Here is a suggestion, just go to Hudson County Tax court and sit in the audience to see how the process works. When you do file an appeal, sent a letter to the County Executive and request a commissioner. I have attended these hearing with neighbors and was shocked to see no commissioners there. First, you are paying $150 for nothing if there is no commissioner there, if you are only appearing before the city and you can do that for free without going to tax court. Secondly, you make out better before a commissioner because the city and the reval firm is not going to say they made a mistake.

On a recent trip with a neighbor, they have change the routine, the city and you will try to negotiate a deal and if that fails, they trial begins before the commissioner. Do not feel you must accept what the city offers.

And any time you want to reprint your postcard, just go here and enter your name or address, then click at the top of your page for the postcard. Interestingly, since the reval they've added the actual property card too.

This is the topic that keeps on giving. There seems to be a second wave of indignant DTJC residents trying to organize a class action lawsuit. It just goes to show that some people STILL don't get it, and refuse to listen. The most common argument is that there should be a phase in period, but they can't seem to grasp that for that to happen, those entitled to a decrease would have to keep overpaying to make up the shortfall during a phase in period.

In the late 1980s, we appealed our taxes several times with Joe D'Amato. He was thorough and efficient and kept us informed throughout the process.

I spoke with him a couple of times over the years and during the 2017 reval process -- as a reality check. He will tell you honestly whether you have a case or not, and won't take your money if you don't have a shot.

As Brewster points out, the process is fairly straightforward if you inform yourself. And, while obvious, it should be pointed out: the only valid appeal your taxes is if your property valuation is significantly off. An appeal of an increase because you feel it is too much is not a valid reason and will be denied.

Read up and all will be clear. Yes, there are law firms that specialize in this. They've been sending a lot of mailings around. They often choose their recipients by the tax data, so if you didn't get any it might mean you aren't a good appeal candidate.

For those who plan on appealing their taxes at the county, sent a note to the tax board that you want someone present. When I was asked to attend with friends and I notice there was no tax board member there, you are talking to the firm the city hired and the city's attorney. Well, you have already spoken to them at your informal hearing, plus you paid a fee to be heard at the tax board. You will do much better if a board member is there. I passed this along to some people and they had a member of the board there and they did much better than against the city's people, alone.

Thanks for all the feedback. I'll read through the links. In the meantime, what are these "comps"? Also, the use of "professionals" was mentioned but I'm not sure who would fit into that description. Are we talking about lawyers or something else? Any specific recommendations?

My initial reaction is that you had a sweet deal if the reval showed your fair share is 2X what you were
paying before. And at a 1.48 tax rate it?s still a bargain by NJ standards.

Why didn't you do the informal appeal process last spring? Who knows, the formal process might end up raising your taxes!

FWIW, I did DIY appeals a few years back on 2 properties, got one reduced. Unless your property is extremely generic, I were in your shoes I'd let pros handle it. Finding the right comps, and knowing which ones are the best for your property is an art form. You don't want them to throw out your comps, which is what happened to me.

Your taxes are based on the market value of your property. An appeal will be based not on how much your taxes increased, but your ability to prove that the assessor got it wrong. You do this basically by filling out a form, and listing comparable sales to your property.

So annoying to see Fulop patting himself on the back when my property taxes DOUBLED. Anyway, from what I understand, the window for the appeals process opens on Jan 10 of 2019. I'd be interested to know if anyone has gone through the process previously and/or what to know/expect? I'm sure the city will make it as annoying and painful as possible so trying to learn what I can now in order to prepare. Thanks in advance.
