Is there anyone that owns a condo concerned about what the percentage of assessed value will be when the city completes the next reval ? Right now as it stands most condos that have been around for the last 15 years are assessed at least 50% lower if not more then some 2 family homes. I am afraid when they do the reassessment the condos will equate the assessment of single and two family houses. The beauty of owning a condo is that it was always taxed much less then other properties. The tax rate for residential houses will probably be about even give or take, because the tax rate will come down when the assessment goes up. However condo owners will not get that same "break" because in the past condos were assessed low now condos will be recognized the same as another homes if not more. Just look at the market I can buy a single family home for about the same as a condo and probably with a similar assessment.

I'm with tern. My taxes went up $10 from last quarter. Of course, my property tax bill is not actually mailed to me. I have to find out what I owe by going onto the city's tax website and looking it up under the name of the person we bought our condo from IN JUNE since the city still has not properly recorded our deed. But I digress. The taxes on this property appeared to have taken a large jump early in the year, but not in the last 2 quarters.

My bill is the same compared to my bill from last quarter.

Are you saying everyone is making a fuss again about the same increase we already know about? (Not that that isn't a good enough reason in itself). But the way chanj and DanL describe it makes it sound as though this is a new and further increase.

Are you referring to last quarter bill or your bill from the last fiscal year?

After January. You cannot appeal if any amount of your property taxes are unpaid.

The reason for the sewer increase: Passaic Valley Sewerage Commission. Jersey City never expanded its sewerage treatment facilities to treat all the waste it generates. We also have combined storm water / sewer which puts a lot of stress on the system during heavy rains.

I also noticed the tax bill is due Nov. 1st. My rents normally don't clear until after the 10th. I won't have enough cash on hand to make the payment. I have no cash reserve left due to the tax increase and 45% sewer increase.

I'm pissed too!

Ours increased 40%

While our bank accounts are being depleted by such incompetencies, I'm sure SOMEONE's bank accounts are getting bloated!!! And these people are not even trying to hide!

agree, I had to do a double take and could not believe that was all there was in the letter with the tax bill.

the mayor and council are sitting on their hands not acting.

instead, cutting politically weak low paid library and part-time recreation employees representing a miniscule part of the budget while giving out raises to top of the pile administration (and reward one guy for NOT getting the BA job). they cannot even make the shared pain gesture of giving up city cars.

its no secret, we must cut management deeply, consolidate and restructure departments ....

Newark with a similar budget hole - while plugging half of the deficit with a $40m lease buy back of city buildings (borrowing) is laying off 850 city employees and raising taxes only 16%.

Jersey City is facing another 40% tax hike!

Well now is the time to question all canidates on their financial attributes. I never hear anyone question them about money issues. Let's hear it from the horses mouths. Who cares about the first this and the first that, it doesn't ensure any trust that they will know what they are doing. I think the new fire chief has a good backround backing him in the job that he is about to take on. I'm not sure about the new councilman though maybe some light can be shed on his education and how it matches the job he will accept. Good luck to all the residents on the new appointed positions.
