Taxes average around $4k to $5k for small condos compared to what you are stating.

So short answer no damn reason to stay, I am out. Renting my 1br to some Facebook tech kid for 3k to cover this crazy tax and fees.


Hope your Facebook tech kid does not lose his job with Meta job cuts.

THis tax bill is coming in at a very bad time. Due to Fed hikes and 7%+ 30 year mortgage rates the real estate sales are slow as well if you wanted to sell the place.

Time savings, can’t beat 5 min walk to office.

But with Covid, remote working, and getting married with kid now. This no longer applies. I have moved to fort lee, bought a nice 2br2ba in highrise at 1/4 cost with cash, which is basically the down payment amount for a similar unit in jc, saves me a full mortgage payment.

Property tax is about 20-30% lower vs jc. In return I still get to stay close to city near civilization not in some boondocks middle of nowhere with deers running around, top 10% NJ schools from k to hs, so no need for private school, very safe area - no thugs coming on hblr on the weekends, and with tons better restaurants especially for Asians. Commute to nyc is longer but not bad, many direct bus to port authority, commute to jc is worse as need to transfer to hblr. But with working from home 4 days a week it doesn’t matter.

So short answer no damn reason to stay, I am out. Renting my 1br to some Facebook tech kid for 3k to cover this crazy tax and fees.

Higher taxes and the Jersey City Police do not enforce the noise ordinance during sleep hours, such as bass vibrating speakers of neighbors after midnight every night. I cannot wait to move out of Jersey City, to another town where quality of life matters to the government. We pay police salaries, overtime and generous pensions but no enforcement of the law to get a decent night’s sleep. Absolutely horrible!

What Civic Parent does not show is how much the average homeowner is paying that was transferred from affordable housing and rent control properties. The pictures on tax abatements changes because some do expire but it has always been 1/4 of properties were tax abated which pays no school taxes and that does not include rent control which is exempt from tax increases under the Consumer Price Index. Yet other Hudson County towns do allow taxes increases to be passed on to tenants. The bottom line is, if others pay their fair share of government, out taxes would be lowered.

I was there when politicians came to JC and asked citizens to vote for the income tax. They said it would replace property taxes. So, they lied. This was 1976. Too bad the internet was not around then, but the mayor and city council should hold them accountable for their promise of the past. I still remember one politician saying property tax for public schools is not fair.

It's a $159 million increase from last year. Whether that is justified is arguable, but many of the aging buildings do need serious work.

The problem is that Jersey City has seen MAJOR reductions in state funding for schools. If you do a web search, you'll find lots of info about that. This is a good site that presents analysis of the data:

So the question is, if not by raising taxes, how do we make up for the funding cuts? I feel that the city and BOE really need to work together. There have (supposedly) been efforts:

so i got the letter from jersey city after posting this, to summarize the reason for this huge increase:

1) Fulop basically said not his fault and washed his hands - it's solely due to the board of education increase, and he has no authority or control over

2) Apparently those ass clowns at board of ed now has close to a $1billion annual budget, no not a typo...$1 billion. And what we get in return are some of the shittiest public schools in new jersey across the board from elementary, to middle, to high school. All ranked at the bottom of NJ (with the sole exception cornelia bradford elementary)

So that's the story, which of you dickheads voted those guys in, time to kick them all to the curbs. It can't get any worse.

The state is cutting back money it normally gives to Jersey City because "rich people" live here. The money the state gave Jersey City in the past was based on a high poverty rate. But mayors since the 1990 have been giving out abatements, basically robbing the school system of taxes.
JC has been building more affordable housing which pays nothing to the school sytem but brings in more school age children and the state has decided to cut back on state aid. Then the public school board members gave contracts to teachers which will give them six figure salaries with a BA down the road.
So, now the regular homeowners are required to make up the shortfall of the state, our local generous board members, and support the tax abatments that pay nothing and subsidize the education of affordable housing and rent control tenants.

Pity the poor tenants? Are you serious. JC always protect tenants. During covid, Solomon placed tenants under protection that still exists. They cannot have an increase if the home is not owner occupied. Then you have affordable housing, they do not pay school taxes. But they can vote for people who raise our taxes at the bord of ed.

I agree seniors do have a problem but this city and state do not care. After all, seniors do not make campagin contributions.

Didn't you get the letters or read about it? We knew it was coming, just not "how bad". And it's BAD. My annual taxes just went from $18k to $24k, so that's another $500/month for absolutely nothing more in services. And to think that 35 years ago I was paying about $950 in annual taxes...
