lsp and lsc are nice, but the driving to there is not. I remember getting off grand st and driving through the local roads there a couple times, and always you got gangbangers lining up the street.

Driving is fine just be alert if you are the only car at a stop light, but i wouldnt want to walk there.

i work at exchange place, so the area around mandalay is definitely a lot better for me commute wise, also considering exchange place will eventually turn from a deadzone in non-business hours to something residential (given all the new condos there), I prefer to be at the midpoint between newport + exchange place.

On the flipside, living directly at newport you can get to hoboken easier with the walkaway.

I would say those 2 locations are about equal considering how close they are and your personal preference, more important is the price + building + parking.

yikes indeed, i probably went a little too far with my comments, feels like competing in the special olympics...

anyway i am all for preserving the factory but something has to be done..soon. That thing has been around forever, after the ceremony with so much fanfair i was sure work would start to at least stabilize the structure, but nada. Also the streets around there could really use some improvements too.

i know it's difficult for you to comprehend a well planned neighborhood considering the ghetto you live in. But do realize not everyone prefers to live next to an abandoned warehouse like you. A residential area requires some green space, which is lacking in that area surrounded by all the supposely luxury high rises.

There is nothing "historical" about an empty shell of a factory. And if you tried to read this thread instead of making more pointless diatribes about chaining xerex inside (wtf?), you will realize most of us who actually do live there dont mind if the building is kept and turned into some retail/art gallery, if it's not green. We just dont want an abandoned factory that is about to collapse...

and seriously 160 posts in 1 month since you joined? i know it's difficult to walk outside from your jailceil of a home, but do take it easy on the inter web will ya....

linky, thanks for the insight. What you said made a lot of sense and i understand back then lefrak was the shining light that will revitalize this area, so they had complete leverage over the area. And to their credit they did accomplish most of that.

But i dont understand is why noone from HP is putting up a fight now? Clearly the downtown area especially around newport/HP has been gentrified and is a great place to live, so the fear of a developer pulling out and the whole area sink back into no-man's land is not a factor anymore (and lefrak will never pull out).

Why not goto city council and fight? have lefrak/mall/city open up a pathway for HP to get into the mall/path station

yeah the way they did the layout for the mall is absolutely HORRIBLE. They could easily made the mall open to both newport + hamilton park, instead of putting the parking right there blocking all of HP and have its entrance only face newport. I wonder if there are some politics involved, because no city planner is this stupid as to build a wall to keep an entire neighborhood out of the mall.

Same goes for the path station, they dont have to change the location all they need to do is add a pedestrians friendly walkway from HP, instead of forcing all the residents there to go through the parking garage or around it in a big circle.

i think change the name to jersey city list is a good idea, the webbie can also change the layout a bit. Have a few general sections for news etc like we do now...then specific neighborhood sections, ie: downtown, greenville, jsq etc..

bump, does anyone know what is going on with this project? after the whole fanfair ceremony and promotions, NOTHING happened.

It's such an eyesore. I am no expert on historical buildings, but is this building really tha special? isnt it just a warehouse.... I dont mind if the just level it and put some green there, it will be a lot cheaper too.

ditto, i havent gone back since they towed my mom's car when she was visiting me from out of state and had a PA license plate. I think cars should be towed if they are parked illegally, but the situation over there is just a scam. They literally had lookouts, and the MINUTE the person leaves the car they would come charge in, load it up and run away, almost like stealing a car.

Anyway goto stop n shop in bayonne, it is so much better and a LOT cheaper.

not a mall, but a market type setting would work great. Where people sells fresh fruit/veggies/seafood, with restaurants around it.

Or level it and put a park with water fountain there, it would do wonders to the landscape.

Either way i wish they would start, after the ceremony i dont see any progress at all. It's such an eyesore in otherwise a picture perfect view...

both sides are on welfare. The tenant expects his rent to be below fair value, the landlord wants to change the agreed term of his purchase(property) so he can get more money.

i was just thinking with all the debate around capitalism and find it rather funny. If you think about it, around here if you own a property you get taxed to death, a 400k house with a 10k tax is all too common, on top of paying rental tax if investment. In china, which is a communist country, the government doesnt tax their citizens much. The same 400k (dollar to dollar) property, you pay maybe $100 a year on tax, and if you rent it out there is no additional tax and those are in the big cities, in the countryside it's even much less.

And there is very little tenant protection, if tenant cannot pay the rent, they get kicked onto the street the next month no question asked. If landlord wants to increase the rent by 200% next year, they are free to do so as long as someone is willing to pay for it.

Shouldnt it be the other way around, i thought communism is based on everyone contributing to the state and divide up the wealth. While capitalism is the opposite. Now it seems everything is reversed.

Just some thoughts....

This is wrong, 77 hudson is still at ~$700/sqf, which is significantly higher than the market price for a luxury new construction (including CP).

They dont need a bailout, they need to reduce the price. The abatement only makes sense if the developer has already reduced the price to well below market and still cannot sale, which is clearly not the case here.

There are so much anger and protest, yet nothing ever gets done about healy and his goons, even with the recent fbi arrests. They continue to rule as they please.

also he's the only one who seem to be competent enough to move the city in the right direction.

i wouldnt pick either, both are not ideal.

1) mandalay has deeded parking included, in a slightly better location per my personal preference (mid pt of newport + exchange palce) , however the lobby is a joke and the rooms are small 1br is around 700sqf, and not priced reasonably.

2) shore club is a nicer newer building but it's really not top of the line, it has larger sqf but no parking included in that price


Why only those 2 buildings? you should really look at:

1) portofino 65 2nd st, across the street from mandalay, the lobby is much nicer, larger sqf, same indoor parking, and priced cheaper. 1 br is around 400k 2br around 480k

2) crystal point, top of the line building with 30yr abatement, next to mandalay, last time i checked 1br is around 450k including parking. Only thing is u need to wait till year end to move in.
