Simpson Contracting (Peter) gave us a lengthy warranty for their rip & repair job of our entire roof. We also had our roofdecks properly installed.

Peter will be our go to contractor for future building mainteance & repair.

All of these guys cut corners, wait a year and see how your new roof is doing. The biggest cut corner I see is either the complete lack of flashing, improper flashing, or wrong material choices. Most of the time they are using asphalt tar to seal, which gets you past the one year guarantee. Good luck, as far as I'm concerned there are no good roofers in jersey city.

I agree we use Ron & Peter Simpson.
We also just called them to come back and do touchup maintenance which took them a couple of hours. They did a great job and are very knowledgeable.

I remembered this thread and wanted to share. We had a new roof put on our row house last week by Pete Simpson. Very well done - took two days and I have never seen such a good work crew - when one of the guys came in to check something on the third floor - he took his shoes off - who does that?

They ripped down to the original beams - there was a potential for the cost to go up if them beams were rotted - but they said everything was good and the price stayed the same as the estimate. they even replaced some of the vents at no extra cost.

As for clean up, there were a few drops of tar that one guy scrubbed for 20 minutes until there was nothing left. They also repainted the railing where the ladder scratched the iron railing out front. We have used them for minor stuff before - very professional guys.

I?ll look up the prices I paid Capital for the roof and permits and post them later on.

I always did the roof myself but as I got older I said screw it let someone else do it. I was surprised how hassle free it was. I thought they were going to lug the supplies up through the house into the attic roof hatch. It turns out I didn?t really need to be home for them to do the work. They called up the day before and said they would be there at 9:00 a.m. They set their latter?s up outside and also set up a winch to get everything on the roof before they began. They never set foot inside the house. Very clean operation.

I concur with neverleft.

We are also having a roof done and the roofer we chose indicated that he will procure all the necessary permits for the job.

CapnJon - are your roofers beginning work in this temperature? Ours advised for the temp to climb somewhere in the 40's. Although our work requires an entire rip & repair.

Like I said somewhere above I used Capital .

No hassle! They got all the permits I didn't need to do a thing. They put the cost of the permits into the final bill. I think there were two needed. One for the normal roof work and one from the fire department because they were flaming the rubber roof down.

A month after the work was done Capital set up an appointment with the city and me to have the roof job inspected. After it was approved they closed out the permit. I think if you never get it inspected by the city the permit stays open and maybe will pop up in the future with a fine.

Your experience sounds like it comes from some sort of standard playbook that roofers use. I had a similar experience with another roofing company. When a new roof leaked less than a year after the work, the guy came out and tried to sell us on another costly job on the spot, insisting the leak had nothing to do with the roof. All roofers cite some impressive warranty of 10 or 20 years, but I suspect most don't give you an actual written warranty with the terms clearly spelled out. When you call them on a leak, they'll find any loophole - invented on the spot - to wiggle out of it. Like failure to paint a new reflective coat on a rubber roof every 2 years, or failing to hire them specifically to paint that reflective coating at some exorbitant price.

Of all the various kinds of contractors I've dealt with over the years, roofers consistently have been the sleaziest and least trustworthy. I feel for anyone who has leaks. Having water come into your home during a rainstorm is stressful enough, dealing with the roofer easily doubles that stress. Good luck and proceed with caution.

I can't recommend NJ Certified Roofing. Had aroof done. Roof leaked 6 weeks later and was told not to worry about it because we had a warranty. Didn't think I'd need the warranty 6 weeks after the job was done, guess I'm crazy that way. Now we are told we need to stucco the chimneys to the tune of $1400. One would think that a roofer would have a clue and mention this in the estimate phase, not after the roof was installed. Supposedly it's the owner who does the installation and he didn't mention the chimney issue at that time either.

We used Capitol and were VERY happy.

They removed 4 old layers of tar and paper roofing, knocked down one troublesome chimney, replaced our gutters, and laid a "rubber roof"

In fact they broken one of the glass panels when removing one of our skylights (necessary in order to lay the rubber roofing membrane).

They cut and put a small piece of plywood in place and came back and replaced the piece with glass within 2 days. Very efficient.

I thought their pricing was competitive.

Capitol has a very good reputation. Stay away from Miller roofing - if they're still around. I recommend Simpson Roofing 201-936-8668. Always get at least three estimates.

Just Curious:
How much did you pay and what are the dimensions of it.
I am not siding with them because I don't care ..but many times people go for the lowest number and then realize it wasn't worth it.
I know construction pricing. So feel free to pm me if you need help with that. I see this all the time and it usually means contractors with lack of experience or people who give a very cheap price but provide cheap service also.

Do Not Use A-1 American Roofer.
The customer service is horrid. The office manager/receptionist (Tony) was rude, abrasive and misogynistic. He would not honor the 10 year warranty on our roof (which is only 7 months old and already leaking through the ceiling). Obviously we wont be backing down from this, but save yourselves the headache in the future and go someplace else. They are not worth the trouble or the aggravation.

Had a recommendation for Ken Stiefel from our house inspector. Gave us an estimate (single family colonial near Journal Square) that was pricey (about 10 grand), but there is a fair amount of work to be done. That includes tearing out a roof over about the first third of the house and putting a new one down with new gutters, etc, and having to do a fair amount of repair work on a slate roof, so the estimate is not outside the realm of reason. I know an extra couple grand now paid for the right roofer/installation/materials could save me a lot of money down the road on roofs and headache pills. Rather a great $10k job now than a $5k job I have to call him out seven times to redo. Any thoughts on him? Thanks.

Any thoughts about built-in gutters vs. K gutters would be most welcome as well.

Just a quick note about Accomplished. We called regarding a gutter problem. They came, estimated the cost of gutter job as well as some chimney repair. We provided a deposit and scheduled an appointment for the work to be done. That was one month ago. Although phone calls are returned, there is always some excuse for not showing up or scheduling another appointment. As apologetic as the supervisor has been, we have grown impatient, temporarily repaired the gutter ourselves and will be asking for return of the deposit.

Drennan Brothers Contracting 201-388-5299 was recommended by a co-worker. I know one of the owners who is a Jersey City Fireman.

Make sure who ever you select is both city and state licensed, and is fully insured. I recall the thread on here from a poster seeking information about a roofer in Jersey City that caused a fire at her parents home in another County and may have been responsible for a fire in Jersey City during a roof repair.

I recommend E. Rutherford Roofing Company. They put a flat roof on my brownstone building two years ago and did a nice job. They quoted more money than others, but were informative with the type of material to be used and provided a large list of references; they've done quite a bit of work in the JC/Hoboken area.
