Just heard 136 Erie sold for ~$950k (ask was $1.1 million) to the Aussies. Inside was rough when I saw it so I would imagine it needs some work.

Take it from someone that currently rents from Dixon Leasing - you'd be better off leaving. They did the same thing to two tenants in my building after we moved in, basically tried to charge them the rent that they're charging now after renovations. Yes they had pretty reasonable rents for the area but the condition of the apartments suited the rent. You can still fight the increase if you don't want to move, but it will basically be at the judges mercy, I would just go in with tons of research on the other apartments rents in the area and pictures of your place if it hasn't been renovated in a while.

Of course they treated us like gold to get us into the apartment then from the first day on emails and calls went unanswered. Renting from them have been nothing but ongoing problems that I've never had with a landlord before. Communication is nonexistent with them. We're just waiting for our lease to be up to see how much they try to raise our rent.....

there is no rent control on buildings with less than 3 units unless the building is owner occupied in which case i believe the magic unit number is 5

It is an investment group from Australia. They use money from Australian pensioners to buy real estate in JC.

Depends on how fast they close. Closing price will become public soon after but I'm not sure exactly how long it takes. Went into contract pretty quick. Wonder if the Aussies (Dixon Leasing) got it?

I think there are more pretty parts of Downtown JC than non-pretty parts. We are talking about a pretty city, not a pretty pasture or mountain range.

I think Downtown JC is prettier than most parts of the 5 boroughs. I think it's prettier than most neighborhoods in Manhattan aside from a few neighborhoods.

Yes, most people would say that Downtown JC is pretty darn pretty.

VA, I was mostly just teasing of course. But I find your experiences interesting. I think I'm a fairly social person, with the majority of people I regularly socialize with living in either JC, Manhattan, or Kings County. I generally find no fundamental difference in career focus or level of "busy-ness" between your average social JC dweller and your average social Manhattan dweller.

I do agree that the social scene is more "navigable" in JC though. I do wish that there were a few more spots to hang out. They will come with time I'm sure, but by then I'll probably be way to old to be hanging out in them. Then again, the age range at Lucky's seems to be 21-70, so I guess I'm good for a while.

They are the ones promoting the art events, the live music events, having to say hi to everyone. Here, people like Dancing Tony aren't too busy to have a real conversation with you.

Oh and paying $15 for well drinks and $20 for a good cocktail - or alternately, having to take multiple trains to the LES or Brooklyn for something affordable - gets old REALLY fast.

My 18 year old self totally thinks I'm a lameass sellout for saying all of this, by the way.
