Carrino/Talde also plan to use the courtyard in nice weather for films/dining. Would you want to be upstairs listening to that?

There are 16 units in total. This development is a shit show. It opened up to so-so reviews for its finishes and layouts, and those of us who looked at it early on were definitely disappointed by the quoted rates. They want (wanted?) 7K for the top floor unit, which while advertised in their site as a 3 BD / 3 BA, it is actually a legal 2 BD, with a den. Yes, the unit is almost 1700sf, but the building has ZERO amenities other than having a restaurant on site. Which, by the way, can be a minus for many, many people. On site restaurants can generate lots of noise and other nuisances, so it remains to be seen how it will play out for the eventual residents. I really think they overplayed their hand in what they thought they could charge, and the tepid response from the market is a direct reflection of that.

Interestingly, I spoke to a real estate agent last night who recently showed a unit there to a prospective client and he intimated that the builder/management told him they are flexible with the rents and willing to negotiate with "lots of room to work with". In other words, the builder is finally acknowledging those published rents are a pipe dream.

I also saw TelCo Lofts yesterday during the open house. Such a lot of money they are asking for what you are getting. The realtor also told me that the kitchens were "retro". Everything just looked cheap to me. The microwave was abnormally high too. A "retro" kitchen with industrial looking concrete floors? The condos just made no sense to me and did not appear too well thought out or well designed.

Went to see the apartments today. Have to say, the 1-bedrooms actually have a better layout than the 2-beds. Most of the second bedrooms in the 2-beds are really small. And the closets are so narrow!

Very disappointed - I agree that the appliances / fixtures looks cheap. The agent said they're meant to be "retro", but I've seen retro's done much better.

One thing that I really liked is the concrete floor - very nice! Does anyone know if they'll wear-and-tear better than regular wood floors?

I must give them credit for building a very nice facade facing 1st Street that blends in well with existing buildings. I believe that's where the garage is as well.

Have not been inside though.

the building on 1st street is an entirely different development.

You are right, did some more research and while it's under the same redevelopment plan, it's done by a completely different developer, Arthur Pronti.

The Kitchen Cousins are cute but if you caught any of their earlier episodes you'd run in HORROR from them--especially if you own an historic home. They went into this poor women's kitchen and against her adament wishes, removed a gorgeous and valuable chest built that the owner loved and then they SPRAY PAINTED HER original 1920's subway tiled wall LAVENDER! Then they hung a work light and spraypainted that lavender too! WTF!!!!

My wife and I went to the open house and thought pretty highly of the layout and designs. The throwback appliances which apparently are now the in thing I'm sure we're not cheap. We were told the cabinets and counter tops were imported and the bathrooms are definitely expansive. It's not all top quality but they are rentals so there is a line not worth crossing. As far as price it seemed consistent with Art House or Laguna or any of these other boutique luxury rentals, 3K for a 1 bedroom, 4K+ for the 2. Regardless of other thoughts the location is fantastic and I doubt they will have much trouble leasing what's still available. Being able to quickly grab food or enjoy a coffee outdoors from Carrino Provisions an added bonus.

Actually, yes. I am. I am a general contractor and engineer. There were many odd things about the design and layout of the apartments.

IMO they were built cheaply, without any real thought and are selling for more money than they are worth. Just gives us "good" contractors a bad name.

isn't it a law that there must be windows. the kitchens look tacky imo-as if the appliances were purchased from wal-mart

They were having an open house this past weekend. The spaces are pretty nice. Poured concrete floors, very solid walls, and the concrete floors in the bathrooms have radiant heated concrete, and there is a washer and dryer in each unit. The ceilings are super tall (probably 15'-18'). Those prices though were sky high. I believe their larger unit was renting for $7,500+ a month.

This building is renovated by a company, owned by HGTV star, Kitchen Cousins, yes? I love their shows, and I was impressed with what I had seen on TV.

But the interior of Telco Loft was not what I had expected from the kitchen cousins, and quite frankly, I was disappointed (not that I can afford to live there, but wouldn't those who can afford that kind of rent demand more?)
