My bank just sent in an appraiser for my re-fi. Based on the amount of time he spent evaluating the property and the subsequent bill I have to pay, he earns $3,300/hr.

We are in the process of refinancing our apartment/condo. We need to do the appraisal process by ourselves. I am looking for recommendations on not so expensive appraisers that can by to appraise without a huge lead time.

Can anyone recommend a good refinancing company/bank? I am under some time constraints so am hoping to have this done in the next couple of months without getting fleeced.

You can contest it but you would need proof.. Most people dont bother to question if the appraisal was sound.

our house was done on a neighborhood calculation coupled with a couple of MLS sheets. instead of an actual evaluation. When I looked at the comps they were using properties that had more than what we with out deducting value for it.

Interesting about an owner's appraisal not being able to be used by banks. What about a situation where the buyer's appraiser comes up with much less sq footage. In this case "much less" = greater than 10%

Its for property tax appeal so dont need a formal one for mortgage or refinance.

Are you planning to refinance, sell, or appeal property taxes?

If you are looking to refinance DON'T order your own appraisal as it will not be able to be used by the bank.

Bank appraisals are heavily regulated now and have to comply with HVCC.
