Estimate:
The units vary in size and layout, but I would think that the lowest price units will start at just below $500K while other units could be listed at ~$550K

I would be surprised if any of the units will actually sell for more than $475K even assuming that the finishes are impeccable.

No one has seen the interiors, but we all know that the units will be rather dark because of the building's positioning.

Just look at all the New Yorkers on Newark Avenue on any Saturday or Sunday when they are home. Look at their dogs.

They are moving here in droves!

I understand that people in Jersey City are a fairly cynical bunch, and that specifically the people on this website are extra cynical, and even more specifically, YOU are among the most cynical, but ... not for nothing, I've had more than a handful of NYC residents (most of whom are natives) tell me that a lot of the blocks in downtown JC remind them very much of parts of Manhattan and Brooklyn.

What's quite confusing to me is how anybody could argue with that, seeing that the brownstones that are the standard housing style in downtown JC are of the same Italianate and Greek Revival style of most brownstones in Manhattan and Brooklyn. You know, because they were built in the same general timeframe, and all.

Sheesh, I know that promo video is goofy and all, but they ARE trying to "sell" downtown JC.

Any idea what the asking prices are like? I've lived in a building constructed by the same builder (Pronti). Construction was unbelievably cheap - corners cut galore. There was practically no sound insulation, so I could hear whenever my neighbor flushed his toilet. When he drained the bathtub, it sounded like Niagra Falls in my apartment. Then there were the embarassing arguments I'd overhear between him and his girlfriend. Leaks were also a common problem. I noticed when this "luxury" development was going up, exerything above the ground floor was wood frame. I thought in a high-density city in which buildings are attached to one another, you couldn't use wood frame construction, especially on a multi-family building, for obvious fire safety reasons.

I love that they make floorplans available, but they're impossible to read. Prospective buyers don't need engineering blueprints, just the layout, please.

Also, the 'pictures' link doesn't work.

Sort it out, people.
