Yup, that's what tells me we're in a bubble, when you'd have to be insane to buy instead of rent. Would anyone spend more than $10k/mo in mortgage on 7th st? Taxes would be almost 2.2k/mo! Could you actually rent it for >$10k? I doubt it. Most houses DT seem to peak at around $6-7k.
what makes you think this is bubble-licious?some people paying #$10K a month for 3-4 bedroom in Manhattan might find this a very good deal.

7th & Monmouth ain't Manhattan by a longshot. Why don't you look and see what houses in HP or VVP are renting for and compare that to what this house would cost per month to own, even after dropping $370k in downpayment.
i realize jersey city is not manhattan but there are plenty of people from manhattan and brooklyn looking for better value in jersey city. there was a time not too long ago that $1,000 for a studio was considered absurd. now some are asking $2400.

It's better for the city to get some revenue instead of zero from unpaid tickets. It's a way to clear old debts difficult to collect. Most people that far behind in their tickets must be having a tough time. I'd be inclined to hear the specifics of the plan.

They offered the program in Philly:

i'd rather car registrations be revoked for unpaid parking tickets

He's entitled to his secrecy, but this is a little odd. I know Bloomberg would sometimes zip down to his Caribbean crib without notice, but that always was critiqued.

Maybe the Star Ledger will file a FOI request to see if he has State Police assets protecting him at his villa in Umbria, if that is where he is. If state funds are used for security we should have an idea where he's at.
11 day vacation versus 3-4 day golfing tripa nearly every weekend donald duck.

Our President gets crap for having a short private meeting with Putin, Murphy tried to take his giant choppers to his multi-million dollar villa in Umbria without anyone knowing where he was. We always know when our President is visiting the lovely Trump country club in beautiful Somerset County, NJ or at his estate in Florida.
why do you care if murphy took a secret trip to italy? there is a lt governor, right? please explain to me what emergency could arise that the lt. governor could not handle? are we afraid of being attacked by the hegemonic regime in albany.

Murphy is constantly pushing to get it done. It's getting held up by legislators who have very different concerns, which makes compromise difficult.

To put it briefly, Trump SUCKS at getting legislation passed. ACA replacement? Total failure, and he's completely given up. Mexico paying for the wall? Epic fail. Immigration and Dreamer legislation? Fail. Infrastructure plan? Vaporware. Legislative agendas are dead for 2018, due to the midterms. The only thing he did was cut taxes, and no one could fail to get a tax cut through a Republican legislature. Even Obama did that.

As to Christie: Not only was he the least popular governor in NJ history, he was the least popular gov in any state in 20 years of Quinnipiac's polling. You don't get that way by giving the base what it wants. Plus, you can't really push legislation when you spend about 2 years out of state prepping for a Presidential run, which failed quickly, then sucking up to Trump for months, only to get fired before the inauguration, all while fending off a major scandal....
christie might have been very unpopular, but his base votes..same with trump, i despise the guy, but he is appealing to his base and i don't think there's a single democrat that has a chance of beating the guy! and wake up! aca is slowly but surely rolled back/killed in practice, if not name.

I don't think any of the rec legal states have outlawed growing your own, some have pretty liberal ideas of how much is required for "personal use", typically 4-6 plants. And as it turns out, the taxes are not a big deal when the market is driving the price into the basement. I hear in CA its crazy cheap now.

All the gloom and doom predictions of corporate control of this product don't make any sense as long as personal growing is possible. Corps will do all the concentrates and such, where the money is, just like ADM makes far more than the farmer growing corn.

Our state lawmakers are morons, wanting to legalize possession but leave all the distribution in the hands of criminals. Is this Rice guy on dealer's payrolls?

Quote:
Senator Ronald R. Rice, the chairman of the state?s legislative black caucus and one of the most vocal opponents of legalization, fears dispensaries would be concentrated in cities. ?In my heart, and from my experience, I know the detriment it?s going to cause long-term in urban communities in particular,? he said. He supports decriminalizing the possession of small amounts of marijuana instead.
well, wouldn't cities have the right to ban sales of recreational marijuana in their jurisdictions. and if rec marijuana comes to NY, it's gonna find its way across the hudson. and if marijuana is "so bad" for black urban areas, why don't i read about problems in oakland with the stuff?

You think that New York State works fast? hahahaha

Anyway... If you read the article you linked, it points out that Cuomo has opposed legal weed for a long time. He's only discussing it at all because Miranda Hobbes Cynthia Nixon is pushing him to the left.

Another reason Cuomo is even considering it, after years of opposition? Yeah, it's because NJ and other nearby states might legalize first.

NJ is going slow because some legislators are dead set against legalization; and those who support it want to make sure that people previously busted on pot charges don't get screwed by legalization. The alcohol lobbies are pushing hard against it, too. New York legislators will have the same types of concerns and issues.

Yes, because it's not like Christie spent his entire term sabotaging medical marijuana, and categorically refused to consider decriminalization, let alone recreational use. Or Kim Guadagno opposed recreational marijuana. Oh, wait...

AEG Live set to take over Loew's in Jersey City

Posted Jun 26, 2014
By Terrence T. McDonald The Jersey Journal

AEG Live, one of the globe's largest concert promoters, is set to win a contract to take over management of the Landmark Loew's Jersey Theatre in Jersey City, and the firm pledges to bring "top talent" to the Journal Square theater.

A city official said AEG offered "far and away" the largest bid to run the venue, saying it would pay $350,000 annually to rent the city-owned theater for 30 years and contribute $3.5 million toward renovation of the 85-year-old former movie palace.
?
Mark Shulman, AEG's vice president and general manager, said the firm hopes to make the Loew's "a hub for the entire area." Programming should begin in late 2015, after renovations are complete, according to Schulman.
?
AEG, which will partner with New Jersey City University and Mana Contemporary to offer 40 community events annually, was competing with Live Nation, Ace Theatrical Group and local firm Catch a Rising Star.

as far as the stamped asphalt idea, i am not convinced that it need look atrocious if done well from the photos i've seen online and in other places. obviously, i think pavers would be a better, but perhaps cost prohibitive option.

some ideas to jazz up the pedestrian plaza
* stamped asphalt which would be cheaper than pavers
* lounge chairs to encourage, well, lounging about
* how about some ping pong tables, chess tables
* kidde play areas where the entrance to the municipal parking lot used to be

What could go wrong...

Seriously, affordable housing is expensive. $100 million for the lot plus remaining remediation plus infrastructure for another $70 million or so plus $200,000 for each affordable unit, with the city wanting at least a couple thousand. Then throw in interest and other fees.

That's well over half a billion that will need to be subsidized by the market rate condos/rentals!
i too think this is a foolish idea. isn't there enough affordable housing in bela, greenville, and other nearby cities.
