So that's what was happening! I was waiting for the #123 to NYC for a friends party, and saw ambulances and unmarked cars whizzing to the corner - where Palisades Wine & Liquour is, my favorite store practically.

But I have to ask - WHAT is happening in the Heights!? It seems to be getting scuzzier and scuzzier by the day. And Hutton Street, at least between Palisade and Webster Avenue, always seemed quiet - our only arts venue, The Distillery Gallery is on that block, and the nicest condo loft conversion, too.

What do folks who also live in the area think? I saw there is a community group - "Heights Hope" - that meets at PS8, I wonder if it makes sense to start attending?

So the guy from 'Realty Appraisal Company' was here this evening, inspecting my condo for the JC revaluation! Perfectly nice and friendly, should I worry though, that the inspection took 10 seconds?

Yes, my kitchen is IKEA. AND I have a (OK, small...) loft NOT a studio, thank you very much! LOL I suppose it bodes well for my taxes being revalued down, but still, should it pain me he didn't seem that impressed by my place? Where is this all going to lead?

Cars for the most part ignore the "stop" signs on all the North/South streets between Palisade and Central Avenue, but really speeding happily seems to be rare.

Was it really late when this happended? Drinking involved, I would guess...

I'm small town, Western Massachusetts born and raised (yes, it was as dismal as you might imagine...) - I can't imagine going from there to Jersey City trying to escape...

Even my Mom and Dad haven't heard of Wayland, MA.

@ mphre - how is your search for a managing agent going? We have gotten proposals from 4 management companies: Startower; Hudson; MEM; and Community Services Corp.

Our next step is to contact the references they provided - what would everyone suggest as the 5 top questions to ask the references? Thanks, all!

Condo garage door repair/replacement?

Our condo garage door - an industrial metal rolling door, installed when the building was rehabilitated in 1989 - is giving tenants living over the garage entrance problems due to the noise and vibrations, and seems to be at the end of its service life. We are getting estimates to repair, or replace components or the door in its entirety. Can anyone give a referal to a contractor or supplier? Thanks!

I looked at a lot of places with my broker on this block. Yikes! It seemed - during the day, at least - to be a pretty nice area. In retrospect, I guess moving to the Heights was the wiser move. While not as pretty, I feel totally comfortable on Sherman Avenue.

What do people think of this latest initiative? Good start or not enough? Given that a lot of housing stock in JC is condominiums - and the Heights seems to have an oversupply of condo conversions - will it be a boost for our area?

I would like to try to take advantage of this myself, and will post what I find out. Any advice, experiences to share, etc., will be appreciated.

What made you move to JC heights in the first place?

It seemed like a good idea at the time? Actually, I had spent 6 months looking at apartments in Upper Manhattan, the far reaches of Brooklyn (where one would expect, on my budget...) mostly studios, tiny 1 BRs, wrecks, etc. When my broker showed my my place in the Heights it felt perfect! Also I have a friend who lives around the corner, and a co-worker who grew up on Ogden who said good things about it and it was doable without a car.

I could get used to the cultural/shopping isolation, knowing NYC was close by and accessible, but now...

Now then - supposing things don't change, come up, what have you. Where do I start? Call a realtor? Wait for the re-val? Appraisal?

I've lived in the Heights for a little over 3 years, and am increasingly discouraged (the end of 10/99S service from NYC being the final straw) with inaccesibility, dirty streets, boarded up buildings, and what seems to be an increasing influx of really low-class 'elements'. I would love to try to move downtown JC or Hoboken, but I'm a first time homeowner and am not sure how to approach selling my condo in Heights. How do I realistically assess what its worth, how to market it, etc.?

Or does renting it make more sense? I LOVE the place - a small loft with high ceilings, quiet, lots of light, but no true BR - sadly a bad match for the typical Heights demographic.

Ideas or suggestions?

There are LOTS of citywide issues that need serious discussion. @ RBNYFAN - I second your additions, but disagree things always end up being soundbite issues. What we need are "umbrella" issues that are attention getting, and link a variety of issues. Here are mine:

WE NEED A HEALTHIER, MORE BEAUTIFUL JC
-filthy streets and sidewalks, dog poop everywhere
-too many driveway permits = less greenery, dirtier air
-dedicated bike lanes
-make real progress on at-risk historic assets (6th Street embankment, Bergen cut, cobble streets)

-traffic calming
-honest explanation of crime stats vs. fear mongering
-volunteer bank

YES! Jersey City needs bike lanes, those of us with bikes certainly deserve bike lanes! For health and recreation, I often take mine down to Hoboken and ride around, and having a dedicated bike lane makes all the difference in the world.

The mapped bike routes in JC are a waste of money, as they provide no real benefit for bicyclists. A bike lane provides that extra space for the bicyclist and a visual cue for the automobile driver, that enables a safer sharing of the road. Jersey City drivers - like NYC drivers and Hoboken drivers - are not now NOR WILL THEY EVER BE respectful or concientious of pedestrians, bicycles, other drivers, or pets, the safeguards and laws have to be put into place.

This is something the city government must take initiative on, much like DOT Commissioner Sadik-Kahn in NYC, to provide this much needed amenity, or JC will continue to lag behind as a 3rd rate urban living experience.

This is a very interesting article, which seems (to me) to sum up what is broken in our society and financial system, that the Zucotti Park contingent is protesting about "The Reign of the One Percenters"

While wordy, and maybe too wistful for the "good old days" of creative types running the show, it's a damning indictment of our modern financial services sector, and how its damaging our society.

