Of course cover it up and pretend sex abuse by some gay men does not happen at an alarming rate. This is no different than the Jim Crow area when some people physically abused black people. Their neighbors saw what was going on, but they said nothing. It probably bothered them but their silence added tot he problem. This problem is not just exclusive to the Catholic Church, rapes has increased in the military since don't ask don't tell has become history, and then there are the child actors who are passed around like candy. The people who are quiet on this subject are contributing indirectly to the problem.

With the amount of wealth in Jersey City now there should be no way that we aren't funding our own way in such matters. But with a mayor that is so proud whenever Jersey City expands services without having its residents pay for it self funding is very difficult.

The federal tax change reduces the credit for ALL state and local taxes, and it's slashed it from an unlimited amount (non-AMT) to $10,000. They also reduced the tax benefits of mortgages.

From State of NJ Division of taxation:

'Homeowners and tenants who pay property taxes, either directly or through rent, on a principal residence in New Jersey may qualify for either a deduction or a refundable credit.

The property tax deduction reduces your taxable income. The amount of the benefit depends on the amount of your taxable income, the amount of your property taxes or rent, and your filing status. You may be able to deduct up to 100% of your property taxes or $10,000, whichever is less. For tenants, 18% of rent paid during the year is considered property taxes paid.

The property tax credit reduces your tax due because it is subtracted directly from your tax liability. The benefit is a refundable credit of $50.

You can claim only one of these benefits on your tax return. If you qualify (see Eligibility Requirements), follow the instructions in the New Jersey Resident Income Tax return (Form NJ-1040 1.06 mb) to determine if the credit or deduction will give you the greater benefit. If you are using NJ WebFile, the program will determine the greater benefit for you."

Seems like Federal tax law is simply becoming compliant with NJ tax law.

A fair point, pre reval. But doesn't this mean you're still paying close to $10k post reval at a similar valuation of your neighbors while your neighbors will pay close to $30k post reval? If I have that correct, that's still messed up, just in reverse.

And to someone's earlier point, there is no sympathy for DTJC residents paying the proper tax on million dollar homes while underpaying for many years.

Remember, 1.6% is still one of the lowest rates in the entire state! All the while still making the state subsidize 2/3 of the JC school system. That's a pretty solid deal in my view.


Yes you are correct about the pre-reval vs. post-real flip in the who-is-benefiting category. My re-val is a little more than half-way over. So the way I look at it I'm was getting screwed in comparison to many of my neighbors during the first half and I'm doing the screwing in the second half. Of course when my abatement is over then I'm in the same boat as my neighbors.

In the end though I just wanted to point out that tax abated properties do pay a lot in property taxes. At least I am. It's certainly not nothing.

I've been living in a tax abated 2 bedroom 2 bath condo in downtown for 10 years. I've been paying $10.5k per year in property taxes for those 10 years. Turns out I was paying in many instances more than twice the amount that many of my fellow neighbors who are in non-tax abated properties that are currently valued at $1m or more were paying.
It's a complete fallacy to blanketly say that tax abated properties were paying less taxes than non-tax abated properties by comparison.

I have a tax abatement on my downtown condo. Expires sometime in 2027. I read the actual abatement agreement and the appraisal should not effect how much property taxes I owe. I'll still be paying the same $10,400 or so until 2028.

The first step would be to figure out if you paid AMT in your 2016 federal tax return. If you did then I wouldn't even bother prepaying your property taxes in 2017. Look at line 45 of your 2016 form 1040. If there is an amount there then you paid AMT and you received no federal tax benefit from paying property taxes.

Can you please clarify how someone who normally itemizes would wind up in AMT category by simply paying extra in taxes this year? Please use real numbers/figures and citations.


Sorry. I don't have time to go through all that as if I'm in class and you're the teacher making me prove out my math answer. If you were familiar with the intricacies of personal federal tax returns then you would know this to be true.

Then, when they file their 2017 tax returns in a few months, they will be smacking their heads how they wound up having to pay the Alternative Minimum Tax, ("AMT"), whereby these property tax pre-payments will have offered no benefit at all and in fact will have been detrimental.
