I'm surprised that no-one has converted a dis-used prison into micro apartments - The location wouldn't be so good, but it could help with the homeless or those that might need emergency accommodation !

If, however, once your are home you are in for the night because mass transit is awful and your neighborhood has zero to do, more space is really needed! I think the micro-apartment concept will be successful around Grove Street in JC, but nowhere else.

Recent tax bill: Municipal $37.44 per thousands, schools, $18.47 per thousand. Missing from that data is the school bonding that is paid from the municipal portion which is $1.16 per thousands. The school debt was always part of the municipal portion and is still paid from the municipal portion but in the early 1990s mayors campaign to show it as a different numbers to keep the municipal numbers down. The same with the library tax. So if the library and school bonding were added would be close to $39 per thousands. Now compared that to $18.47 for school cost.

The previous poster claimed the project would increase the load on uniformed services, and CdeCoincy responds correctly that for new construction for the affluent their need of fire and police is nothing compared to possible use of schools. think of the 911 calls per capita in Newport vs Greenville. Now, for this particular building, there will be virtually no load on the schools added anyway.

No, taxpayers more for city services than schools in JC. Police and fire- if you add up pension, health care, salaries, etc is about 70% of the budget. The $9.5 million bond for terminal leave basically was police/fire leaving the city. The city has floated more than $28 million in those bonds in recent years. That doesn't include the $128.9 million from McCann (police and fire pensions for several years) and Schundler's $20 million. So a portion of debt service is related to police and fire payments.

Isn't the most significant cost to any local government education? Police and fire are really marginal, especially for higher income people in new construction. In this case, the new building will generate significantly more tax income than the land does now without adding significant costs to the city, I think. I find the idea that a project like this will diminish property values a very suburban concept. DTJC is not Mendham and the proposed project is not a halfway house for parolees.

I am not sure if anyone mentioned this before but this is a terrible idea. It requires more services of City (police/fire/EMS) per sq/ft and shifts paying for these services on people who own homes and condos.

Developer will get a tax abatement and renters here will be more of a burden since we don't have a paycheck city tax like NYC 5 boro folks do. NYC is smart and they even had a commuter tax about 10 years ago for people who lived outside 5 boros but made their living in the city who also needed police/ems/fire dept and sanitation services. Bloomy failed to bring it back.

It also diminishes lack of ownership of a neighborhood where in general renters care less about a neighborhood compare to owner/occupiers since renters can pack up and leave if quality of life goes down. This is how I feel about rentals going up in JC vs condos in general. Unfortunately banks rather finance rentals these days vs. condos.

Maybe people will.. maybe people won't. Most people in JC have sacrificed space for urban life and this is just a more extreme version of it. Just because it goes beyond your comfort zone doesn't mean it's wrong.

Also, owning an automobile isn't the only way to get around on the weekends. And even if it was, free parking ain't a right.

I apologize if this was already addressed, but isn't this a bit of a safety issue? I'm not sure how this works, but isn't there a limit to how many people can co-exist within a certain amount of square feet? (Fire code, ordinance?)

They'd be near by w/o having to live with me, they'd have a manageable amount of space, access to public transportation, and everyday shopping. They wouldn't have lawns to mow and upkeep on a house. They might also like living around young people.

Totally agree with several people on here. Street parking is a privilege, not a right.

Now the tax abatement issue, however, has a bit more weight to it. The price per square foot that these developers are looking for is literally double the average for DTJC. Anyone looking to charge that much doesn?t deserve any kind of break. Chances are they know the initial asking price is too high, and they?re trying to reduce the loss caused by low occupancy in the first few years.

My apologies. Boy was I wrong with my in initial post stating parking was not the main issue. Because people sure are pissed about parking. Apparently it is more important than 87 toilets/sinks/showers (not including gym facilities) flooding Bright street when we get a big rain storm. Parking will not matter when Bright/Varick Street looks like the back end of hoboken after a rain storm. It's supposed to rain over the course of the next few days so walk by a sewer in the aforementioned area and have a listen. Or search this list for a previous post titled "bright street smells like poop".
