the Hard Grove owners bought 328 Montgomery and are building out some kind of bar/restaurant on the ground floor. Not sure if it will be Hard Grove or something else...

Does anyone know what is going into the old sleep cheap store on Newark Ave? It's a massive space and I was curiously looking into the window today and saw a bunch of succulents and plants being stored. Is that store being converted?

While on the topic, anyone know anything about Hard Grove Cafe? Are they completely out of business or looking to open in a new spot?

I guess i'll reserve my judgment until i actually see it and hope that my untrained eye will be pleasantly surprised, but the renderings do not look beautiful to me - it looks clunky and already strangely dated. And that red accent...

As for whether or not we will look back in a few decades and look at this design as an eyesore, there are alot of curves in nature that we find beautiful and so they are a natural influence on architecture. The Dancing Tower in Prague was built in the early 1990's and to this day it is a beloved building:

I think people generally value architecture that is balanced, unique, and still fits into its surroundings (as we see in this proposal for 280 Newark Ave).

That's because the one's that ride the sidewalk can't afford to live there. Their salaries are just too low even after building these towers.

I sort of like it. It is hard to imagine how the building will be viewed in 20, 30 and 50 years. But I do know that when Eiffel Tower was built, people thought that it was an eye sore. People thought the same thing about the twin towers (WTC). No matter what it looks like, I think people will get used to it eventually.

Re 280 newark - its imaginative, but i dont find it very pleasing to the eye, at least in the rendering. I wonder how it will age. Will we be looking back in 30 years saying "what were they thinking?", kind of like when i see a classic 1970s structure?

I really like the look of these modern buildings that compliment their neighborhoods, rather than trying to replicate them.

this one is lovely, and the idea of two side-by-side duplex apartments on the 3/4th floors, each with its own roof deck, is brilliant.

The flood of incredible coffee in 2015 was one of the best things that's ever happened to me.

For what it's worth, 9Bar has the best overall coffee, Prato has the best coffee, sandwich, and sit experience, and Seven Sheep has the coolest food offerings. That croissant with vegetable thing is so damn good.

Work seems to have stopped on Lackawanna, and I wasn't aware of a hair salon. I feel like downtown is a bit saturated with spots to get decent to good coffee.

Looks like the rumor mill was right with Latin Lounge, Hippie - looks a lot nicer now, tacky blue lights aside. Lamp Post now has a sign for Batata Cafe, but I can't find any info on it aside from a location by the same name in Brooklyn.

Ha, this thread is about 90% questions and 10% answers.

Does anybody have any intel on the ground floor commercial space at the "Vito A Lofts" on Columbus just west of Jersey Ave? It's been outfitted for some sort of commercial or retail operation.

By the way, the building actually looks like a cool building, I just don't know if I could get over telling people that I live in the "Vito A. Lofts", LOL.

oh god that deli. with Shouty McRageRoid behind the counter, and his yappy dog.

I wonder if the new place would consider doing breakfast. I'd be there every morning if they could perfect an egg n' cheese. (or hell, a hamburger, egg n' cheese, if they must stick to the theme.)
