If you want a cheap new place downtown, don't worry, they are starting to come onto the market. Check out Mill Rocks on Newark Ave at 5th Street and even better, Element Flats at 532 Jersey Ave. The latter has studios starting at $1600/month, which is the lowest price I've seen for a new apartment downtown since 2007.

Saw that place, thanks. That's a great score for somebody.

I'm pretty dug in here on Erie. I've got about 700sq for $1700. It would take a slam dunk for me to move, but I was hoping to get into a 2BR this year, due to the young master learning to walk this week.
Unfortunately very few units listed as 2BR's actually are. They're 1BR/500-600sq units with a wall put up that divides what should be the bedroom and living room and they're calling them 2BRs.
Better off staying put an avoiding the mental/wallet anguish of moving.

That's VV spot is sweet though. I'm passing that along. There's also a place on Jersey right now that looks great and is priced right, going for I think it was 1850 for a large 1BR.


Also, if there's any discouraged parties out there looking for a place reading this thread, the deal is out there. Just keep at it. I've never paid a broker's fee in my life and never will. Hit the streets. Ask the old timers who's got a place for sale. A lot of the people you see sitting on stoops watching the world go by are secret millionaires who own dozens of rentals in town.
That's how I nabbed this place I'm in now.

What amazes me is that people continue to treat Jersey City as something separate and apart from NYC, as opposed to a neighborhood that's part of the NYC metro area. This link - what $2,000 gets you in NYC - goes back to July, but illustrates my point - $2,000 in NYC will get you, for the most part, an apartment that's much further out and less convenient to prime Manhattan (work, culture, shopping, nightlife) and a lot less amenities than DTJC. Of course housing prices are going to rival, if not surpass at some point, prices in prime NYC neighborhoods! Location, market forces, etc., work here just as they do in every other highly desirable urban area.

If having to pay a broker fee is going to preclude someone from renting a place, they're delusional about the state of the rental market in the Greater New York area.

These brokers are unavoidable unless you're fortunate enough to rent directly from the landlord. Getting angry about it won't change the fact that to rent a place in Pleasantville DTJC today, you're going to need to stump up the first month, perhaps the last month, one month's security, and then another month for the broker fee. If it's a $2,000 rental, that's $8,000 right off the bat, even before moving expenses.

That's the cost to move to an apartment in DTJC today. That you and I don't like it doesn't stop it from being a fact.

Also, the OP's comparison of DTJC to whitewashed Brooklyn was specious in the first instance. Looking at Trulia (again) finds just 20 apartments for under $2,000 west of Prospect Park, most of which look very small and pretty disgusting.

Say what you want about rental costs in DTJC, even at today's prices it is still significantly less expensive to rent here than it is in the decent parts of Brooklyn. The comparison between the two does not withstand even the mildest of scrutiny.

...and less than another five minutes to see that many of those in your trulia link require a month broker fee (which as you know, cause you're smart, could easily put a place out of someones price range) or are actually a single room for rent in someone else's ap, maybe two rooms in someone else's duplex. Plus the ones in paulus hook towers are low income.

It sucks. for many people.
It must be nice to live in your Utopian world where DTJC is being whitewashed. Dont worry, you'll have your own little "Plesantville" soon enough.

I feel that rental prices are pretty in line with where they should be; maybe a little inflated which is why there is so much construction.

Condo/home prices are completely inflated, due to low inventory and high demand. Prices should come down with increased inventory, and if there is a tax reval we should see asking prices reduced significantly.

Finding the listings is easy, sifting through to finding which of them are actual real live apartments you can rent is entirely another.

Tough to find the real deal that meets your list of requirements.

I was close a month ago, but they decided to renovate and pulled it off the market before I could sign. Dang.

I'm curious about this myself. Especially with the new J-Square high-rises going up, it will interesting to see how they compare to the ones downtown in terms of price and vacancy.

At least one group of new high rises seem to be doing well though. I delivered something to Cast Iron the other day and upon asking, the concierge told me since they opened in March they are already close to 80% capacity.

I imagine the 2 new ones going up now are expecting equal demand. Prices start in the upper 2k range and go beyond 5k pending the room. I overheard in the lobby they have a $50 per pet fee per month which surprised me...sort of.

I am in a decent apartment on Jersey Ave in DTJC and just recently started poking around for a new apartment.

Rental prices in DT are rivaling Brooklyn, it's out of control. $2000+ for a studio?!? Get over yourself, JC.

There seems to be tons of vacancy in these new "luxury" buildings too. Is the bottom going to drop out and the bubble burst, or is JC destined to have Brooklyn prices?
