Airbnb partners with Jersey City apartment developer to offer home sharing services to residents

REAL ESTATE WEEKLY -By •   May 25, 2017

Jersey City Urby today announced a major collaboration with Airbnb that will make it the first new building development in the tri-state area to take part in the home sharing marketplace’s Friendly Buildings Program.

Residents of the new rental development located at 200 Greene Street in the Harborside neighborhood will be allowed to share their apartments on Airbnb by renting out a private room or an entire residence for up to 30 days per year.
Jersey City Urby’s Airbnb guests will have access to  apartments and an array of communal spaces, as well as a program schedule developed for tenants that will include classes, events and unique experiences.
Through the Friendly Buildings Program, Jersey City Urby developer Ironstate Development will collect a portion of the money residents earn by hosting on Airbnb. Jersey City Urby, which launched leasing in March, views this program as an additional amenity for tenants who can use the home sharing platform to offset rent while maintaining transparency with the building manager.

Dutch firm Concrete completes tallest residential skyscraper in New Jersey

Amsterdam-based studio Concrete has completed an apartment tower across from Manhattan that features a range of unusual amenities, including a "creative lab", and a residency program for scientists and artists.

Called Jersey City Urby, the 69-storey skyscraper is located at 200 Greene Street in Jersey City, just across the Hudson River from Lower Manhattan. Rising 713 feet (217 metres), the skyscraper is the tallest residential building in New Jersey, but falls shy of the state's overall tallest structure: the 781-foot-tall (238-metre) 30 Hudson Street office tower.

Jersey City Urby, the tallest residential building in New Jersey, has taken another step toward opening.

The 69-story building with cantilevering floors, at 200 Greene St. in Downtown Jersey City, has opened its on-site leasing office and launched its initial phase of leasing.

Jersey City Urby will feature 762 studio and 1- and 2-bedroom apartments. Studios will start at $2,000, 1-bedroom units at $2,300 and 2-bedroom units at $3,400. Occupancy is expected to begin in early April, officials said.

In just a little over a month from now, one of New Jersey’s tallest buildings—Jersey City Urby, will welcome its first residents, and today the development team has launched its initial phase of leasing.

This 69-story skyscraper features a mix of studios, one-bedrooms, and two-bedrooms with rents starting from $2,000/month for a studio. One bedrooms start at $2,300/month and two-bedrooms will be available from $3,400/month, but not all of the tower’s 762 apartments are coming online just yet.

In fairness, the eastern facing units probably have one hell of a view. That should distinguish them from most other apartments in the city.

But they are way too small for my taste.

All the talk about soul and creating a vertical neighborhood is just bullshit marketing by the developer to try and make his smaller units more appealing and to try and differentiate his boring generic apartments from the hundreds of other boring generic apartments springing up throughout the city.

The more recent posts are about the tiny, claustrophobic size of these apartments. They are minute. Seems likely to me that the building will have a high turn-over of tenants, and consequently not likely a place with "soul"

I agree. The stepping, though subtle, adds a lot of visual interest to the building - much more than I originally thought. This building is using a similar facade system as the horrible tower on Columbus next to the path station and you can see how big a difference the ins-and-outs make.

Not really sure why these buildings are getting such hell just because they look different. I think it will be an interesting addition to the skyline and a lot more exciting to look at than the cookie cutter brick boxes going up which are a dime a dozen now. Maybe when all three are up, itll make more sense in context. Or maybe just dont look at them if it bothers you that much.

The units are small.

"About 25 percent of the apartments will be 470-square-foot or smaller studios. The one-bedroom apartments will be about 630 square feet. Roughly 120 apartments will feature two bedrooms and be approximately 870 square feet. "

i almost fell on the fell when the developer stated that he wanted to build something with soul. in my humble opinion, this building/these buildings are the antithesis of soul.

Anyone know what the average square footage of the units is going to be? I've seen them described as "micro units" and "workforce housing" in a few articles...maybe around 400 sf?

‘A place with a soul’ Jersey City residential tower becomes tallest in the state

 Standing in the bright sunlight, Ironstate Development President David Barry had a lot to smile about. The topping out of URL Harborside 1 at 713 feet on Sept. 27 made the new multi-family tower on the Jersey City waterfront the tallest residential building in New Jersey.

When the joint venture between Mack-Cali Realty Corporation and Ironstate Development Company broke ground last year, Barry believed he was creating something more than just another residential development. Even erecting the tallest residential tower in New Jersey didn’t quite capture what he was trying to do.

For years, he’d been contemplating a whole new kind of urban living. Key to this was his new 69-story multi-family residential building. Labeled URL (Urban Ready Living) Harborside, the project will provide 763 contemporary rental residences.

Barry’s concept was to provide residents with compact, environmentally-friendly residential units in a structure that also included a number of public areas. Fully integrated with the internet, the units would allow residents to interact through social media. But the building itself would provide numerous public spaces.

Here's another look from the architect's website. The pretentiousness of the text is amazing (architects and museum curators have their own language, loosely based on English).

For me, the interest in a building is almost always confined to the ground floor - where I am most likely to interact with it.

That being said - the three towers will definitely not go unnoticed on the other side of the Hudson. For better or for worse.

I actually hate the renderings, and everybody I have shown them to hates the design as well. Is that the final design? I like creative architecture but I think this looks very bad, and multiplied by 3 it's horrifying.

I'm praying to God that if they do build that first building, they stop there. This design looks like an enormous stack of dirty garbage piled way high. Is this really the best thing they could come up with for their $33 million tax credit? Ugh. Here comes the end of Jersey City's skyline...
