Re: The nightmare that awaits N.J. if a Hudson rail tunnel is forced to close
Home away from home
Home away from home

shanghai (china) built 5 (4 lanes) tunnels and 4 bridgess across huangpu river within the last 20 years connecting the 2 sides of the city.

The area/setup is very similar to we have here between manhattan and nj waterfront (fort lee to jersey city).

It is so sad as the most powerful nation with engineering and resources far beyond any of those developing countries, we cannot build 1 single bridge or tunnel that everyone agrees is in such high demand. The way ARC tunnel project was carried out and the amount of money wasted was shameful.

Not sure if it was related to this, but last night we had fireworks in the vicinity. Often times, during nice, or extravagant, weddings in LSP (Liberty House?) fireworks displays are part of the festivities. Noise has a funny way of traveling all over DTJC. That, or maybe you had an inconsiderate neighbor in the building.

no it wasnt noisy neighbor who had their tv or speaker on, those seem to come from concert type outdoor speakers that was blasting nonstop, they would come in waves.

I was going to call the cops but dont even know what to tell them if they ask where is it coming from.

Anyway ended up using ear plugs, just hate people like that, zero consideration for the neighbors.

Re: Hearing set for $10M plan to connect Downtown Jersey City to Liberty State Park

what they really need is to connect the tip of paulus hook and liberty state park with a pedestrian bridge. It is absolutely ridiculously that the downtown residents can see liberty state park 20 feet away but in order to get to it needs to drive a circle around jersey, not to mention increasing unnecessary traffic.

why cant they just build a narrow bridge connecting the tip of washington street with liberty state park

Mayor made a terrible purchase if he actually paid 700k+, for that amount of money you can buy a house in rutherford, glen rock or even ridgewood where the area and schools are infinitely better.

Keep in mind most people buy single family have kids who need good schools.

whoever's buying those houses at 500k+ are out of their mind. Maybe if it's close to the jsq path it may be worth considering.

As an investment you are better of paying 500k for a 1br condo in the downtown waterfront and 2x the tax, than a house in that area.

to say that with a straight face and didnt even bother to try justify the cost. We all know where the money is actually going to.

This is one of the most corrupt, wasteful, and incompetent government organizations in this country.

The legal standard is to determine what aspects of the building contribute to it's architectural significance; NYC has successfully sued to compel property owners to restore their buildings to a basic 'good landmark' condition - the 2nd oldest Federal townhouse in NYC on East 4th Street, the Windermere Apartments (you've probably walked past it, on the SW corner of 9th Avenue and 57th Street).

It sounds to me like JC needs some teeth in it's Landmarks legislation. I assume the machinations of developers have prevented this over the years, but what is holding back a popular outcry from achieving something similar?

doesnt the city own this property? so it's going to sue itself?

i wouldnt touch this disaster with a 10 feet pole.

1) Terrible neighborhood (outside the gate), terrible school
2) No good public transportation options (it has a ferry)
3) Sky high maintenance fees due to poor management and maintaining that canal waterway mess.
4) Sky high taxes.
5) Right by the water without flood protection

The whole development is a disaster, why would you buy into that mess.

Re: Shanghai Best, 95 Montgomery St

Just like any other food that requires a long time to cook. You cook a batch early in the morning/afternoon to be in sync with lunch/dinner time, then just let it simmer until customer orders it. I think some restaurant also use some type of commercial pressure cooker (not too sure) that can cook it much faster.

Either way what best shanghai served are not fresh cooked, it was cooled then reheated.

I do agree with you, it is still the most authentic chinese food around jersey city and a good addition, but it's more of a dim sum/noodle place to me than an authentic chinese restaurant

Braised pork takes a few hours to cook, even in Shanghai. How do you expect the restaurant to not use precooked food and expect it to be delivered to your table in less than 10 minutes? Unless you have a domestic at home to take your culinary requests to prepare your meals from scratch, i find Shanghai Best a great addition to the neighborhood.

