Nicole, if you haven't got the link, please find it below for the entire wards. The full data is not there yet, so I would definitely hold on making an article on the impact on individuals if this is your intention. If your intention is to focus on the process, I believe you have material as per below.

I live in HP area for the record and yes, my taxes are going up a bit though they have already for many years - I guess I have been "planning" for the hike for some time already. But I think we need the full story across JC, not downtown only. And I can't help but notice that the individuals who are getting soaked with huge bills, especially the ones pointed out in the nj.com article, have quite a bit of land and square footage some of which could be put to good use if not already. This as compared to individuals in say Greenville or Bela whose leverage has been less doable.

Good luck finding the right balance..

The answer if maybe. If at the same time, the city banned all disposable plastic bags in favor of biodegradable material, we may end up in a better situation where we are processing our own shit locally - this does not refer to basements filling up after heavy rain.

My impression is that landlords will not be able to raise rents very much, not because of the law but because of the market. There are plenty of units for rent (coming) on the market, combined with the folks who will have to rent part of their house, combined with the downward trend in rents in Manhattan, all of which will put a limit to what landlords can do. I know this, I am one of them and I have seen quite a few lingering for rent signs recently. I can only do a gradual increase at this point.

To me, this looks like some sorts of domino things going around, and I wonder how much coordination (soon to be/ex Christie?) DEP officials did with Suntex and the golf course. You have:
1) suntex giving money in exchange for south and north marina building and restoration.
2) the golf course giving money in exchange for the nature reserve.
3) the state going for the entire development of the western side of LSP with fresh money.

It seems like screw the birds and the picnic visitors in exchange for the "completion" of LSP.

If we sell the nature reserve and develop the west side, there won't be any real nature reserve to talk about in addition to loss of important marsh land. I would be more inclined actually to negotiate with suntex on a minimal development of the southern marina (no parking take over, a sailing school) in exchange for some money for LSP western final remediation and development.

Yeah right, local middle class boat owners, especially the ones that could dock at the south east corners as per Suntex picture. Super middle class indeed... I was sort of giving them the benefit of the doubt as a commercial company with its own interest but I guess no more. Glad our city is exposing and halting all the shortcuts Suntex relies on to push this through including obviously some insider in the current state administration. I wonder what a freedom of information request would give in terms of who did what.

Comments from FLSP. This is public land confiscation plain and simple. Let's call them and remind them of legal action if they attempt to shove "public hearings" between Xmas and new year. If I knew how to do this I would file a Freedom of Information requests for all records between Christie and DEP. Yeah right, it does not obstruct the view, they even had the gall to put the boat slip all the way to the south east corner!! WTF!@!@@!@

You bet I will be there with the jc crowd if they try to pull this. I will also gladly participate in a go-fund-me-like legal fund to fight this. Btw where should I file a complain for neglect on the north marina path?

Another tool below - not sure whether it is the latest version of the senate bill. It looks like the SALT adjustment starts having a negative impact when >40K in property+state tax and it may be less impactful if AMT is eliminated. In any case, the "reform" seems more profitable for investors who buy-to-rent since it looks like there won't be cap on SALT deduction. Imho though, any investment in this area should take into consideration the likelihood of a downward adjustment in rents with more units turning on the market.

I would argue that the landlord had an obligation to communicate each utility bill within a certain time frame otherwise they forfeited their right to 1/3 of it as per the lease. It may be the same as the legal notice to end one lease, 30 days. Yes, a lawyer should be able to answer that.

Exactly. Added my voice today. I would like to know who I should sue next time I trip on the north marina pathway, I nearly fell face first the other day while training. Part of that area is quite beaten down, it was the worse section of the liberty half a few month ago.

I avoid flying out of JFK like the plague too... however I will accept flying back to JFK sometimes if $$-wise better. The A-train connection has been the best in my experience, I have done ubering/lyftying when I hit brooklyn but it has not been a substantial improvement. EWR by all means is so much more convenient.

It is a not easy task. I assume you are talking about an old condo downtown right? Not something built recently - in which case the taxes would more closely reflect the current value? There have been debate about this previously and, as I recall (and Brewster may pitch in), it was agreed that there would be some impact but it would not be big, more in range of 10-15% debasing for the value. This is still a desirable area to live in.

That's why it feels like it will be Grillo 40%; Symes, Hunut, Solomon 20% each. It is no surprise that the Fulop signs are now accompanied with Grillo's quite often. As an independent who will vote for Fulop (the balance vs Healy is positive) but who want to get him in check, not reelect the corrupted old guard, not elect a developer's hand and still want to vote for a person who will represent us all and pursue balanced growth opportunities what are my choices really? Solomon seems the most independent and listening (btw for a "rich" guy he could get new shirts) but could be too progressive on my taxes, Hunut seems a little young. I am edging Solomon but what if I am wrong?

There is a bit of difference between 25% or 50% increase used as an argument and the low single digit proposed rate for regulated increase. I am one of the landlords talked about by neverleft. Small building, very good deal to my tenants, we are close to friends at this point. Yet if my taxes shoot way up, I will have to increase them and it may be 5% for a number of years. I also signed on BM signature paperwork for election. In insight, I wish I could have used it as toilet paper.

Try reliable tree service. They do all sorts of things. I used them to cut and remove a pole in my backyard and they were quite efficient, cleaned and removed everything for a reasonable price.

I have nothing against Rebecca Sysmes, though I would prefer voting for someone not associated with the RE industry or the old guard. James Solomon is my favorite at this point as fresh eye, active listener, with planning experience though I will give her another look based on this information.

I would argue that the taste and calories per dollar you get there is one of the best deal though.. Clemence unique choc-o-pain aux amandes is definitely something to consider prior (or post) the Newport half for example. I am glad they found a better location in the Heights to bake and supply more of Hudson County!

I suspect the reason for the free for all in the cast iron neighborhood is that well, the neighborhood was not one to start from. Now that key buildings and streets are being completed/resurfaced, it is a matter of time before street parking rules get established there. I suspect the city is waiting for a critical mass. It won't be pretty when all tenants there suddenly find out new restrictions. I wonder if the developers have negotiated a timeline to have it roll in progressively.

It is amazing the level of developments...
