the economy rebounds a bit I expect to see values stabilize, and then maybe increase at the level of inflation.
Except for recent sales and those that purchased during the auction, I would guess that most of the owners at the Beacon are likely under water on their mortgage to some extent. I know I am. On the other hand I did not buy on speculation, this is my sole property and I live here. I'm not expecting to move for at least another 6 or 7 years, so any loses are strictly on paper at this point.
I think if you got an honest answer from most condo owners in Jersey City, if not most of the country, you would hear a similar story, which is why I'd say that there is no story in this news, so let's just move on to the next issue. At least that's my opinion.

Bill, I am curious about what's happening with the Mercury Lofts, have people started moving in yet? Also I remember hearing about a bar opening there too, did that open yet?

Can anyone tell me how well (or not so well) condo units at the Beacon have held their value? I've seen a number of advertised short sales for multi-bedroom units with very attractive prices there, but I would imagine these units were worth much more 3-4 yrs ago.

Are their any Beacon owners out there who wish to chime in? Good investment? Bad investment? Updside? Downside?

Thanks!

I doubt you will get anyone from there to be straight with you so you can click on the link below, type 4 Beacon Way in the location and see for yourself. Change Output Setting should be set to multi-line. Look at recent sales and compare to other units with similar square footage. From what I have seen it's been a blood bath. Price per square foot is all over the place, some people got really good deals though. Good luck.

Trump has 56 floors but the overall height could go to Monaco given the bigger parking deck below or higher ceilings on each floor.
