It's damn hard work owning a small restaurant or retail store, and even if they do wind up making money lots of times the owners realize they just don't want to put in the amount of work required to keep it going.

It's not like DTJC hasn't had its share of success stories the last few years, but there is always going to be a high attrition rate for small businesses.

It's a real shame. The food there was awesome. I don't have any concrete information, but as I live around the block I can tell you what I know.

- The owners lived in Scranton
- Presumably they couldn't really find anyone to work the shop when they couldn't get there
- They closed for about three weeks and then were open for one day and the owner said that he was in Poland

After that, nothing. Then one day an eviction notice went up and JC cut out the lock.

My guess is they couldn't find anyone to work so they could stay open, so they couldn't pay rent.

Again, these are not facts, just my guess based on the chain of events.

A lot of the retail spaces on that block are also oddly sized. The former fish with braids space is like a closet. Makes it less than ideal for most businesses wanting a space to build out.

Goodness gracious negative Nancy. I believe that the street will be okay with retail. Choc o Pain is doing great, there is a new food place opening up next to the Shoe Repair. With 30 Acres getting such good press I think it may take a turn.

This is definitely a bummer, really sorry to see them go. Cold cuts, sausages and bacon were all excellent, and it definitely added an old-school Jersey City character to the neighborhood, which is appreciated in the face of rapid development.

Regarding that stretch, it's hard to say if it's a business wasteland or not. A specialty toy shop is always going to struggle when competing with online retailers and NYC. Made with Love had inconsistent hours and inconsistent product at unsustainable prices, Lee's didn't quite have the cleanliness standards most Americans want from their fish monger, etc. My point is, the right business run by the right people can work, regardless of location (Madame Claude is a perfect example). Choc o Pain seems like they have it together and so far have seen success because of that.

JustJames, I think you're being a little too dramatic. If retail and small businesses can do just fine in Hoboken, an even smaller commuter town, Jersey Ave/Newark Ave/Grove St will be just fine. It'll take time, and I do share your frustration.

The reality is, the stores that didn't survive were rather niche - an organic bakery, a toy store, and a Polish deli/food counter. Over time, I think retail will thrive here, but we are still in the weird limbo stage halfway between 99 Cent stores and trendy cafes, where both of those things coexist but neither are truly endemic in their surroundings.

I think things will be vastly different in just a few years. Personally I think that the Erie Street market will add some spark to the nabe.

People who have invested in just-now-gentrifying parts of Brooklyn have the exact same frustrations that we have here.

That is truly sad. Europa has been there for well over sixty years. Don't know where I'll go for my holiday kielbasa and pierogi now. I wish the owners the best. I'd suggest that Europa should take over Sava Polish Deli's space because the owner there has been trying to get out for years but I understand the terms of the lease there are crippling.

WTG JC landlords. Guess we all have more vacant storefronts to look forward to unless another cell phone joint or wire transfer to India outfit comes in. Best wishes, Europa. I'm sure gonna miss you.

According to my Polish connection, they do not have anyone to work during 3-7pm hours.

The lady that comes in to cook early in the AM, works the register until 3:00pm and just closes the place.

Anyone looking to see how sausages are made with a few hours to spare, should inquire within for a job application.

The owner of SAVA was working in the store last night. Maybe these closings are related to Lent. In my youth, many people offered up meat during Lent, maybe that practice is still observed by enough Polish-Americans to make staying open not worthwhile. Just a guess, though.

In the spirit of Easter, Europa seems to be in the process of resurrection. The salesclerk at Choc-o-pain said they were open yesterday. Today they were closed at 2:00 when I stopped by, but the shelves were stocked, the bread looked fresh and loys of kielbasa was hanging by the chimney with care.

They've been closed for about a week now. About three years ago they disappeared mysteriously, too -- only then the metal gates were down. Now it looks like they've just vanished. No signs on the door this time around.

This is very upsetting - I haven't seen the Reese Witherspoon looking woman in a while and lately the middle-aged woman seems to have been there by herself all the time.

Just stoppped by to pick up my holiday stash. My family has been going to Europa for over 50 years and the new management has kept all of the great, traditional stuff and have added a slew of new products. The place is clean and bright, the old iron gates are down and they now have a selection of hot "to go" items. Customers and the happy, young women behind the counter were chattering away in Polish. Bought myself 2 rings of Kielbasa (1 fresh, 1 smoked) and 4 pkgs of Pierogi. I'm gonna be a hero with the family this weekend.

I can't tell how happy I was to get pick up Polish cold cuts again. It's under new management and they now have English translations for the cold cuts. I suggested they do the same for the various varieties of kielbasa.

They also had fresh homemade pierogi, aspic "galareta" and fish in vegetables "ryba po grecku" which I ate in 2 seconds.

Lee's had a lot of room in the front of the store. I always thought they should have sold fish and chips.

I hope Europa can do well. I wish I can support Sava more, but her food is a little salty and oily.

Amazing news! I saw people in there the other day.

I wish a fish monger would move into the old Lee's space next door. If the place was cleaned up a bit and had better lighting, it could do really well. It's very strange to me that there's no fish market anywhere downtown.

The space there on Jersey Ave would be a great location for a lot of different types of businesses.
