Lets just say I was living in a basement apartment in the heights, what exactly is wrong with that? This comment is the exact reason I make generalization about people who live downtown. FYI I pay my mortgage for a place that was made with less then prime materials too, so relax yourself.

I have a pretty good understanding on the topic fella. My guess is the amenities are no less than 50 Columbus, which is what.... 600 or so? If so that is not reasonable.

My point is that the people post negative comments about buildings that don't reflect the facts or the current real estate situation.

The previous post speculated that the Trump building isn't selling because the building is sub par and overpriced. They also make mention that they are guessing.

They are wrong and they are speculating without any knowledge. The building is selling. Read the article earlier in the thread.

My other point is that there are many good values and many good buildings to suit everyone's taste. What is the point of trashing this building based on pure speculation?

Yes I am selling Jersey City. I have lived here for more than 25 years in various parts of the city. I think it's a great city with plenty of great places to live.

No one is forcing you to live in the Trump building and enjoy the perks. For your information, maintenance fees are actually very reasonable for all that you get. I have paid more per square foot elsewhere in JC and received much less.

Maybe you should stick to topics you know something about. In the meantime I will continue to enjoy my silly amenities

Once you have seen the apartments, the views, the amenity floor, the outdoor space with pools and cabanas, full service gym, game room, virtual golf simulator, spa, indoor whirlpool and steam rooms you may have a different opinion on this "sub par" building.

Pay attention to all the professional, attentive and courteous staff that will open your door, carry in your groceries, escort your food delivery people to your apartment door and keep you safe.

There are lots of other great buildings in JC too with great amenities. Sales are tough all over. There are lots of condos for sale. Buyers really have some great opportunities out there. It will take time, in any economy to fill all these buildings to capacity. Based on the state of the market, the Trump building is doing fine.

Some people want small, cozy private condos. Some people want more bells and whistles. From brownstones to luxury condos JC has something for everyone's taste. There is no reason to trash a particular building if you don't have any real knowledge of the situation.

So where exactly are you going with this? Are you trying to sell Jersey City? Just because a building has a bunch of silly amenities that you probably pay out the rear for what does that have to do with the construction of newer buildings?

I would imagine all of the above. Generally with newer condos its a given that the construction will be sub par at best. I guess that's the ONE benefit of living in the Beacon.

Trump condo tower in Jersey City increases sales this year

Monday, October 18, 2010
By KARINA L. ARRUE
JOURNAL STAFF WRITER

In a bid to boost sales, Trump Plaza Residences in Jersey City, the state's tallest residential building, has redesigned common areas, added new landscaping and new furnishings to the pool and cabana area on the seventh floor, and has a new model condo unit to show off.

"The changes have helped in the identity of the building as a Trump residence," said John Paszamant, sales director for Stasse and Company, the agent for the 55-story tower.

A new two-bedroom model residence - inspired by the work of teams that designed a condo at the tower for an episode of "HGTV Design Star" this past summer - was recently installed to entice prospective buyers.

"Being able to show (potential buyers) how their furniture and belongings will fit into their home is priceless," said Jodi Stasse, the principal at Stasse and Company.

And perhaps the aggressive marketing campaign has paid off:

The tower, which was completed in 2008, has sold 288 out of 443 units.

Paszamant says they have probably sold four times more so far this year than in all of 2009. Approximately 50 homes have sold since January and about 20 of them were sold during the summer months, which is typically a slow time for real estate sales, he said.

And a key commercial tenant is moving in.

Buon Italia, a wine bar and market that sells imported groceries and prepared foods, recently signed a lease for some of the tower's retail space, Paszamant said.

The business, whose flagship store is located in Chelsea in Manhattan, will open around the first of the year, he said, adding that a dentist's office and an organic nail salon are also slated to open around the same time.

Pricing for homes at the plush residence range from the mid-$400,000s for one-bedrooms, the mid-$600,000s for two-bedroom units on up to $930,000 for a three-bedroom home at the penthouse level.

The season finale aired in August. Why the heck is this in the news in mid-October?

