I've seen pictures of the prints of the exterior. I can't remember now what material for the fa?ade, but I think brick? Retail ground floor. Will be an "L" shaped building with frontage on both Jersey Ave and Christopher Columbus. No word on what the retail will be. Apartments up above. Apts on 2nd floor will have decks with higher floors set back from the street. Penthouse suites on 7th floor. 76 units total.

Different fence - this one around the Villa Borinquen housing on Marin. The sidewalks are really filthy. A big bag of rice (I think) has been by the jitney stop for weeks. Next flood and we might have a paddy. Who is responsible for the upkeep of these areas that face inward?

Marin from 1st to 2nd (west side) is also always filthy as are often the areas around the trees on 2nd between Marin and Manila.

The building was doing a pretty good job of that all by itself. The ceiling of the garage in the back had completely caved in.

Not sure ... I'm hoping there is retail, but is that guaranteed? Who knows. It's not a super wide space and I assume there would need to be a lobby for the condos.

I believe it is part of the Columbus Ave corridor and thus permitted to become something much taller.
The question should be "what do you think will be in the retail areas at street level.?'

According to the zoning dept. The building is being demolished I am still waiting from the city as to what is going to replace the hardware store that was there. That area is part of the Newark Ave. business district and restaurant row as well. Some of the phones at 30 Montgomery St. are still out of service due to Super Storm Sandy and this includes the planning dept. not sure if the building dept is also affected.

According to HarsimusCove.org, the building is not within the historic boundaries of that neighborhood. Unless it has a specific designation elsewhere, it is not protected. And while I am no expert, I can't see any redeemable, historic qualities to preserve. Any historically significant attributes seem to have been altered out of existence years ago.

if you are all discussing the old hardware store on Jersey between Newark and Columbus, I remember when it closed I believe the structure was unsound and the roof was in danger of collapsing - I may have read that here.
