I been here since I bought when I received the tax credit and bought. Let's just say I am a happy customer to see the hipsters bombard this place my all knowing friend. Anyway, a friend of mine wants to get into the food business, the place is getting a hype to it as being the place to go for food. As a target place he would want to be west of the station and as close to Newark as possible. I noticed across the street is for rent by owner by Talde, however I did not call to ask what he is looking for.

You pay at closing. Once in contract, it is a legal binding agreement. It legally can not fall through. If you either of you back out once attorney review has been exited, the faulting party will be viable for all expenses due, which could include your attorney fees.

This is the law.

I have been around a lot of agents. I actually did it a bit. In my experience, it seems to me that Marcia Langley was the most ethical and trustworthy of the ones that I interacted with. Give her an interview. Here is her link.

What are the guide lines in 2014? I tried to call the historic department "AKA Dan" and was hung up with a quick hang up without a hello. I guess he was still munching on a bagel and coffee...

Anyway the last document I can find on the net is from 2001 and its borderline ridiculous. So here goes

1. if I am in a historic area, that does not have the original architecture, would I be able to change a wood gate to a cast iron gate and

2. Would I be able to go from wood stairs to masonry without having to kiss the town's ring in 2014?

Please let me know what you have heard and ...

PS please keep it serious and do not attach it to the best JC thread of all time.

And all of that makes sense. Unfortunately, Italy is in a rather tough group as well and don?t have the strongest team. I happen to think they?ll win the group, but they could just as easily bomb out early due to their typical slow start.

Italy will be stronger than believed... They have 2 of the best strikers in the tournament... Hopefully they will not have to shift to a two striker formation throughout the tournament, but it would be exciting if they did.

First Home Depot out sources to contractors that bid on your job... might as well find a reputable in town contractor that knows how this town "operates." A girl in Weehawkin went that route and was unable to get clearance and close the walls to her bathroom for over a month.

Second this has always been my goal, they are hard to find. This would cost at least 500k for the two units, if they needed to total gut work. The construction will cost you between 80-120k. Right there you are looking at 600k altogether. The best way to do this, would to buy one, lease it for a year, than purchase the other one to live in. You will be able to secure the second loan because the bank will take into consideration the other unit is occupied. The only problem is that the second mortgage will be higher. Once this is all done, you can start getting the paper work done. If you find a property that is in the vacant stages in the area, please feel free to share. This might be the only way it can be done, and if over 50 percent of the owners of the condo units would like to do this, the bylaws would allow it. Feel free to pm me.

She teaches a lot of classes there, and is really good at it. I am sure she does one on one sessions as well. Have the person interview her to see if they are the right fit. I will say this, she is results oriented and tough. Definitely give her a call.

That's the one.

We used Capital and are very happy. Our roof was substantially cheaper per sq ft than the quote you got even though it was a 'tear off' (all old layers removed) but it did not involve replacing roofing deck (ply wood) / beams.

Price depends in the roofing material and guarantee though. Some roofs have 10 year warranty and others 25 years, so ensure to compare apples to apples.

Two tips:
a) have the roof painted with silver roofing color when you put down the roof to increase comfort and reduce A/C cost. Under circumstances a cheap add-on.
b) in the quote, specify the cost per sq ft should they need to replace any part of the underlying roofing deck That way you both know the parameters / cost for any additional work.




I wonder how they make prices... Capital came in higher when I priced. I guess luck of the draw. Either way both are known to do real good work. Just make sure they rip off all the old stuff. Otherwise you will continue to have problems.

I have used S&S... and replaced the roof 2.5 years ago so due to inflation, it could cost a bit more. It cost between 11-12.5k The would was completely removed and replace... my roof was about 800 square feet although the apartments are about 670 square feet... if your apartment is 600 square feet, your roof square footage will be around 850 square feet.
