I looked at Union city and Bayonne. If you are going to go that route buy a house near communipaw in Bergan Layfette. Bayonne is much more insular and doesn't feel like a city which is fine if that's what you are looking for. Union City's taxes are bonkers so I'd stay away from there.

I had a neighbor from downtown move to Bayonne within a few days his new neighbor expressed that he was happy the person moving in wasn't a not nice term for black ppl and Spanish people. I feel like Bayonne is an extension of staten island.

You may want to consider neighborhoods near the light rail like Union City and Bayonne where you can buy a whole house with a backyard for the price of a studio or one bedroom in downtown JC. It is about 15 minutes by lightrail to the path. Also Weehawken and West New York which have 24 hour shuttle buses to Port Authority and some pretty treelined streets.

I moved up to McGinley Sq from downtown last year and I love it.I stalk Zillow still. If I was going to buy an apt nowI'd(we bought a house) look here. It's very nice and lots of affordable apts for sale. You could probably even get a 2 bedroom for about $250k.

Don't even need to wait for the reval. Can appeal in 2017, and get taxes reduced for all of 2017 - assuming you buy and appeal before April 2017.

Should widen your search to within biking distance of a PATH station. 10 mins by bike opens up Lincoln Park, Pershing, and JFK from Griffith in the Heights all the way down to Virginia Ave.

Invest in a renovated walk-up near one of the two established neighborhoods of VVP or HP if possible, and stay away from the high rise apartments that have been built in the last 20 years ... that's my dimes worth

This is the best piece of advice you're gonna get. Your $325k maximum budget isn't giving you many PATH adjacent options in the current market. It makes absolutely no sense to buy somewhere now when less than 18 months from now, with the reval coming into effect there should (theoretically) be a surge of sellers clamoring into the market at the same time.

If I were in your shoes, I'd be stashing money away for the next year-and-a-half waiting for the post-reval flood of new sales. user1111 He/she wants something close to the Path Trains, Bayside park has access to the light rail and will add a little bit of time to the commute and added expense. That "small" hassidic community has bought four properties on my block alone in the last 6 months and they have a complete lock on the foreclosure market in the Greenville/Bergen laffeyette area. The chances of a new buyer like this buying one of the fixer uppers down here is very slim as I had to wait a year to get lucky enough to buy my current property due to heavy competition. And if you haven't checked, $225k is now the listing price for a piece of land in your neighborhood. My advice is to just start going to open houses/seeing places that are for sale.

I think even if you're not ready to put in an offer right this moment, it's helpful/educational to go look at places that are for sale in your price range.
For one, just getting to the places helps you see neighborhoods/areas...but then after a while you'll start to get a sense of what you can get for what price and how the commutes are, and maybe be more sure when something does pop up that you like. Being quick in this market is important!

That's sort of how my partner and I did it (unintentionally, as it were, though). We just closed on a place in JSQ, after spending over a year looking to buy something (I've been a renter in downtown for 16 yrs).

Bayside park area, is safe and you can find something in that price range but the problem here is inventory only stays on the market for about a week or two so things are moving fast. We are not near the Path but he lightrail. I just saw a foreclosure last weekend which needed some TLC but it was priced at 79k for a nice size 3 bedrooms 1 bath.

Go to googlemaps, place your start on the PATH station, set it to walking times, and then move your destination all around it to get a feel for how far a walk all the areas surrounding it are. Lafayette's >1/2 hr walk may be too much for you, or not. 20 min will take you to Mginley Sq or the Heights from the reservoir down.

The Times calculator is useless because after all the easy questions it asks whether values are going to go up or not. Like that isn't always the big question. If you're going to buy before the reval, look for a place with REALLY high taxes! It's price will be depressed, and the taxes will go down in the reval.

Check out Lafayette - I've lived here eight years and love it. There's a great feeling of community and, despite what's often suggested in this forum, safety hasn't been an issue for anyone I know. (As anywhere, there are occasional annoyances, of course.) But maybe it's those perceptions that are keeping it from being "overrun by insane people" as you said?

As mentioned earlier, inventory here is a problem, but that may ease soonish as more projects come online.

I'm not a fan of the Foundry, but it currently offers units that are in both your price and size range, and is right on the Light Rail. And, although I believe all units are now spoken for, the long-delayed renovation of Saints Lofts seems to be nearing completion (http://www.saintlofts.com/). I looked at a beautiful ~800 sq. ft. loft there when it was available out of curiosity, and it was going for about $260K. It gives you a sense of what you can get out here!

I guess I'm willing to be far enough but not far enough that the getting to the PATH adds an additional commuting expense.

I'd live near any PATH station, to be honest. I am not wedded to any area of JC anymore.

Unsafe is a broad term. I don't want to die, and I also don't want to displace a ton of people moving to a new area. Maybe that is unavoidable though.

b) How far you're willing to live from a PATH station

c) Which PATH stations you're willing to live near

d) Your tolerance for potentially unsafe neighborhoods

The situation right now in my experience.
Downtown: gentrified and overpriced
Heights: gentrified and overpriced
Greenville: overpriced if it's not a foreclosure, lots of competition if it is, and crime is still a problem for many of the parts east of Jfk.
Journal Square: Buy now if for the right price will only increase in value.
McGinley square: buy now if the price is right, will only increase in value.
Bergen Lafayette: buy now if the price is right, crime a problem in certain areas, low inventory in the good parts.

The best time is to buy after reval. Unfortunately some people will not be able to pay their new taxes. So you buy then appeal the tax assessment. You will pay less and receive a lower tax rate.

Forgive me in advance if this is a common thread. And if it is, you can just direct me to where to go here to find the information to the question below.

I've lived in downtown JC as a renter for the past 13 years and by the benevolence of an awesome landlord, I pay really affordable rent and thus have been in the same place. I wasn't in much of a position to buy anything until relatively recently...but here's the thing...I have what most consider to be a good but not insane income (as does my partner). What does that mean? More than some, but way less than a lot. I'm not in finance. But I can't afford to be downtown anymore, at least not as a buyer, and I'm fine with that. I don't need to be downtown.

I have really modest needs: A one or two bedroom is ideal; I don't want to live in a high rise, and I'd like to not be near where a bunch of new high rises are going up, but that seems hard to come by these days.

We don't have a child and possibly won't have one. The floor of a home or small apartment building would be ideal. I don't have a car (but partner does), and I would need to be close-esque to the PATH. Some trees would be nice. I don't need to be around hipsters or cool people per se.

I don't think I'm saying anything controversial here, so it would be wonderful if I wasn't slammed for making the simple inquiry of based on the factors I just mentioned: What neighborhood/area is for me?

Obviously is a question best left to an agent probably, but I thought I would start here. Thank you.
