You summed it up perfectly, I thought they were supposed to asses the hvac, condition of the bathrooms and kitchens and any renovations according to the letter I received. I guess those things matter less now.

We are in the cycle of the full moon which makes the tides higher combined with the Cat 5 wind from the storm. I can conceive of a 62 ft wave out on the ocean but not sure about a wave that big making it to land.

Call the tax dept. they have the details of your tax abatement on file. They are usually very helpful in explaining the details of your abatement which is better everyones hearsay on a message board.

I've been donating my clothes to St Lucy's there are clothing bins in the lot behind the shelter. I don't know if suits would be useful to their clients but it might be worth a call to find out.

There's the compressor, the thing that actually makes cold, and there's the controls that tell it when to go on and off. The Compressor has a motor that you can hear start when it needs cold, and stop when it's cold enough. That's in addition to the quieter fan motor.

The compressor has no slightly on, it's either on or off. If your compressor is running, and the tubes behind the filter are getting cold, then your compressor is OK. If you can't get the compressor to run, or it gets cold but turns off too soon, it might be just a controls problem.

Honestly, I just don't think a window unit is worth agonizing about. Even a fridge isn't worth replacing the compressor. I did it for a side by side, cost $400 and it crapped out just after the year warrantee. Controls are different. I just replaced the computer AGAIN in my 9 year old fridge that wasn't keeping cold, cost $120 for the part, youtubed the procedure that was easier than swapping a PC motherboard, and it was back working perfectly.


If this is the problem the parts and labor will come close or equal to what you would pay for a new mid price ac.

Sounds like a failing compressor, go to YouTube and put in you make and model along with the basic problem, such as not cooling and see what comes up. If it is a simple inexpensive fix the video can tell you how to fix it.

You could be right and I hope you are, I'm expecting at least a $10,000 hit. Do the people who set the ratio each year, the guess of how the total value of all the ratables has risen, know their business or not? How close they were determines how much of a rate change to expect.

Either way this needs to be done. I hope all of us that are here nine years from now keep a vigilant eye out and don't let a delay happen again.

When I lived in Manhattan I always went to Fairway, it was a great store many years ago. Recently I went to the store in Paramus and visited the Chelsea location, I was very disappointed. Perhaps I got used to shopping at Whole Foods and realized Fairway is not keeping up with the competition.

I stopped by today and have to say I understand why my family in CA love this place. The seafood was very fresh and there was a good variety, and the same can be said for the hot prepared food. I can see myself getting fat from the hot dim sum bar. A great addition to JC.

I spoke to them when I was looking for a contractor to renovate my kitchen. If you are ok with an Ikea kitchen which is the only brand they will use then go with them. If you want better materials in your kitchen avoid them.

All the units are small, I guess that's the new normal for new construction. Urby on Greene St the 2 BRs are only 870 sq ft.

The floor plans look nice the only discrepancy is they indicate the largest unit is 2br/3ba but I was hard pressed to see a third bathroom unless the consider the washer/dryer the third bath or 1/2 bath.

It's totally doable DIY, I've done several similar doorways, but it's not for beginners, which the OP sounds like. In fact I'm dealing with one on my current reno, a 42" x 92" opening. I have no idea what was there to begin with, perhaps french doors, but it's an awkward width for them, you'd have to open both because 21" is an uncomfortable squeeze for a bedroom door. What I did on another floor was make an 80" transom with a flat panel and bring in the sides with lumber & molding to create a 30" doorway.

Another unit had a 60" wide archway with no doors. I added jambs and used flexible PVC moldings to put a jamb and stop across the arch. I then took hollow core doors, cut them to fit and glued in lumber where it was hollow on the arc.

Nice work Brewster, I couldn't DIY it which is why I used a contractor plus I couldn't see myself working a day job then coming home to construction. Perhaps you are in the wrong line of work you could make a very good living doing work like this.

I agree with Brewster, hire a professional to do this it is not DIY project. You can price out the track and most of the materials at Home Depot. I did mine years ago so what it cost me wouldn't be relevant to today. Just getting the doors aligned will drive you crazy. Measure the space so you have a better idea of what will look good in your space.

I installed double pocket doors, I asked the contractor to get the tallest doors that were available. they also have a latch to lock them. I can utilize all the space near the doors and it makes the room feel larger and it soundproofs both rooms.