As for those of you criticizing the 20-something hipster/protestors - are you kidding me? Who else is going to be out there? While they are clearly the "entitled" generation facing up to having to live in a world with fewer, worse options, their disappointment is genuine. I don't blame the rest of us who are too busy trying to hold onto our increasingly valueless homes, investments, undercompensating jobs, to get out there and try to make the world a better place.

Am I wrong about Managing Agent's role in condo?

I am on the board of our 50 unit condominium building in the Heights. Some of us are very unhappy with the managing agent's/company's performance, other board members less so, so there is no consensus on whether to find a new managing agent.

Before I press the issue, I want to be sure I'm not expecting more from the managing agent then is realistic. Ours gets bids for repair work, and deals (effectively) with the JCFD and other regulators. However, I would have expected they also manage the super, respond to noise complaints, deal with owner's renting out their units (i.e., make sure tenants are informed of rules, move-in procedures, etc.).

What are your experiences? What should we really be expecting? Thanks.

Don't laugh - I know the Heights isn't anyones idea of a vacation destination LOL. But I would love to invite my brother & his family down, and don't have room for them all. My brother & sister-in-law are very low key, amiable vegetarians, and would enjoy a B&B while the kids bunk with me.

I'm on Sherman Avenue between Franklin and Hutton. Any suggestions?

A 1/2 billion on top of a 10 billion budget shortfall may not even be noticeable. Still, in NJ this probably means more taxes or less of something else. Any thoughts on how this may play out?

Now, I don't have kids myself, but am a product of public schools and am a big believer in paying teachers what the deserve. But I've never understood what this means:

I've wondered that myself. It seems like JC's political establishment either doesn't want or actively fights against having a modern urban appeal - functioning mass transit; more pedestrian friendly/less reliant on cars; emphasis on attractive streetscapes. We get more ugly development, more strip malls...

I'm all for H&m, though! It takes some poking around, but I have found everything from suits for work to casual sneakers there that everyone thinks I spent a lot more on!

IF ONLY! I live in the Heights (Sherman Avenue & Franklin Street), according to Google Maps it is 4.8 miles from my place to my office my City Hall Park in Manhattan, and should take 13 minutes... of course, what with traffic this will never happen. Still, my commute routinely takes 1 hour to 1 1/4 hours on the #87 bus and the PATH, only slightly faster than walking.

NJ seems to be so averse to ANYTHING that makes the state more mass transit/bike friendly - does anyone imagine this ever happening? Who should we write to?

Exactly! If public transportation isn't good enough to get them around town, they should improve public transportation! Or ride bicycles!

While it pains me to defend the JC goverment in its entirety, I'm sure there are City employees and officials who do good work, and for whom an official car is a necessity.

Hazium - for now I am choosing to live here (in the Heights, no less!) without a car, and would love to agree with you! But if you take anything beyond PATH, mass transit seems completely hopeless - the busses too easily thrown off schedule by traffice, roads are ATROCIOUS, even my hybird bike is falling apart after a few seasons on our streets.

Jay_Res - I found two points raised in the article particularly telling - one was the comment about tight Federal deadlines, and the other was this description of how the project was structured: "State officials hope to weatherize 13,381 homes, mostly by working with 22 local agencies. The agencies make purchases and perform the work, then apply to Community Affairs for federally funded grants."

In other words, you have local agencies responsible for nearly 700 home renovation projects! Not only that, they have to perform the work in advance and be reimbursed. I am not at all surprised by this. What are these local agencies? Did anyone ascertain if they had the capacity or experience to manage this many projects?

Do we know what other requirements, restrictions, etc. the Feds put on the funds? I know from experience the HUD CD Block Grants come with many restrictions.

When I moved to JC from Manhattan 2 years ago, I was determined to be true to my committment to being pro mass transit - this meant relying on busses, the $1 vans, and my bike to get around locally as well as in and out of NYC where I work (of course, not being able to afford a car on top of my condo only reinforces that LOL). I keep asking myself, WHAT WHERE YOU THINKING?!

What I like about Hoboken's plan is it is about incentives, some of which are could be implemented here in JC. I am curious what everyone has to say about why JC seems to be so mass transit UN-FRIENDLY? Is it the Politicals? Lack of money?

I live in the Heights, but have a prior committment. I haven't had much contact with Rothman's office, but have generally agreed with his voting record. Anyone have any thoughts on what his competitors may have to offer?

It's attitudes like this that are going to keep Jersey City an ugly, second class city. Jersey City has the potential to be much more than ugly, Staten Island style townhouses - all garage, so people can store their junk and still park the mini-van out front - congestion, and environmental degredation. Not to mention overtaking the City's infrastructure and ability to deliver services which will in no way be covered by whatever real estate taxes these properties bring in.

The Embankment, the Powerhouse, the cobblestone streets, the loft buildings in PADNA, these give Jersey City a sense of place. We need leadership to cultivate an appreciation for them, and turn them into something!

Recommend a dry cleaner in the Heights?

I am looking for a reliable dry cleaner in the Heights (I am on Sherman Avenue, between Franklin and Hutton). While there is a laundromat with dry cleaning services practically next door, their command of English is not good and repairs don't get made - and sometimes I get the feeling they don't even know what a suit is...

Anyone have a good experience with someplace in the vicinity? Thanks!
