Jack Wind at Margulies, Wind and Herrington, 15 Exchange Place, 201-333-0400. I worked with him a few years ago and he was terrific.

For a simple closing on our apartment, we used Nino Falcone, 7807 Bergenline Ave., North Bergen, NJ 07047, (201) 861-5300. If I recall correctly, in '06 he charged us a flat fee of $800 plus about $150 in copying, faxing, etc. charges. Not the most responsive law office I've ever dealt with (sometimes had to call several times before a call was returned), but he got the job done properly with no complications (these types of closings are definitely his bread and butter, so he does know what he's doing) and we got our apartment without paying huge legal fees.

Jack Miller of Amadeo and Milller. Located on Kennedy Blvd. in JC. He's good and not too expensive.

There are plenty of great local guys. Although I cannot commit to a recommendation, I've personally had two very pleasant experiences with Gess, Gess & Scanlon on Hudson Street in Hoboken. They were accessible, returned emails promptly & didn't delay the closings.

Hugh McGuire Jr. 201-963-6600 (His office is in Jersey City.)
His specialty is real estate law. I've known Hugh for 7 years have used him in the past and I'm currently using his office on a real estate matter. I've recommended Mr. McGuire to a few folks here and have received pm's back that they were very pleased with him.

Good Luck and welcome to Jersey City!

Michael Sinatra handled my home purchase. He only takes a fee if you close, which was good, because I only ended up buying the third property I made an offer on. The first two deals fell through, and he ate the cost. He was conscientious and knowledgeable, and I highly recommend him.

Whatever you do, don't use Bruce Lerner. Horrible experience with him.

We used Cynthia Hadjiyannis- 201.876.6568. She was most responsive and was great about making sure we had all the documentation from the seller for various and sundry things we knew little about (old oil tank decommissioning, etc). Best of luck.

STAY AWAY FROM:

Main Street Title
Nazor, Cengarle & DeCarlo, LLC
190 Main Street, Ste 307
Hackensack, NJ 07601
ph)201.487.4805
fx)201.992.3055

The selling party recorded the wrong parking space # on the deed. It took over 2 years for my lawyer to get the correct deed filed. They never returned any phone numbers.
For two years I was getting the tax bills for a different unit.

I won't go back to them if I sell, and wouldn't recommend them to anyone.

Jay McCaffrey at 201-521-0600. His office is in Port Liberte. He handled two closings for us and was a pleasure to work with.

We had two successful real estate tax appeals in the 90s. We did not use an attorney. Instead we used an appraiser - Joe D'Amato at www.njpropertytaxconsultants. com.

Hi...

When I purchased my place in August 2007, I used this gentleman. I thought he was professional and did a good job. His rates seemed reasonable and we closed just a few days after the requested closing time. (hang up on the other side).

Attorneys, Jersey City
Sabato, Vincent E

Description - Attorney
Services - Real Estate closings, Mortgage closings, Business sales & purchases
Website - www.realestateclosings.net
Address - 264 Newark Ave, Jersey City, New Jersey ( NJ ) 07302-2366
Telephone - (201) 653-6977

With regards to refinancing, I've refinanced already once to 5.75% and that was about a year ago at this time. I worked directly with Chase, and the costs were very minimal and didn't need an attorney as I was an existing customer. They just changed the rate and I was good to go. Same terms... 30 year fixed. No prepayment penalties... all conditions same as before.

Good luck.

FG

They have a parking lot, price is a set fee, and the paralegal is attainable.

Not a SINGLE poster disclosed the fee paid and the first requirement of the original post was AFFORDABLE!

Daniel A. D’Alessandro
3279 Kennedy Boulevard
Jersey City, NJ 07306

I picked him based on price after calling several attorneys recommended to me by DelForno. The entire closing procedure (for the seller's end) costs $700. Not sure how much it would be if you are a buyer.

I closed on a place this past month and the attorney I used made the procedure as simple as possible. It was a friend-recommendation and I will definitely be using him again.

I second Irwin Rosen (especially if this is your first purchase). He spent a lot of time with me making sure I understand all aspects of the home buying process.

My wife and I have used Lori at D'Alessandro & Cieckiewicz (201-653-4340) for at least four closings. They really are a great, local firm.

Hugh A. McGuire III, Esq.
547 Summit Avenue
Jersey City, NJ 07306

I found Hugh's info on this board from another poster last year when we needed an attorney. He returned my initial call within an hour - on a Friday after 5pm.
He's thorough, professional, tough and has his clients' interests in mind at all times.
