It always seemed really unfair to me that some low in one residents are forced to live in crime ridden neighborhoods while others can live in brand new subsidized buildings in prime locations. Well I guess if it buys them Dems some votes this practice will continue.

My wife works for a govt. program that hires $10/hr. Many if not all of these employees qualify for wic foodstamps and a housing allowance. These benefits already extend them past 15/hr. Since the increase is happening on a city level the govt will not chant the income levels required for these programs. This means they will lose the benefit. So in the end what does it accomplish except as many point out votes.

Please anyone name a Hillary accomplishment. How is she qualified to be president? She is a liar vindictive has no convictions and constantly changes her positions. Even when black lives matter confronted her she had no response. She had to be counciled before she can speak.

Can you specify where in the park you were? From the video it looks like it could be along the main entrance on Audrey Zapp Dr. A few years back I started this thread. At that time we had see them in a field across from the boat launch. Since then the park has built gazebos on that land

I love the park and use it regularly and I am all for preserving it. That being said your chart points out perfectly that there is a lot of interior space that could be utilized. I believe a great compromise would be to develop the outer perimeter with attractions while developing some of the interior space with trails in a more natural setting

I think the heights could be the fastest appreciating area of the city and with the mayor there it figures to continue to develop. As for building a house that is a big proposition. It may be safer to hold the land.

I will have to check my jc tax bill. But if I am understanding this correctly it would mean that depending on the year built post last assessment properties would have different equalization rates. Anotherwords a property built or gut renovation completed in 2005 vs 2000 would have different rates. Another method would be to reassess based on purchase price. Btw they do this on the waterfront properties such as james monroe and portifino but not the rest of Jc. This is another wrinkle in the code. This would at least get a lot of properties paying their fair share.

Exactly. As I stated in a previous post this is a horrible system. In my opinion designed to be manipulated. Why should one property be taxed at its 1988 value and another at its 2015. Brrwster would rather call me ignorant but property values should go up year not the tax rate. Seems simple to me but I am not a Hudson county politician with favors I owe.

So what happens when all the overvalued properties and undervalued properties (due to taxes) are reassessed and the market corrects. Will there then have to be yet another assessment based on their post assessment sales? There will be hundreds appealing.

So you should be rewarded with lower property taxes by letting your house fall into disrepair. Are zip codes outside of 07302 using less city services?

If properties are overvalued due to low taxes then the reval should not bring the appraised value up to the current market value. If it does and values drop there will be thousands appealing their tax bill. I would like to know what the process will be and if Jersey City intends to fight this.

That may be true of rental buildings but not condos that would now be owned by indivuals. My point was that it is a bad system that can be fixed. If the reval does happen and we keep the same system we will be in the same boat in another 20 yrs. The people who have bought new condos especially downtown are picking up a disproportionate amount of the tax bill. Someone living in a brownstone on a 25x100 lot that hasn't been assessed since 1988 is paying a fraction of what a new condo owner is and consuming more of the city's resources
