Agree with brewster.

Remember, the commission is usually split between the brokers and amounts to one month's rent in total.  if the rent is $1.5k/m, who takes time for that?   When I was looking to rent, it became very soon clear to me that renting was not a realtor priority.  Now, as a landlord, we do our own leasing for the buildings and multi-families we own. CL, postlets, etc., are good tools.  You want to have an active tenant, someone willing to conduct the research.

And, the social interaction throughout the process is the best gauge of the tenant's quality and trustworthiness. Missed appointments, crazy texts, silly questions tell you a good first story.   The desperation is a good initial gauge of low credit rating or problem with previous landlords.  And as a prospective tenant walks  through the door, you know what kind of problems they will pose.  

No realtor can do (and will do) that level of vetting for you.

This may true. But, you know what else s SUPER annoying about that school? The overly entitled douchebag parents that double and triple park in the mornings to drop off their little bundles of joy. Incredibly, the situation is made even worse by the hapless crossing guard that loves to act as a traffic cop and knows NOTHING about efficiently keeping traffic moving.
It is much worse with the Hamilton Park Montessori School at the corner of 8th and McWilliams. That cohort of completely ignorant douchebags that drop off their little snowflakes quadruple parking at the corner, blocking traffic in both directions while bumping into parked cars while trying to parallel park their boats deserve a special place in hell ... oy, they live in jersey ....

We were there last weekend and walked away with the general impression that the place needs more than a few months to get its act together, because:

1. The restaurant was not full, but took the hostess several minutes to seat us. Bad omen.

2. The food tasted fine, but we had to wait for over 40 minutes to get the appetizer/salad. Not good.

3. The service was ok, but the kitchen needs to figure out who ordered what. Growing pains.

4. My wife got sick off the food. Disaster.

It is an unsightly building. Reminds me of a stalinist residential block where the builder ran out of money and had to improvise.

I am not sure how much the 300 planned residential units will further tax our decrepit water and sewage system. But I am sure it will not improve the flow of water and sewage.

It will definitely make parking worse. They promise 240 parking spots, but will that be sufficient? Some residents may actually have multiple cars. Assuming each residential unit has one car - that means 60 cars will have to park on the streets where it is a real problem finding a parking spot in the evenings.

What really concerns me is the height of the building. That park that the developer is promising to create may actually end up being a dark, sunless place that is perennially shaded by the surrounding buildings. This building will be 190 feet tall ...

This is a behemoth of a building that is bound to destroy a historically fragile neighborhood and diminish the quality of life people in Hamilton Park and the surrounding area have learned to appreciate and enjoy.

This large scale building that does not fit well with the historical fabric of the area may actually reduce the value of residential real estate in the surrounding blocks.
