Yes, you noticed, huh? I forgot to account for the demo. Never done demo big, but judging by small, $50k sounds unremarkable. Cost me 3k for carting of a 3 room gut.

Drive around and find a house under construction you like the looks of, take down the name of the contractor and architect posted there, and call them. It'll likely be between $75 and $500 per ft.

I'm hoping you're just making conversation and not seriously coming here for advice, because this is basically like asking what a ballpark figure for a car is.

Assuming this is for conversational purposes....

Detached or attached?
Where's the property located?
When you say demolished, do you mean take it to the sticks, or bulldoze the lot?
What do comparables in the area go for per square foot?
Do you have a contractor in mind that you'd like to work with?

Forgive my glibness, but you can end up losing a lot of money in this game if you're not careful!

anyone have a ballpark estimate of what it would cost to demolish an existing 1 or 2 family house and rebuilding a new one? i know it can vary depending on design, features, etc....but ballpark what are we talking about? $50K? $100K? thanks
