The City of NY has a residency requirement for all their workers. Granted they have the boroughs which adds lots of choices so that rule may be too restrictive for JC. But positions whereby the city hires at the trainee level as with police & firefighters, it's doable.

<<< Jersey City, which has made payouts to 343 retirees since 2010, will continue to pay for unused leave payouts until Christie and lawmakers act, Mayor Jerramiah Healy told Bloomberg. >>> That's not true. The city council could pass an ordinance capping the payments at $15,000. The City of New Brunswick has had that legislation on their books since the mid- 1980s'. Consequently their bonding has been zero.....

Dennis Doran does a great job describing the history of various places along Ogden Avenue in the Heights. No surprise but the area has a colorful history and Dennis knows his stories. Re: Need Help With Oil Tank Removal - Recommendations?
#36
Just can't stay away
Just can't stay away

In June 2008 I had my 550 gallon tank removed & replaced it with a 275 gallon interior ROTH tank for about $3500 total. They got all the permits etc.... I used Oil Tank Services Inc. in Westfield NJ, 908-518-0732. They did a great job. Getting the new tank into my cellar was a huge hassle since the doorway into the cellar was a little too tight but the owner spent the time and dismantled the door frame. He did a nice job. Luckily the door is in my tenants' closet.

If I were ever to do it again, I would fill the former tank hole with gravel and not rock dust. MY tank was in the front yard like most and I had pavers over it. The price included the rock dust but next time gravel and I'd let it settle for 6 weeks and then get a load of rock dust, let that settle and then replace the pavers.

MY tank was functioning and solid.... They do bang around in it so much that if there's a weak spot, voila... a hole.... It happened to my neighbor.

Talking Politics- Special Election for Council Person for Ward B - The West Side of JC on Tuesday, November 2nd.

Meet 3 of the 6 candidates running for the unexpired term of former Councilman Phil Kenny, who pleaded guilty last October 2009 in the Solomon Dwek round up. Meet Earlin Thomas, Diane Verlingo and Esther Wintner. The appointed incumbent David Donnelly cancelled since he had to baby-sit his niece & nephew! No surprise to me.... I never heard from Raymond Skop and Isiah Gadsden. The election is Tuesday, November 2nd. Please tell your friends in Ward B to vote! The city needs the best candidate in that seat. We have serious problems, take a look at your tax bill, and need an independent thinker.

TOUR OF THE JC MEDICAL CENTER
Voted as the #1 over-all New Jersey hospital, in the under
350 beds category, by Castle Connolly!

This is an informative show on the new Jersey City Medical Center located at Jersey Ave & Grand Street. In April 2010, the JCMC was voted as the #1 over-all New Jersey hospital, in the under 350 beds category. Castle Connolly polled all the NJ doctors! For a hospital on the ropes just 3-4 years ago, that's a phenomenal turn-around! According to "Inside Jersey", April's edition, JCMC rated #6 in breast cancer treatment, #3 for Prostate Cancer, #2 for Pediatric Cancer, #2 for Coronary Bypass, #6 for Hip/Knee Replacement, #2 for Congestive Heart Failure, #1 for Stroke, #1 for High Risk Pregnancy and #1 for Neurological Disorders. That's incredible! The hospital is also turning a profit, which they intend to plow back into an expanded emergency room. Meet some of the doctors & nurses... Great show!

Vote Tuesday..... BOE Endorsements....
#40
Just can't stay away
Just can't stay away

My 2 cents - Endorsements for BOE
In my 27 years as a homeowner and taxpayer in JC, I don't remember ever voting for a great candidate. It's always been trying to select the ones who will do the least damage, won't sell us out for a few bucks nor are beholden/ puppets of the County or know nothing. This election is no different. In these times of major cutbacks in state aid, which as an Abbott school district and an on-again- off- again Distressed City ( JC ), the stakes are high.

As the state has turned over jurisdiction of the JC schools back to local control, the unabated JC taxpayers are being forced to pay a greater share of the $619 million budget. For years activists such as myself have been complaining to the City Council to stop with the tax abatements since tax abated properties pay no school taxes and all monies go to the city, which has been squandered in uncontrolled patronage. We knew this day would come.

Our school taxes will be going up another 10% effective with the new school budget, which begins July 1st. The teachers have been without a contract since September 1, 2009. In light of state-wide cuts in state aid to schools, which impacted JC with a loss of $27 million and we were lucky, their demands are unconscionable. Demands for annual raises of 4.35 to 4.7% for a four year contract are unsupportable. This coming school year alone there will be over 350 layoffs plus a 10% tax increase. Governor Christie has stated that he'll cut state aid even further if contracts with greater than 4% raises are awarded. Now JC taxpayers only pay about 16% of the budget, which has been going up. The lion's share of the school budget is paid by the state. We can't afford to piss Christie off and quite frankly if other school districts are renegotiating their contracts and teachers are agreeing to a 1 year salary freeze, why can't Jersey City's? Are we richer than Montclair and other suburbs, whose teachers agreed to a 1 year freeze? These suburbs are pretty fed up with carrying the Abbott Districts like Jersey City.

We need board members who will stand up to the teachers' union like Jerry McCann (11A). By orchestrating the defeat of the contract, the teachers, under recently passed state law, will pay a measly 1.5% or on average $750 PER YEAR for their insurance but we save $4 million in health insurance costs! Listen I don't care for his personality either but these economic times demand tough people who can read a budget and financials.....

My second choice is Sterling Waterman (3A) who regularly attends Board of Ed meetings so he has some idea what's going on, unlike the other candidates. My only reservation is that now that he's supported by the Teachers' Union he is anti- school choice. The charter schools on average get about 67% of the funding we spend on regular (non-special ed) students. Many are doing a fine job.

