Yeah, besides new businesses coming into DTJC, less crime in areas where major development has occurred, and attracting an influx of middle class families and individuals from Manhattan, what good has developing DTJC done....

I wish DTJC looked more like Greenville, am I right people?

Most of the new construction that has happened in Hudson county has been in DTJC. You would think that would help reduce the property taxes. But the big NYC developers are the ones making money.

That's a very recent occurrence, and the old school "anti-Zimmer" forces are desperate to bring back the good old days.

Seems to me the better question is why does JC's go up and down so dramatically? In 2000, the first year where they list the "effective rate" it's 3.868%. Do we really need to bumble from crisis to crisis forever?

Comparatively less corruption. When looking to buy a condo, places in Hoboken were usually more (or less bang for the buck) but the taxes in JC were way higher.

The schools are equally terrible. Hoboken actually has city garages, cleaner streets, and the hop bus. Both cities have equally questionable parking enforcement and public salary systems.

Thanks for the link brewster. Zimmer further reduced the share of city's taxes recently to compensate for increase in the county share.

Good question. Could it be that the higher average value properties amounts to more tax per capita so the rate can be lower?

Here's the effective tax rates:

HOBOKEN 1.452%
JERSEY CITY 2.217%

In 2008 the tax rates were very close, 1.258 to 1.426. I do remember Hoboken had to raise their rate 47% a few years ago when they had a fiscal crisis after the state found their books were cooked, but good management by the Zimmer administration allowed them to drop it again.
