I somehow got into a ?behind the scenes? tour of Hoboken Terminal around the time the article in the OP was written (2005 or so). The upstairs area is HUGE. There were still black coverings on the skylights dating to WW2.
The rep from NJT on that tour said something about turning it into a rentable ballroom for events, a food court, offices, or some combination of all of those things. Would love to see something come of it. Such a great space, but it needs a lot of work for sure. Somewhere in my archives I can probably find pics

the 2nd floor of Hoboken station is spectacular. Most of the public is not permitted up that grand stairwell, but if you ever have the chance, you'll find a grand hall that could easily accommodate tons of stores/restaurants. It's a huge missed opportunity until/unless it is realized. They can do it without any new construction or change in use, so would actually not need Zoning/Planning Board approval. However, I believe it's part of a larger plan for the plaza, etc. over there which I assume is the cause for delay.

I came upon this article about the Hoboken station from 2005...sounds like at the time they were going full speed ahead with plans at the time to fancy up the station with stores and whatnot. There really is a lot of huge space there that's not being used as far as I know. I wonder what happened?
