Re: Jersey City Parking Authority Set to Be Dissolved
Home away from home
Home away from home

$35k is chump-change... for Weiner Lesnaik. It's maybe 70-90 hours of consulting and probably meaningless for the lawyer doing the work.

JC is likely using a resource that has done this type of work for another municipality. I know from experience that pulling a lawyer that has prior experience in a niche activity can result in less cost and faster turn around. I'm not really surprised they found additional crap that required more time either.

I dont recall what the stated monetary benefit is for dissolving the parking authority, but I'd gamble that $35k will be offset within weeks PA termination.

If it were for a full-blown trial on some injury claim of some sort against the city, maybe. To conduct a study on why we should abolish the parking authority, not so much. I'm certain a law firm in Jersey City could have handled this, and for less money. You know, I'm sure the lawyers spent a lot of time stuck in traffic driving between Parsippany and Jersey City for meetings at the city hall, and every minute of that time was billable too (the two places are not far apart, but sometimes there is serious gridlock, having commuted on that route for many years).

I also think a more run-of-the-mill management consulting firm in the area could have done this work as well for less money, because from the sounds of it, much of the study wasn't actual legal work anyway. The law firm could have been consulted on some issues (i.e. legalities associated with issuing tickets) but it seems like the city got hosed on this one, as it all too often happens.

Time to check the state election commission reports and see how much this law firm donated to mayoral and council member campaigns.

That's crazy. I cant imagine being caught in that moment and hope those who were hurt can ultimately return to normal lives.

Keep in mind... the statistical relevance of an event like this (at even a 10th of the size) is meaningless to JC and the spectra pipeline.

Next to the old school house that is now condos?

It's going to be some sort of condo building built by coastal point construction. I knew the developer and he was pretty excited about what they were going to do back in early 2008... but who knows how the original plans have evolved.

This is literally my first time seeing a speak NJ video... And I am moved! My thoughts:

Where did you get the intro sound clip? I need it as the ring tone for people I don't like.

Your husband's shirt - amazing! At first I wasn't sure if he was in JC or at Carnival cocktail hour on the Lido deck. Do people ever ask him if he's Hawaiian?

Who gives a flying f*ck about the placement of the taxi stand? We are in one of the biggest cities in NJ - things changes. Walk a block.

Not really new. Just an event that brings it more to the surface, much like Zimmerman/Trayvon Martin did last year. Everyone is angry these days (from what I see, mostly due to economic reasons) and racial animosity appears to be an outlet for that rage.

But what did it?
- The killing of the cop killer?
- The removal of the of the killers memorial? Is the memorial really a celebration of disobedience towards 'the man'? (SO SICK)
- All the above?

This is impressively complex... and clearly the city has done a good job of keeping these issue out of the mainstream. The community gathering around a cop killer really drives home the state of our city - and it's a bit scary...

If you cant get your point across in less than 10 mins... you shouldn't be talking. I would attend the council meetings if I knew they weren't dominated by an overly opinionated few. Frankly - speaking any longer than 10 mins makes you a grandstanding jerk.

Thought the same thing. The quote of being famous - what sort of famous? TV famous or gang famous?

I would gamble that none of us on JClist have the ability to understand the sordid life the killer lived nor the lives of his family. This clearly has a significant read on a majority of people's moral compass (as it should), but like it or not there are plenty of people where this doesn't even register.

Love or hate gambling - it isn't going away... and sitting out by liberty national golf course poses minimal impact to the populous of JC and casino of that size is poised to provide a ton of low to middle income jobs JC could use.

In terms of preserving state gambling revenue - it makes sense. A few casinos have already shut their doors, Showboat closes in another month, and Revel is set to close if another buyer isnt found. Everyone who wants to gamble is going to PA and NY because they are easier to access... so, place a casino within a stones throw of NYC and make it awesome... sounds intelligent to me. Revenue is half what it used to be in AC - that is a significant hit to the states P&L. 'Grease', politics, and who's giving who an under the table hand job are the reality of any major project...

I could care less about the gambling - but a nice pool, cabanas, and the occasional pool party sound like fun. Not to mention the potential for other entertainment (concerts, comedy, etc.) ... a taxi ride away - I'm all in. ha

Re: Cupcake chain Crumbs abruptly closes...
Home away from home
Home away from home

Unfortunately it's totally a story of greed...

Crumbs was public and was de-listed from NASDAQ last week... capitalists pumped money into a fad for short term gains and profit taking... they grew faster than they could handle and didn't expand their product... boom, gone!

The last three paragraphs in this article are pretty telling:
http://dealbook.nytimes.com/2011/01/0 ... y-to-go-public-in-merger/

Favorite part:
The news that Crumbs is going public may provoke skeptics who will say this signifies a cupcake bubble. Many struggling food chains with faddish concepts have expanded too rapidly in recent years, including Cos? and Jamba Juice. But Mr. Bauer dismissed such worries.

?I?ve been in this business for eight years, and we?ve grown it every year,? he said. ?If I had a nickel for every time someone asked me if cupcakes were a fad, I wouldn?t need to do this deal.?

This is the sort of spot where a developer should get upzoning (assuming the community gets something back and they are supposed to with a park and some traffic work, I think). It's right on Marin, there is already a tall building in the adjacent lot and the .5 spaces for unit is more parking than most apartment buildings in the area are using.

I could see limiting it to 140 ft (the same as the senior center), but even that I don't mind much.

Any idea what we are supposed to get back? I would be interested to know. Did they get any abatement?

My main concern with up-zoning is the precedent it will set - I think the existing zoning guidelines should be enforced.

I have been giving to HIGHWAYS (The Windmill Alliance) in Bayonne - located right by the Windmill. They provide assistance to adults with mental and/or physical challenges. They will take anything of value - either to provide to their serviced community or to sell in their store.

It is a little out of the way, but I like their mission and approach to supporting our community.

Ha - that's only if you read jclist!

I've lived in HP for 7 years and love it.

I've only felt uncomfortable once and oddly enough it was on Wayne... walking with a few friends a dude standing on a stoop called us faggots and spat at us... this was probably 3 years ago though.

I will say - like any city - you do have a responsibility to stay aware of your surroundings and not set yourself up to be a victim.

Yes - be happy you didn't pay...

I have been for brunch, lunch and dinner - it's too expensive for what it is. Food is solid but not amazing. I have been pleased with apps, but the menu falls off at entres.

I think the place is great for a cocktail and an app or two - that is it.

I cant decide what is better - I am sure they help control the vermin population, but they also negatively impact native birds, squirrels, and chipmunks...

Does anyone else have an issue with them shitting in their yard? They basically use my outdoor space like a litter box... if I had a dollar for every time I stepped in feral cat poo I'd probably have 10 bucks... but once is more than enough.

I dont disagree with you... but I dont think demand is the correct term. If the market is hot, the market is hot... if it's slow then it is slow. You have to find the right buyer in either. Keep in mind that I have heard many people note safety and privacy concerns associated with living on the first floor. Should that be quantified into the price of an apartment? Maybe - I dont know.

In terms of accessing value there comes a point where you have to draw a line and the reality might be that the change in price for factors like walking up steps is negligible... so it is ignored

I have been told that value doesn't necessarily change as result of being on the 5th floor walk up, but number of buyers it might appeal to can be reduced. The first and second floors of a building are more accessible...

As far as I can tell the price per square foot doesnt change (nor appraisals) based on the floor. I have based this off apartments similar to mine and on various floors selling around me.
