Here is what has worked for me in the past...
1. Look for listings that don't specify no pets and are being shown by the owner. 2. When you call to make an appointment, don't mention that you have pets. 3. After viewing the apartment and letting the owner size you up, explain that you are interested but have 2 cats (if older/adult, specift that). Also let them know you are willing to put down an additional pet security deposit. It also doesn't hurt to have previous landlords that you can put down as pet references. This won't work all of the time, but there are some landlords out there who aren't 100% anti-pet and if they think you will be a good tenent, will make an exception to the no pet rule. Also, remember to have the lease updated to include your pets if there is a no pet clause in it.

I put a laundry in the basement of my 3 family rental, I figure I just build in the cost into the rent, and it's an added amenity.
On topic, I allow cats but not dogs. If you let a tenant bring in a dog after careful screening of breed and temperment, another tenant might just bring home a big loud beast without asking, figuring "dogs are OK here". I'd hate to be trying to evict a tenant based on that, it'd get nasty, no doubt. But to be truthful, I had a cat (my avatar) that had VERY bad habits. His worst was that he liked to pee on plastic bags. You'd see one on the floor and pick it up, splashing cat pee everywhere! Once cat pee soaks into wood you're in trouble, I suspect even laminate flooring might get ruined by it soaking in the seams. And 1 1/2 months security, even if the tenant doesn't try and use it as last months rent, won't go very far in replacing floors. Woodwork can also get used as scratching posts. Good luck!

As for washing machines.. yes, the portable ones can cause floods (often due to often overflowing the kitchen sink they are attached too.. clogged sink). The other issue is added water / sewer costs that washers impose. The last 45% increase in sewer fees hurt A LOT! That increase was on top of sewer charges that were already onerous.

Farmers even stopped writing me policies because they thought this area would get devastated by global warming induced hurricanes. Thankfully, they re-considered and started writing again, so I was able to underwrite my 4-family with them. They were $2k+ a less year in costs than my old insurance carrier.

What is your price range? I have two apartments that will be available next month. One by the 1st and the other by middle Feb (maybe earlier, depending on how fast some repair work goes). One is near St. Peter's College the other is in the Heights near Congress St. & Palisade Ave.
I take pets except for: Rotties, dobermans, pitbulls, and german shepherds (insurance regs). Rodents such rabbits, squirrels, gerbils, hamsters, etc.

someone tell a story then of the damage that letting a tenant who had a cat caused their property. I'd really like to know how irresponsible others can be.

Just like washing machines, candles, smoking, car insurance, dog leashes...and so on. You may be responsible but others are not. Once these careless tenants are in it is hard to get rid of them. Sure, you can clean up after the pets or the owner can after you leave but why the extra hassle and if there is an accident it may permeate the surface it lands on. It all has to do with accountability, responsibility, and liability.

so sad! i understand allergies. i too am mildly allergic, but i love these little guys. i found after i vacuum the woodwork and wash the floors, i'm okay. as long as i keep up with it once a week and do my laundry one a week, i hardly notice them at all. once my skin gets itchy, i know i have work to do.
i've found so many great apartments the last few weeks but they all say no pets. sad. i wish my potential landlord would meet my cats first and see how nice they are before eliminating them from the apartment.

Not all pet owners are as responsible as you are. I'm sure these landlords have made this decision based on bad experiences in the past. If and when I rent out my apartment I will also not allow pets under any circumstances. I am extremely allergic to cats and dogs and wouldn't want to put anyone else in that kind situation. Many rental highrises do allow them, good luck in your search.

I'm still on the apartment hunt and now I'm encountering another problem: No pets! Wahhh! :( I have two cats who are well-trained and extremely sweet. Why does every landlord in JC hate pets?
I guess I can see it if they're worried the dander from the cat's fur might linger in the apartment after I've left, but how damaging could that be? A vacuum and murphy's oil soap would more or less eliminate that problem. What else could there be? I'm looking at all hardwood floors, so there's no property they could damage, and they are fully litterbox trained! Why oh why do landlords so despise animals. If only every household had a furry creature roaming about and understood how harmless these little guys can be. ![]()
