I can see why many convert to condos.

The info from Zillow, Trulia and the Census does not separate new and old buildings.

I don't know the average rent for a rent-controlled apartment -- a hard but potentially not impossible task, but would take a big public-records request. Did not have time to do that before yesterday's press conference.


I would think it is a simple ask. The article said they combed through 1,290 rent records. The information was already in their hands. If you looked at the average of a rent-control apartment I don't believe you would call it a crisis.
If a landlord renovates an apartment the city gets upset that they raise the rents. If they don't renovate an apartment the city calls them out for not fixing anything and accuse them of trying to force people out.

I also like how they say the average rent downtown. Does that average include the new luxury apartment buildings? It would be nice if they can tell us the average rent downtown for a rent-control apartment. What is the condition of those apartments? There are a lot of things to factor in when it comes to apartments.

Maybe they shouldn't live downtown. Old homeowners are forced to leave because they cannot afford to live downtown. I think the old homeowners stress more over leaving dtjc than a potential tenant wanting to live downtown in a rent-controlled railroad apartment.

It looks like this is all one sided again. I wish the ?unpaid local volunteers? took the time to speak to the landlords to help with the rent-control ?crisis?.

You are both right. They go by income and by comps. Most owners I know don?t fill out those forms providing their income information and copies of their taxes so they get stuck with assessments based on comps. If you want to increase the rents (because of the high taxes) you have to go through the rent control office and file a hardship increase. If you hire an attorney to help you through this process it would cost about 10k.

1985 is a long time. I wish they updated the ordinance and were reasonable (for both landlord and tenant). It has been a $35 charge for a late fee since 1985.

I wish James Solomon worked on updating the rent control ordinance. I think it has been the same since the 80?s. I have ?tenants? who don?t really live in the apartment and have others staying. I am sure they are subletting/Airbnb type. In NY you need to have the apartment as your primary residency. Not here.

The low pressure might also mean one of the old radiators/pipes might be leaking in one of the apartments.

I didn't realize the VNA has that kind of power. Does that mean the developers have to put this project on hold? I was hoping to see this work get started. That building is currently an eye sore.

I believe they were able to get approval for the additional floor because it will be set back and will not be seen from street level.
I don't have an issue with that. I also like that they were approved for 15 parking spots.

I would recommend you discuss this with an attorney. Chances are they have seen these things happen and know the best way to handle this.

I am not a big fan with the current rent control laws. The more I learn about it the more I don?t like it. For example, you cannot charge more than $35 late fee (even if your lease says $50). $35 is not much of a deterrent to get your tenant to pay on time. This in turn doesn?t help the landlord paying their mortgage on time. If you have to take your tenant to court for nonpayment, you cannot charge them ?attorney fees? (even if your lease says you can). In New York, your rent controlled apartment needs to be your primary residence. In Jersey City, a person paying $400 rent can keep the apartment and not technically live there. These tenants take advantage and find ways to make money off the apartment (like Airbnb). The Jersey City Housing inspectors are also only for the tenants. They can send a landlord a violation if a tenant has a small crack on the wall, however, if a tenant has 2 space heaters plugged into a flimsy extension cord (clearly a fire hazard) they would do absolutely nothing. Good luck taking them to court, the Judge will almost always favor the tenant.

It sounds like Bill M. wants to revise the rent control laws to continue to only favor the tenants. To make matters worse, he wants to spread it to those who own property below 5 units. That is not cool. I would rather someone revise rent control from both a landlord and tenant perspective and understand the full picture.

Is this right?

with the example someone gave below.
Zillow estimates its value at $1.6 million. She currently pays around $11,200 in property taxes, and should be paying $30k.

Would this person be able to sell her home at $1.6M if her taxes are now $30k? I would expect the value to go down once the taxes are increased.

I am looking to buy a home in Jersey City. Would you recommend I wait a year to see how this all plays out?
From what I am reading the home values in JC went down in 1988 after the last reval. Was this because of the reval or was it because the market in general was not doing very well (1987 market crash- Black Monday)?

I don?t take the path anymore but when I did (20 year ago) I had the same complaint.

?Many passengers complain of crammed commutes, or having to wait for trains to pass before boarding one that isn?t packed?

It seems like the only thing that changed with the path from 20 years ago is the price hike and the use of metrocards.

Maybe the trains today carry more people than the older ones. I noticed the trains today have reconfigured seating to hold more people.
