You're confusing locations and Asian countries... Ox is nearer to Grove St. The place with the wood/yellow stripes, which I don't think is hideous at all, is going to be Vietnamese sandwiches.

Okay... there's another Thai restaurant right there on Newark, across the street practically (certainly not much more than a block away). As problematic as the JC Buildings Department may be, these new owners have some really bad timing and a bad location if they are planning on another place that serves Thai food right there.

But why so many of those greasy carryout places continue to survive on Newark continues to be a mystery to me.

Asian is laughably vague. We can all agree that "fusion" typically means they don't do anything particularly well.

The place in Comfort Bistro is just dumplings though. Doing one thing well is always cool by me no matter the cuisine.

We were walking by today and there was a box truck in front, they were moving things into the restaurant.. We asked someone inside what kind of cuisine it was going to be and he said Asian...

It's my understanding that Ox had taken on a lot of debt to get open and even though they were popular, they got overwhelmed by these costs. If revenue isn't larger than costs, it doesn't matter how popular you are. It's just math.

I wonder how long the space will sit vacant? I don't think it's in a bad location, it may not be on Grove but it's insulated by enough solid neighborhoods to support a decent restaurant.

OK that's not how it works. People rarely ask for payouts, even in thoroughly corrupt situations where you are expected to bribe everyone every time.

If you don't get the hint that a payout was necessary, you just fail.

On the scale of random corruption experienced by small business owners, Jersey City is the worst I've ever heard of in the US. It's still not nearly as bad as in India, but in India the bribes are small and go directly to the individual low-level worker you're dealing with. (obviously they kick up to someone).

yes the Atomic wings guys did pay rent for the two years that they navigated all the bull shit, and so did ox...no one asked for payouts, just abuse of power and total incompetence on the employees at building dept. and it is not 550, 000 to buy it, it's probably about 1/2 of that from what i was told..

Of Course they had no chance. Ever go down to the building & permit dept? What a joke..... You want to talk about envelope passing, this is the only way business gets done down there. It's not only a family affair but the same democratic machine group for the last 16yrs......
This is why we have so many commercial spaces available for rent..............Clear house Mayor Healy and than yourself.
How can you be at the envelope meetings but not be named???? Your next....

While I'm sorry to see Ox go, I do wonder now that the place has been brought up to speed with renovations and everything, will the next guy have an easier go if they open it as a restaurant? Also these business owners that sign a lease and get stuck paying rent while not open should look at alternatives, perhaps offering a portion of gross sales once they open in lieu of rent while they are renovating.

Did the guy at Atomic Wings really spend 2 years not opened and paying rent? I find this hard to believe, but then again who really knows.

@ grove path, that place is called Sheila's and it's actually a pretty fun place to stop in and the bonus is the pool table.

@ crazy chester, if Ox couldn't afford JC then with 2x the rent in Hoboken they would be out of business even quicker, there is crazy turnover in Hoboken of great restaurants ie. Ted and Joe's with large fan bases that have gone out of business in the last year or so because of the rent issues.

Can't Ox relocate to somewhere better/more amenable in the downtown area? Or is it like that all over town?

I say this as though they have buckets of $$ just waiting to reopen somewhere, which is doubtful. Wishful thinking.

Ugh, that makes me sick, what the hell is the motivation to try and open anything on that stretch these days? If Ox can't make it I'm not sure who will - I'd be shocked if any restaurateur who knows what they're doing, much like the proprietors of Ox did, who also now know the BS someone has to go through to start something in this town would even bother.

It's also important not to underestimate the effect a place like Ox has on surrounding restaurants. The initial thought is the other restaurants on Newark must have been happy that the competition went down, but I'm not sure what Ox offered was really competing with the other places on Newark. In fact, I think you could assume that many of the people who traveled from other parts of JC or other parts of Jersey to eat at Ox also discovered that there was a great Vietnamese restaurant too, or a couple of fun looking bars down the street to hit afterwards. There is obviously no way of gathering hard stats on that but the city needs to keep things like that in mind.

Of course corruption trumps logic and if that doesn't change it's fruitless to discuss any of this.

just got the whole story on what happened to them(ox)..Holy crap! they never had a chance! so far behind in debt due to hold up's at the building Dept. and last minute construction required by the fire Dept combined with all the rent they were paying while waiting to open, they needed all of us to eat there everyday for a month to get caught up.. the details of the building dept. stuff are horrifying! the women who filled me in told me that the atomic wings had even worse issues getting open...now i know why no one wants to rent any of these buildings, the bldg/fire dept are making the tenants upgrade everything from sprinklers to god knows what and i'm sure landloards aren't all that willing to chip in? hopefully this city will get their shit together and help people open business instead of making it impossible to open and stay in biz!

i am totally bummed about ox.. i had great meals there a few times and i was so happy that newark ave seemed to be coming around!,,ox, wing joint,, new palace drug owners etc..seamed as if we were getting closer to merging the jersey ave to grove block, but i guess people aren't really ready to head up there yet... it was a cool small biz run by the owners.. a vibe i really like and is usually a success model. Shame on the people who never tried it and are complaining about the neighborhood..( no one specific,but in general)