Trump Plaza Residences Jersey City Featured on Fifth Season of "HGTV Design Star"

By Mel Fabrikant Friday, October 15, 2010, 11:24 AM EDT

Designers Challenged to Design Residences at Luxury Tower

Trump Plaza Residences in Jersey City, one of New Jersey's most luxurious residential condominium towers, was featured in an episode during the fifth season of HGTV's top-rated design competition show, "HGTV Design Star." The episode featured the show's designer finalists, who were divided into two teams and brought on location to Trump Plaza Residences Jersey City. Each team was challenged to design a two-bedroom residence in the 443-unit Gold Coast property, which at 55 stories is the tallest residential tower in the state.

The catch: contestants had to incorporate a package of kitschy New York City souvenirs into the design while upholding the traditional standard of luxury associated with the Trump name. "We were thrilled to welcome HGTV and 'Design Star' to our property," said Jodi Stasse, head of marketing and sales at Stasse & Co., Trump Plaza Residences Jersey City's exclusive sales agent. "It was a great opportunity to bring Trump Plaza Jersey City to the national stage and to showcase our fantastic location, fabulous amenities and stunning views."

Donald Trump Jr. made a cameo appearance as a guest judge, assisting the show's judges, celebrity designers Candice Olson of "Divine Design," Genevieve Gorder of "Dear Genevieve" and Vern Yip of "HGTV Urban Oasis" with their final decisions on the model residences. Having played an integral role in Trump-branded real estate properties nationally and internationally, Trump was an easy choice for "HGTV Design Star" producers. Not only is he an expert in Trump-style luxury and amenities, he also is no stranger to reality television, having appeared as one of the judges on his father's shows, "The Apprentice" and "The Celebrity Apprentice."

The "HGTV Design Star" contestants competed against each other in various design challenges for the ultimate prize -- their own show on HGTV. Each week, the show's judges critiqued each challenge and judged the contestants on their ability to meet each task with creativity and originality. The fifth season of HGTV's top-rated reality competition premiered on June 13 and the finale aired on Aug. 22.

Located two blocks from the waterfront at 88 Morgan St., the residences at Trump Plaza have been designed to provide an abundance of natural light and to take advantage of the breathtaking views of the Hudson River, Jersey City, the Statue of Liberty and the famous New York City skyline. A seventh-floor terrace complete with pool and cabanas, a glass-enclosed fitness center and an exclusive spa with a Roman-style aqua grotto are among a long list of indoor and outdoor sanctuaries that make Trump Plaza an ideal address for the New York metropolitan area's elite.

The residences at Trump Plaza include one- and two-bedroom homes ranging in size up to 1,450 square feet. Prices for one-bedrooms start in the mid-$400,000s, while those for the two-bedrooms start in the mid-$600,000s. Three-bedroom homes and penthouses are available but are in limited supply, with pricing available upon request. The property has a 20-year tax abatement. FHA financing is also available, offering reduced interest rates and low down payments.

HGTV "Design Star's" focus on Trump-branded luxury and glamour carries out a theme initiated several months ago by celebrity designer Benjamin Noriega-Ortiz, who redesigned the building's public spaces.

For his inspiration, Noriega-Ortiz drew on the Trump family's style. The interiors of the building reflect the idea that stepping into Trump Plaza Residences Jersey City is meant to feel like stepping into a Trump family estate. Upon entering the property through the lobby, guests feel as if they are entering the foyer of a grand mansion.

In addition to panoramic views of New York City, the property features a convenient location near the Exchange Place and Grove Street PATH stations, the waterfront ferry and the Bergen-Hudson Light Rail.

For more information on Trump Plaza Residences Jersey City, visit the on-site sales suite, which is open seven days a week from 11 a.m. to 6 p.m. at 88 Morgan St. in Jersey City. Morning and evening hours are available by appointment. Contact the sales and marketing team by calling (888) 263-7003, e-mailing info@trumpplazaresidences.com or visiting the website at www.trumpplazaresidences.com.