I agree price is a little high but it is a convenience.

However their entrees are just bleh, i tried their braised pork leg which is considered one of the specialty dishes in shanghai, and to my shock it's not fresh cooked. It's pre-cooked and they just heated it up and serve to you when you order it. No real chinese restaurant does that. Their crystal shrimp is also a joke, it's just supermarket (ocean) shrimp cooked pan fried, i can cook it better myself. It's not river shrimp, and not cooked fresh under strong fire to get that fresh/tender taste.

Nowdays i just order noodle soup when i go there, as their cooked entrees are not authentic, especially considering the price you are paying.

They also just opened up a hot pot sister restaurant next door, that is pretty good. You just need to bring cash as they dont accept credit cards (yeah wtf).

full disclosure I am born and raised in shanghai and pretty picky about my food.

Where do you get fresh water (river) shrimp?

you can buy live or just dead river shrimps in flushing or chinatown by the lbs, it's pretty common

not too clear looking the map, does this development include the giant dirt mountain area directly west of the power house? It's been a dirt mountain for years, surprised noone is putting another glass building on there considering the prime location.

Right now this skeleton is unsafe and a dump. Everytime there is bad weather like the snowstorm we barely missed it's an accident waiting to happen, not to mention all the garbage that gets blown all over the neighborhood when there is wind.

It's so ridiculous they left a garbage dump in the middle of a residential area surrounded by high density condos.

Do something! level the damn warehouse and put a grass field.

the point is they should thought about this problem while building the thing by protecting the streets near and not just throw some nets on top as an afterthought. It's something pretty obvious and well documented for highrises.

What is the deal with the Goldman Sachs scaffolding?

1. I have heard rumors that there is a design flaw that causes icicles to form and fall from the tower. But this is just a rumor. I also heard there is a lawsuit against the architectural firm. Does anyone know the real reason for the scaffolding?

2. Does Goldman Sachs have the right to leave permanent scaffolding around the base of their tower? Shouldn't this be addressed by zoning laws? I'm sure this scaffolding was not shown when the tower was initially proposed. The town should force them to correct any problems that require the scaffolding (AHEM Mr. "conflict of interest" Fulop). They certainly can afford it. Not to mention the fact that they are using a makeshift solution to solve a potentially fatal design flaw.

Anyone have any info here?

j/k, they need to have it until the falling debris issue can be resolved, otherwise people will die.

If fire sprinklers are not enough to stop an originally "minor" fire from burning the whole place to the ground, I think we should revisit this issue. unfortunately this is not just an issue with this construction, almost all townhomes across nnj (and usa?) are constructed this way with wooden frames - society hills, the new wesmont station townhomes etc....

i never understood why this is the case for connected townhomes, as it's a giant fire harzard. In other countries like china despite whatever shoddy worksmanship, all connected townhomes are required to be built with concrete frames/walls to prevent fires from spreading. Much like the highrises here are required to be concrete.

I know LHN is supposed to get a new elementary school once fully built out. Parking, I'm not concerned about. Not everyone in DT wants to own a car. There are plenty of private parking options that are reasonably priced and that sit fairly empty.
While i agree there are a lot of cash in china with nowhere to invest, i highly doubt many will buy into this building as an investment. you are forgetting a crucial element - the property tax + maintenance fees for condos in US. In shanghai, for example a 2 million dollar 3br condo cost $100 a YEAR in property tax and <$100 a month in maintenance fees - and that's considered over the top luxury with multiple olympic sized pools, 8 gardens, artificial beach etc... a normal luxury $1m 3br condo cost like $10 a month in maintenance fee and <$100 in tax a year. In the US, you will pay at min $2000+ a month for tax + maintenance fee even with tax abatement for a 1mil condo. Most chinese buyers will see this as a non-starter. The only people who will buy into this from china are those looking to pull their money out of china at all cost. They will rent it out and get a meager 5% ROI if lucky after all the fees but have some assets outside of china.
