The first restriction is a bummer. Tenants should be able to sublet with landlord's permission.

But amen to outlawing full apartment building rentals.

There's a building on 1st Street that was advertised during construction as "New Luxury Rentals Coming Soon." Since opening, the entire building has been operating as an AirBNB hotel. A dozen units, off the table to long-term tenants.

The absentee landlord never intended to rent these apartments to actual Jersey City residents, and duped the city into giving him a hotel construction permit for the relatively cheap price of an apartment building.

In addition to lowering the number of available units and pushing the prices up of those that remain, this building's visitors are not neighbors. They are transients who do not treat the neighborhood with respect, and there is no landlord or resident on-site to oversee them. Ban this nonsense.

Of course there is a way to get this implemented, assuming in terms of technology. But, it will never happen: first of all, you would have to get the PA on board, and given the mayor's previous antics, that is not going to happen. Also, this idea would be easy to defeat: anyone wanting to cut through JC could simply shield their EZ-Pass sensor prior to getting off in a ramp that leads into JC, then unshield it when approaching the Holland Tunnel. Also, what about cars that don't use EZ-Pass??

The idea sounds good until you realize that it really would be a mess to implement and enforce.


Drivers couldn't outsmart it if the actual toll readers were moved past exit 14C, to the fork, so they get ding'd (and charged) at Columbus, LSP, and the tunnel. Now that readers don't require an actual toll booth, it's not a huge ask, infrastructure-wise.

And then the reader at The Holland Tunnel is outfitted with a second reader, just for this purpose. Covering your easypass at either point means you just jumped a toll, which carries a much greater fine.

The PA could say no to the second reader, sure, but it would look like the petty payback it is, since that device would cost pennies.

When I heard Fulop was floating a congestion pricing plan, I thought FOR SURE that meant he was going to add a surcharge to anyone who gets off the turnpike at LSP or Columbus, and then roars through downtown to the tunnel.

It would be simple: Anyone whose EasyPass dings at those exits, and then hits the tunnel within say 30 minutes, gets hit with a surcharge that goes straight into JC's coffers.

But no, that's not his plan at all. His plan is ass-backwards. And the most surprising thing is that I'm actually surprised.

Cities all over the world have used food halls to attract people and developers to forgotten areas of town, and led entire revitalizations of some areas based on that. Our waterfront has what is arguably the most impressive and coveted view in the entire world, and we somehow don't capitalize on that. Heck, the most recent venture to take the "risk" of opening by the waterfront (Lutze) opened with a crappy (and overpriced!) beer selection, and still manages to get packed on sunny days. A well executed food hall concept should be able to do just as well.


There's a food hall way over on the far western edge of Hell's Kitchen that's become a pretty hopping destination. It's blocks away from the scenester neighborhood, and looks like they made a good gamble.

Without this restriction, easier-to-expand platforms like Newark, Harrison, JSQ, and 33rd Street could accommodate longer trains, and riders getting on-and-off at those stops could congregate in the cars that won't open at other stations.

This would alleviate a significant amount of crowding, but alas.

Steve Nuding retired, but I believe he dealt almost exclusively in Marvin Windows. He replaced a couple of my Harsimus Cove neighbors' windows, with no rebuke from the Historical Association. They are WAY more satisfied with their results than we are after going the (more expensive, more time-consuming, ultimately lower quality) restoration route.

So maybe find out who's the current Marvin dealer/installer?

the NYC police horses are treated like gold. I just don't see the crack Jersey City force stepping up to that standard, and I feel sorry for the horses already. (this based on how many times I've passed a police K-9 SUV with the dog left in it alone, losing its mind and barking its head off.)

plastic over windows is a game changer, especially in old buildings. do it. buy extra-strong tape, as the stuff that comes with the window plastic is lousy. you might have to spot-fix your paint, come springtime. seal n' peel removable clear caulk adds another layer of draft protection.

we also lay down extra area rugs (as we're over a chilly storefront, with zero insulation between our wood floors and their tin ceilings.)

since the heat in our place is uneven, we keep the thermostat set to 63, and use oil-filled electric radiators where needed. our winter PSEG bill is always lower than our summer one.

These guys will always have a place in my heart for how they reached out to the cat rescue community when Cookie got evicted, and then threw a bagel party at Fussy Friends after Cookie's successful adoption.

They are good eggs, and I like their bagels, too.
