Royal? I had a heater with an intermittent glitch that other companies couldn't figure out and were replacing parts that didn't fix the problem. When I called out Royal to take a look and they listened to what my problem was (listen being the key word). The technician knew exactly what part went bad by my description, replaced it that day and we were good to go. My repair turned out to be very a reasonable $180 parts and labor.

In the process of buying a house with central air and forced-air heat. Before move-in I want to have the ducts cleand and a cap put on the furnace chimney (has no cap on it now).

Any recommendations for a good local contractor? I would rather go local owner-operated than hire a large national franchise.

A friend of mine lives down in Society Hill. The SH Association requires every home owner to get their dryer vents cleaned once (or twice?) a year. Great idea! They also get their HVAC vents cleaned at the same time. (not required by assoc.)

They use a place called Advent.

Looks like their do all kinds of vent cleaning, don?t know any prices.

Anyone have experience hiring a company to clean out their HVAC vents? We have a ~850p sq ft apt and wondered what the cost should be. How frequent do you do it as well? Notice a big difference in dust around the house?

If it is an HVAC problem why would you call a plumber? I've used New England and yes I know they have an hour and a half minimum. It could take an hour and a half or 30 minutes but GUARANTEED it will be fixed. PSE&G is a joke, their worry free program is a scam and they tell you most of the time you have to replace big parts for big bucks I know because they told me I needed to replace the condensor. When I called NE the guy came over and told me it was a flame sensor and there was nothing wrong with the $2,000.00 condensor PSE&G wanted to fix. So for $187.50 I saved about $1800. From what my experience has been there is no one more competent. But if I had a HVAC problem I surely would not be calling a plumber. I'd call an expert like the guy at NE. No, Kannekt does not delete negative feedback. I spoke to Tom at Kannekt and that is definitely not there policy. If it is negative it stays. Spend $2000 or save $1800 you make the choice.

Just want to bump up the thread and see if anyone can recommend a good licensed HVAC repair man for our condo unit (woke up with no heat in the building).

Just called New England based on the reviews above, but I was quoted 1.5 hr minimum pay (at $125 / hr) just for the visit. Is that standard practice?

Besides New England and Royal that I've read from this thread, any other good licensed plumbers anyone can recommend?

I never take a recommendation from a super of a bldg. Usually they get a share from the contractor that's why they recommend them. Beware !

Can't say I know that to be true. I see lots of "not so great" posts about a lot of things on there. I know of restaurants that aren't happy with comments and I don't see the guy in charge deleting those. But it's a personal choice of course - always good to "ask around" for a recommendation. We had 3-4 people tell us to use them. Our friends were extremely happy that they actually "saved" money and didn't fall for the PSE&G line of "we can't fix it you need to replace it for $2,000". New England came in and found a small leak for a total of $187.50 and that was over a year ago and it is still working fine.

Like I said "check around" - you don't have to take Kannekt as GOSPEL.

I moved from Hoboken to JC four years ago. We always used New England A/C (HVAC) on Harrison Street. Our friends highly recommended him and told us to read the reviews on Kannekt under Other Maintenance. We did and we hired him and we were very pleased. This guy knows his stuff. Forget about PSE&G, there is no such thing as
"worry free" - When we got to JC we called him and he also covers this entire area. Don't take it from me, read the reviews I don't think you will be disappointed at all.

I am the super of a 100 unit condo bldg. All the units have central air. Almost everyone in the bldg uses Royal Heating/Cooling. They are local (jersey city). I don't have their number (they are in the phone book and online). Chris is the owner and the tech that always comes out to my bldg. He is a nice easy going guy. Try them.

I don' t think that Worry Free would help you in your situation. They do not handle routine maintenance, just repairs.

Also, not all things are covered. They did some repairs for me today but one part wasn't covered so I have to schedule another appointment for an estimate and then schedule another repair.

Finally, be careful with their response time. My AC went down Friday night and they couldn't stop by until this morning.

It might be a good idea to get a "Worry Free" contract with PSE&G, which is what I did. It will 15 days from the time you call for the contract to take effect but so far, I've been pleased with PSE&G's service I've covered all of my major appliances under the Worry Free umbrella.
