Asif, actually I know a lot more about you than I care to based on your responses on this thread. Your first responses in this thread after the attack to was to use words like 'bigot' , and 'racist' to describe people making connections between muslim faith/people and terrorist. Then next was to trot out the standard liberal "oh they hate us because because we did this, that ..western imperilism/double standards" argument. Then for whatever reason, you got upset enough when someone expressed their willingness to defend this country, you had to put out a snippy response, to try and put them down.

There is nothing anything fearful or hateful about making the observation that there is something very wrong the muslim faith because it's adherents seem to cause so much violence and death in a way no other religion seems to do.

I just find it really strange that you got upset enough when someone expressed an interest in defending this country, you were motivated to post something to try put them down. I don't see any reason to be upset at that even if you are for the refugees against islamophobia,

Of course, you would try to ask those kinds of questions because you know that even if someone had answers to them, it would be ridiculous for them for them spell them out on the internet.

The fact that that you see it fit to try and belittle someone who expresses that says volumes about where your true loyalties lie.

Problem with accepting Muslim refugees will not be the refugees that land up here. it'll be be their offsprings twenty, thirty years from now who after having grown in the comforts of western society with the freedom, who will still to need find a reason to get angry about western imperialism or this or that

Apparently there were a lot of supporters taking to twitter and social media to express support for the attack. Who knows how many of those are here in this country. The tech companies need to work with law enforcement to help them track these people. This cannot go on.

Re: Should tipping be eliminated at eateries?

Friend and left a small tip (maybe 200 yen) a small restaurant in Tokyo this past spring, only to waitress coming running after as to tell us we had left money on the table.

Japan is probably not a good comparison since incredible service very much a part of the Japanese culture. Don't think it has much to do with whether they are treated better or they are proud of their job.
Edit : sorry if you already knew that because you're Japanese.

Atsushi wrote:
In Japan, there is no tip at restaurant. Most restaurant workers are treated better than they are here, and most do their best not because they want to get tip but because they are proud of their job.

So on one hand, I'm for eliminating tip. But on the other hand, this is America. Not everyone tries to do a good job. So tipping little or none is my only way to express my dissatisfaction. I would like not having to calculate tip every time, but I'm not so sure if I should give that up.

But also, tipping is only for wait staff. What about cooks and management, etc.? How can we express my feeling about the services that I received, except for not ever going back? Actually, if I feel so strongly, I should be able to give them a comment when I leave, which I have done in the past.

So with all things considered, I am for eliminating tips all together.

Anyone here know what are things I need to do and make sure are in the contract when buying a place with existing tenants?

Also what happens to the security deposit? Is the previous owner supposed to turn it over to me at the time of sale.

Thanks in advance

The first two instances occurred after I used the gas stations along route 3 in Secaucus. The latest one after I used it in a gas station in Mawah (Guess it's not exact local). They charged $1,500 at the Gucci store in Woodbury Commons and attempted to charge about $2,400 at BOTTEGA VENETA which ended up being declined , and triggering a fraud alert email to me.

not really simple in NJ where you have gas station attendants and my cursory research indicates some of these skimmers are inside the panel and not very visible.

anyways, just heads up everyone who uses their cards at gas stations.

I am wondering has anyone recently had to deal with instances of credit number thefts after using it in the local area gas stations? I have had to deal with 4 in the last year it basically seems to occur a few days/ weeks after I use the cards for Gas. I have actually decided I am going to stop using the credit cards at gas stations, which is bummer since the bonus reward categories usually include gas stations.

Isn't it more an issue that without the SALE of additional units, the association will never be formed?? That would mean that the condo owners never have a say in anything because they have no voting rights.

Am I mistaken that for as long as the sale of units remains under 75%, a condo association will not be enforced?

If I am not mistaken, then a whole bunch of owners have no right to make decisions about their property! Now THAT would make them very unattractive if one wanted to sell.

I am not sure that's the case. If the second building was going to be built and owned by the developer as rental building, wouldn't it legally be separated from from the building currently standing (the one that has the condo association)? At least that's how it seems to work at LHN and Grove Pointe.

Quote:
It is almost universally accepted that owners are much more desirable when compared to renters. The thinking goes that renters do not care as much about being good neighbors, or keeping up their place of residence, since they are not there for the long term. I don't necessarily agree (I think it varies, based on circumstances, the people involved, etc) but people seem to accept this as gospel

True, I guess I was looking at it from a purely financial point of view

In any case I don't think these guys aren't helping themselves by making all kinds of hard to prove political connection charges public. Better of selling while the market is hot.

This kind of friction between developers and owners seem to be the norm in all new buildings. They eventually work themselves out. We had some issue at Liberty Harbor North in the beginning.

One thing I don't get is why the owners would care that the new units were rentals instead of Condo. Wouldn't having updated, newer units right next door, make your units less desirable when you want sell? Besides the tight supply of condo units is only helping keep the prices up.

Wouldn't count in it being too temporary.
One side of County Road was torn a few months in a similar fashion and put back in the worst way possible. You basically can't drive on that side anymore, unless you don't care about wearing out your shocks. There seems to no one holding these utilities or whoever accountable to putting back the roads back properly.

I think you are overlooking one thing here . These Australians, Chinese and others pay thousands of dollars in property taxes for each year. The property taxes goes to pay for schools, pension funds of the "young families" you are so concerned about. Their own kids don't use the school system here so they don't get anything in return.
If I was young family with kids, I'd happy with this arrangement.

Guess there goes my dream Chipotle Mexican Grill replacing Shah taj. Yes, I know Taqueria is there, it's got great food, However I can only take so much of the the cramped space, the attitude, the low ceilings, the loud music and 80s vibe.

This is anti free market as Vindication said. Chain stores / restaurants because of their scale are able to source their inputs at a much lower price, demand better quality and have sophisticated logistics system in place reduce their procurement and shipping costs. They pass enough of it along, to make a difference for consumers like me.

I don't want pay extra for grocery or a restaurant because Mr Mom and Mrs Pop wasn't able get the best lease rate, or the best price price because they were only buying half a truck load.

I live in a tax abated building and like most people in my building, I don't have any kids but I feel like I probably pay more in taxes for my measly 700 sq feets than those with kids and huge houses. I am not asking any more services. In fact I'd perfectly fine if they did away with schools here to cut down on spending.
