Yeah, there were people who seemed pretty happy about it, some still had there drinks with them while walking back to land. I'm sure the staff weren't to happy, there tips definately went up in flames even if the pier didn't.

I'm just seeing this now after a very strange experience last night at Batello. We got there for dinner around 9pm and were seated for a table of five promptly. After being handed our menus the fire alarms went off. We were told to leave the restaurant immediately and evacuate the pier. Our car was parked on the the pier so we just left as the fire trucks came roaring up Washington St. I have no idea what happened but this story is pretty scary, just thinking about getting stuck out on a pier during a fire.

After having lived in DTJC for 10 years I moved to Hoboken about a year ago and I can honestly say I have no regrets. That Bro crowd you all speak of doesn't live there, some of them show up at night and on the weekend but generally it's young families and professionals who live here. The post-college crowd can't afford it anymore from what I am seeing. Wait until JC has a more robust downtown with bars like Porta and such, you will see the same out of town crowd come in as it becomes more of a destination like Hoboken.

Yes, flooding is still an issue there. There were some structural issues from Sandy with 700 Grove's parking deck. Zephyr had some issues too and owners were hit with a pretty sizable HOA assessment at some point I heard.

I completely agree that if you live in a building with available parking, you should use it, even if you have to pay. Parking is a privilege, not a constitutional right.

The developers can then hold the residents hostage with exorbitant parking fees as the original developer of Trump did. They were charging like $400 a month for parking and you could not get a permit from the city. Eventually they lowered it since people refused to pay it.

Hoboken is known as the Mile Square city but is actually about 2 miles square in size, go figure. You could fit about 10 Hobokens in Jersey City, which I'm sure just the thought of that will send JCListers into a frenzy. Enjoy!

These buildings in the article alone will add 6780 units to DTJC not too mention the additional units being added up-stream in J Square. It's going to get scary at Grove St PATH not to mention what this will do to Newport PATH riders who already are suffering from the crowds who get on the trains before them. At some point this will start to hurt the marketability of these new buildings if people are complaining loud enough about the PATH. We'll see soon enough!

Here is a fun way to see what's out there in terms of foreclosures in Jersey City

http://tax1.co.monmouth.nj.us/cgi-bin ... &out_type=2&district=0906

Select Hudson County and Jersey City from the drop-down

and then type FEDERAL in the Owner Name:field and voila!

You don't know what you are talking about, not all units in Trump have washer/dryers in the kitchen. The 08 and 02 lines have nice stacked Bosch units in a closet outside the bathroom and are really nice layouts with incredible views. I lived in both an 08 and 02 unit myself for several years and it was pretty amazing despite the Trump name (he is a clown).

Re: How will new high rises affect the rental market?

With the WTC Freedom Tower coming online this year I would expect an increase in demand for the luxury apartments near the PATH. Typically these new highrise developers will offer attractive incentives to get people in and then jack up the rents after the first year. I would predict that overall rents will continue to rise in proportion to NYC/BK rents.

Re: Hoboken Revaluation

I have filed a challenge to the reval I got for a place I bought in Hoboken December of last year. They assessed me at more than 10% over what I paid. My assessed value went from 190000 to 787500. My lawyer is confident we will prevail but it will be a while before it gets to court. The city just sent a 3rd party to do an inspection last week. Even the inspector thought their valuation was out of whack. I'm guessing plenty of people won't go to the trouble of filing the challenge so the city wins in that case.

Trump was never rental. They are all sold now as far as I can tell. They took as long as 77 Hudson and others to sell for the same reason, very bad timing in the market.

Trump is a dump!!! I looked at a place in that building a few years back. Wasn't Trump formerly a rental? Have they even sold all the units? I remember 1-2 years ago seeing a sign on the building or somewhere (can't remember exactly) along the lines of 75% sold or something like that and i was thinking to myself why the hell has it taken them so long to sell all the units.

In my opinion, 77 Hudson is quite nice and all around a much better product than Trump, although I personally wouldn't spend the money they're asking.

Also the Freedom Tower is coming online in 2014 which will bring many more high paying jobs to lower Manhattan. I expect the market will heat up in the areas with the easiest access to WTC i.e. DTJC especially Paulus Hook and Hoboken.

F Hoboken.

I have been living in DT Jersey City for over ten years and just moved to Hoboken a few months ago and so far I am very happy with my decision. I know Hoboken gets a bad rap for all the knuckleheads but that is not what I am seeing on a daily basis. We used to go out to bars and restaurants in Hoboken when we lived in JC and now we do the reverse.

It wasn't my intention to buy in Hoboken but there was not much available in 2BRs and a bunch of over priced crap available in DTJC when we were looking. So just for the hell of it we looked at a few places in Hoboken and ended up falling in love with one of them.

I can't tell how much less I hate my commute to 33rd St already, the trains are so much less crowded, I usually get a seat in both directions. In my opinion the Jersey City PATH situation is heading for certain disaster with each high rise, high density building being approved by the JC council. And with development beginning in JSQ it will only add to the misery at Grove and Newport.

Oh yeah, and my taxes are lower than similar properties in DTJC. Let the haters hate!

If you don't, that's up to you.

Doesnt beacon also include all utilities (ac, heat, and electricity) in the condo fee? or is that not the case.

Also is self parking available now and how much is it a month? valet only parking was a major reason we didnt buy there.

Thank you

Doesn't include electricity. Heating, cooling and gas for range are included as well as hot water. They recently began offering self-park options which strangely where more expensive than valet.

It's a little confusing that they call it a roof deck since it is at ground level of the buildings but it's on the roof of the underground parking deck. There are several other roof decks that are on the top floors of the condo buildings which have incredible views of the surrounding area. You can see the Meadowlands and planes landing at Newark Airport as well as the NY skyline and Liberty Harbor.
