We are residents of a US Masters Residential Property Fund. We hate it. It is clear they want us out. They are hell bent on clearing this building even attempting to evict a 70 year old senior suffering from depression and agoraphobia claiming she didnt live here. She had been living there for decades and Jacob Schulder one of Dixon henchmen saw this senior all the time.

When they saw they were going to lose trying to evict her, they offered the three generations living in their 1200 sq foot apartment $200,000 to get out.

We need to join forces with ALL US Masters Residential Property Fund. I say its time we start the:

US Masters Residential Tenants Union

And join the incredibly successful CHTU- Crown Height Tenant Union in our fight.

ITS TIME TO JOIN HANDS, FORCES AND FIGHT TO GET THIS FOREIGN BANKS OUT OF OUR BACK YARD!

Plus LLCs and INCs cannot get ticket violations it has to be written to an actual name. Also by having different company names it will confuse the code enforcement officers tracking down the owners.

PremiumContent is right - it's all about limiting any liability to the single property-specific entity and protecting the other properties. Since the LLCs are pass-throughs, there aren't any tax benefits.

Frankly, I'm surprised that they didn't structure single purpose LLCs to acquire the properties on day one.

Putting each property under a seperate LLC name is common sense. Protects the rest of your assets if a property goes bad.

There was a long post on US Masters Residential Property (aka Dixon Leasing), an Austrailian real estate firm, that was buying a lot of properties in Jersey City. Was just looking through some of the ownership/sales records and noticed they have moved a number of properties to various LLCs (e.g., FREMANTLE URF,LLC; HAWTHORN PROPERTIES, LLC; CARLTON URF,LLC). Transaction listed as sale "BETWEEN CORP AND STOCKHOLDER ".
Anyone know what advantages they are gaining (e.g., limiting liability; tax benefits)?

Good for some, bad for others, but if there is a new pool of investors sinking funds into a market, it shrinks inventory. If these guys pay cash and if that trend catches on as it did in NY, it puts even buyers who can match with a mortgage at a disadvantage relative to them since cash buyers are more attractive to sellers. Sellers and potential sellers can stand to profit, buyers are more likely to be priced out, and the impact on the community and vibe depends on the intentions of the Aussies. Investments and vibe aside, it would seriously concern me if they brought dingoes.

Same nationality, different demographic. Young professional migrants vs older Aussie-based pensioners with money to invest. All the Aussies I know here to work are renting, not buying.

Might even be renting indirectly from their grandparents...

As I pointed out earlier, there are approximately 80,000 residential units in Jersey City, and 56,000 are rentals.

Even if each building is an average of 5 units, 300 buildings is a drop in the bucket.

I found 255 properties. The tax database runs on Oracle. You have to search for %Dixon% as owner. It will match all owners that contain Dixon in the name. Dixom has number of RE management funds to which these properties assigned.

Their 80 Beacon Ave. property got a new roof yesterday, which was something the building really needed. They did it right: complete tear off and new under-layment installed.

My properties are under an LLC and I assure you, I do get fined and have to pay them. My fines have been from someone dumping trash in front of the property or one of my tenants putting out trash at the wrong time.

I think all properties should have a NAME on the tax rolls. Having an LLC /INC is a way of hiding behind a mask. Corporation names cannot get tickets, they rubber stamp their (name) to everything.

Bad landlords that suck up all of the inventory. They must have money that we do not have. Thye are like the straight A student that is the class bully. They do not give a crap about the buildings they rent out. There was no one maintaining the hallways or garbage when we rented from them. They also tried to tell us it was legal for them to get into our apartment (while we were at work) with 3 hours notice. I would never recommend anyone rents from them. Which is unfortunate because they are sucking up all the inventory. We now rent from a private landlord and can't believe how much better everything is. I find it hilarious that their billboards include the word "professional".

I would also like to add call your committee person along with your local ward and 3 at-large council persons (all 4) and absolutley make sure you have a paper trail. Perhaps a letter head from your insurance company and attorney.

Definitely call the Residents Response Center (201 547-4900). Make sure you get a case reference number so that you can follow up. Dixon bought a property by me and also rented out the basement with the first floor saying it was a "duplex" and legal -- it wasn't. The family had about a dozen people living between the 2 floors and created a lot of noise issues. RRC was very helpful and persistent in getting them to stop living in the basement. Dixon representative we spoke to was absolutely useless -- just tried to defend that it was legal (wrong) and that they can make as much noise as they want (wrong again). Eventually, once they were unable to sleep in the basement, they were evicted (probably stopped paying their rent). The process took about a half-year, was very frustrating at times, but was well worth it.
I will say it left me with very little respect for Dixon. They just want to cash in and don't care who they rent to (until they stop paying the rent).
Hope you have similar success - it's worth a fight to make sure you have decent neighbors.

They purchased the building next store to mine on Milton Ave. Basement apt (which may be ilegal to rent?) went to two young latin girls who already are hanging out on the stoop with their boyfriends...and a couple on the first floor who ignore things like keeping the front of the house clean, sweeping or even putting out their own trash. Since these ppl moved in the place looks like a pigsty and the noise level has grown.

Burned and abandoned for 7 years I doubt this investment will go sour. If anything they could raze the buiilding and build new.

Saw this on seeninjerseycity.com

But it looks like US Masters has picked up the beautiful church and parish house on Mercer St between Coles and Monmoth.

I was always kinda sad that this beautiful building has just been sitting there, burned and empty, since 2007 so I'm hoping this turns into to be something good.