As for third choice.... I'm torn.... Carol Lester (5A) is a former charter school board president but buckled too easily in her support of the teachers' union and no cuts in teachers. Admin cuts will not close the deficit. It's been repeatedly mentioned that over 1,100 teachers have no classroom assignments Plus the district spends over $30 million in consultants. Wonder how many of them are "rubber room" teachers who have complaints filed against them? Dr Epps is ultimately responsible for this.
Terry Dehere ( 4A ) voted No on the teachers' contract , which is good, but on TP when asked about Dr Epps's performance he thought he was doing a good job. I disagree and feel he should be replaced when his contract is up 6/30/2011. The teachers' contract and extending Dr Epps' contract are 2 issues that the next board will be voting on immediately.

The school board election is Tuesday, April 20th.... PLEASE VOTE! It's a LOW turn-out election so EVERY VOTE COUNTS. Last year only 5% of Jersey City's electorate voted.

Talking Politics TV show-Saga of Nidia Lopez, 11.25% tax increase + Crystal Point sweetened tax abat
#50
Just can't stay away
Just can't stay away

Saga of Councilwoman Nidia Lopez / the 11.25% tax incre while the Crystal Point tax abatement gets reduced

On July 8th, the city council voted 8-1 in favor, Fulop voted NO, for a 11.25% tax increase on the city's portion of our taxes. Three weeks prior to this vote, the city council voted to extend the Crystal Point tax abatement from 20 to 30 years and reduced the taxes paid to the city by 31.25%! They get a sweeter deal while we get a tax increase. In this economic climate, there has been no belt tightening by the Healy Administration. No layoffs of the bloated administration, they just raise our taxes....

As reported in previous emails/ TV show, our school taxes are going up this fall by 8%. As for the County, expect an increase which always happens after an election. Saturday, July18th, at the Fulop pancake breakfast, Tom DeGise, the County Executive, would not say how much JC was going up but used Hoboken as an example and they're looking at 10- 11% !! Wow! and for what????

Voter apathy, fewer than 16,000 people voted for mayor for a city with over 250,000 people, got us 4 more years of the same, inept Healy administration. BTW, Fulop mentioned on Saturday that about 6,000 votes were cast for mayor but for no one else... Strange isn't it that a person would not vote for their Council person but only for mayor. To me it sounds like voter fraud.... 6,000 out of 16,000 is huge...

If you missed the show with Nidia Lopez, the Ward C councilwoman facing charges of non-residency & voter fraud, watch the abbreviated version which follows. Oct 26th is Nidia 's day in Hudson County court. In addition, she just got in the mail a $30k bill from Florida for the tax breaks she fraudulently took.
With the caliber of council reps, Fulop excluded, we have on the council, there's no end to the mismanagement of the city and more tax increases...

Any suggestions for "interviewing" a new management company. Other than lower monthly fees - I'm not sure what else to ask about.

Ask what other local properties do they manage & ask for references. Call some of the board members of those buildings or if you know people in the buildings. Stop by the other proerties they manage & look at the condition of the building.

From what I read the Beacon is on a calender year-end so those June statements were for the prior year. If you saw them recently, then more than likely it was @ 12/31/2008. Prospective condo buyers should never buy without getting the financials.... IT's like buying a house without having an engineer do an inspection.
I called today & they had me call Sheldon Good the auctioneers & I spoke to the project manager. She was to get back to me but I never heard. Hope to tomorrow. I also read it was 3 months of maintenance into the reserve account. It was also presented that way. 6 months would be outrageous.

For those who are interested in buying.... Has anyone seen audited financial statements? Does anyone know how much money is in the reserve accounts?
I'm just wondering if there'll be an assessment after this sale.... All the financial info I got was the 2005 original budget from the original offering statement. That makes me nervous....
I do think the buildings are gorgeous..... The location and that valet parking situation are problems....

Re: Legislation needed requiring people to identify themselves before they vote!

No, it's 21 days prior to an election is the cut-off for voter registration.

No, the polls close at 8pm except for a school board election, then it's 7pm but they open at 6am.

Yes, you can download a registration form from the state's website. I Googled it and placed the link on our Talking Politics website, which took about 5 minutes to find. http://www.state.nj.us/oag/elections/ ... stration-application.html
The instructions are available in 6 languages. You can also use the form in the state income tax packet or register in person during the late nights at the City or County Clerk's office. They're open to 9PM for 3-5 week-days prior to the voter registration cut-off date.

Voter fraud is a real issue. In several of the polling areas in Lafayette there were more votes cast than people who signed in. There were all kinds of incidents of people voting under other people's names plus all the street money. In the Jersey Journal it was reported that the Cunningham campaign spent $1.2 million and Manzo spent $160,000. The final reports weren?t even in yet. I?d say the street money hit a record level.

Hudson County has always been notorious for voter fraud. Picture IDs? are a fact of life. Even welfare recipients get a picture ID with their county case number and address on it once they?re approved. Prior to 9/11 who would have thought you?d have to show a picture ID and get your photo taken just to enter an office building.

The Democratic system is at risk here. Picture IDs? are a necessity.

On the third hand, higher income people are more likely to have and to carry picture IDs than poor people are. Political groups that are more popular with richer people sometimes try to use picture ID requirements requirements to keep poor people from voting.

I spoke to a friend of mine who just retired from the County as an investigator for the welfare dept... When a person applies for welfare, and the County handles all applications for all the towns, the person must come in with a govt issued picture ID card. Once they're approved, by appointment, the County takes their photos & issues them a County welfare photo ID which lists their Social Security number and county case number. He says all the clients he's met have either a photo driver?s license or get a state issued ID because they couldn't cash their checks without them. Now they get debit cards but still must have the ID card.

Let's not keep the fraud machine alive by denying everyone's right to honest elections.
