Re: Why don't JC restaurants/bars do that well?

People are attracted to different things, it's subjective. I see tons of gorgeous women walking to and from the PATH every day in downtown JC.

It doesn't help that the bars and restaurants on Grove don't do much to cultivate a happy hour / early crowd. People drive or walk by and see nothing going on and aren't inclined to stop for a drink.

For example last November I got married at City Hall at 4:30PM on the Wednesday night before Thanksgiving, one of the busiest bar night of the year, we (about 12 of us) headed across the street to Majestic for drinks and appetizers and were turned away because they said the don't open until 5:30. We ended up at M&P where we they where glad to accommodate us, but there aren't enough seats at the bar so they put us at several tables which was less than ideal.

I have often stopped by a few of the Grove Street bars (M&P and Majestic) on the weekend and found them closed by midnight which doesn't help either.

It's going to be on the street level of the Zenith Lofts building which is the new blue and white building sitting to the left of the Light Rail station at Jersey Ave.

I lived there for a while and it is still very much a work in progress. The units on the Communipaw side are finished for the most part but as you move towards the north side they are in various stages of renovation which is probably what you are seeing boarded up. The developer put the brakes on selling them for a while and was renting, but now it seems that they are selling units and renting. The units are really nice but the neighborhood has a long way to go.

It would be a tenant vs landlord cage match. You try to bully me into over paying for rent and security as I try to choke you with non-payment of rent.

This doesn't sound like bragging:

"I have an uncanny ability to judge people."

"Lets just say I own 40 plus apartments and havent had to do an eviction in over 2 years. They also never pay late.
I have great tenants. Only bad tenats I ever have are ones I inherit from a previous landlord."

Really, a gangsta real estate agent from the heights is calling me out. Come on down to the powerhouse tonight at midnight and we can settle this once an for all, tough guy. I'll have my doorman film me kicking your ass.

I don't feel sorry for any of the Maddof investors either. They all thought they were in a elite club where they could earn returns far above the average without any risk. They flocked to him like moths to the flame. They should shut up and learn form their mistakes. Or maybe should we bail them out too?

Hmmm. This sounds like it could be a big Ponzi scheme, where the bands that play early get paid with the door money that the later bands bring in.

Here is an example of a inexpensive 2BR downtown:

It's $1700 w/no fee, but I'm guessing it could be had for less.

Spring 2009. Does anyone actually believe it's possible to open a bar/restaurant in Jersey city in a few months? I'll buy you all a round of your favorites if they open before the Fall.

Has anyone heard about any progress with the other restaurants opening downtown. There is a orange STOP WORK notice on the doors of the Japanese Hibachi (Teppan) place in 50 Columbus. I walk by there everyday and haven't seen any progress in a while.

"what artists were here before you hipsters moved in?"

Really, you obviously have no clue about the neighborhood we are talking about here, it was mostly artists.

troysmith, what do you call the tax abatements being handed out to these developers you are so worried about?? Are you that stupid.

Are you kidding? Has no one heard of a market economy? I still don't understand why if you're an "artist" you get special privileges. No one forced you to go into a profession that doesn't pay enough for you to afford rent. If there is too little demand for artists, that just means that in a market economy, the supply should naturally decrease. Instead, this is in effect a price ceiling and now there is a deadweight loss that the tax payers and the builder will have to swallow.

This is how the city can try keep the Arts in the Powerhouse Arts District you moron. Otherwise they would just call it the Powerhouse Condo District. It's an genuine attempt to preserve some of the diversity of the community that existed there before it became so expensive and trendy. I am an artist who can afford his rent, who lives there too. What do you do for a living troysmith? I'm sure it's more admirable than arts.

Re: Question on Safety of Brunswick Btwn 2/3rd
Home away from home
Home away from home

Having lived at Brunswick and 4th for many years, I would agree that safety is not a major issue. Random things happen all over town, even in the so-called nicer areas. No-one is immune from that as evidenced this week.

What I didn't like was the throngs of kids cutting through the street for lunch (from Ferris HS mostly) who were extremely disrespectful, littering and vandalizing properties, the side mirrors of my car were broken off several times and my car was broken into once. I often would come home to find the stoop of my building occupied by these kids who would leave their soda bottles and trash there on a daily basis. Other than that the streets around Newark and Brunswick are very loud with sirens and fire trucks barreling down Newark Ave at all hours.

I moved last year and don't miss it one bit. Good luck.

As outrageous as the 4.6 M price is, it pales in comparison to the guy a few blocks away on 1st and Brunswick who put his 10,000 sf place on the market a year or so ago for 8.7 M.

It's ok if you like vaulted brick ceilings I guess and you can afford $5400 a month on rent.

What is with the Reserved Parking Areas in PAD across from Trump
Home away from home
Home away from home

I was wondering what the reserved parking on Morgan St is for. The sign says reserved parking 7am-7pm M-F and is for the whole right side of the block on Morgan St in front of Trump. Who gets to park there and why?? I just moved to Trump and was expecting to get a Zone 3 or 4 (not sure which its is) parking permit from the NJPA, but when I went to get the permit, they told me I can't have a permit if I live in Trump, and I need to pay Trump for parking which cost $300 a month there. I was never informed of this by the realtor and can't afford to pay that amount to just park my car.

It's not legal but predictably safe to park after the street cleaner and the Parking Ticket Cops have passed. I never had a problem in 4 years with that method in downtown JC.

Re: The Foundry - Price Per Square Foot

I wouldn't pay that to live there. There aren't any amenties to speak of, no gym, or nice lobby but the monthly condo fees were pretty low as a result. They are still doing alot of construction there which was causing problems for me with the parking lot, it was a real mess a few months ago when I moved out. Overall I was not impressed with the management of the property, not up to par with the price range.

As of last year around this time the developer stopped selling the units there and began renting them, there has been some turnover in units bought before then.

The last unit I saw offered was a 730 sf 1br for $320,000 which is about $430 sf. which according to the website is still available.

The exact streets that define the Bergen-Lafayette I don't know but the general area is west of the Liberty Science Center. I just moved there myself several weeks ago to the Foundry Condos. So far I love it. http://www.jcfoundry.com

The Light Rail station for Liberty Park is a few hundred yards away which makes it very convenient to get to Exchange Place where I grab the PATH to WTC. My commute time is exactly the same as when I used to walked to the Grove St. Station from Hamilton Park.
