But this is marketed towards those who are willing to walk farther but still want to be in a, um, er, more "developed" neighborhood. It's a short walk from some very nice restaurants and the soon to be a thing White Eagle. Is the developer not planning a shuttle like many of these larger and further places? Even Hamilton Sq has a shuttle (or did, does it still?)

This is true, but not the entire story. I have friends who live in Hoboken. The ones further out (around the 15-25 minute walk areas) bitch about having to take cabs every so often when the weather is bad (snow, rain, too cold/windy, etc) so I don't think that a walk that takes 20 minutes is something to ignore. But, I do agree with the overall sentiment that, as things heat up around here, more and more people will be willing to take on the 20 minute walk as part of their commute. Personally, I think that if you are willing to walk 20 minutes, you might as well tack on a few more minutes (say, 5 more) and go for GREATER savings and look further out. Say, the Bergen Lafayette area that is close to LSP.

19 mins according to google maps. They may run a shuttle - or residents may simply use some of their rental savings for cab fares - I'd expect at least a $300/month discount compared to the waterfront rentals.

Its probably less than a 15min walk to Newport PATH, and you can grab the 126 right on the park (although admittedly limited service)

I don't think the distance from the PATH will have any influence at all, it's a 20 minute walk. Though I do agree that the design is weird, the rounded corners with the staggered window layout just looks bizarre. It lacks the ornate attention to detail that the surrounding buildings have.

Don't love the design, particularly for that neighborhood. I used to rent in that area and walked to grove street PATH every day - not a problem for me.

Guessing sales because who'd want to rent so far from transit? Also condo construction financing all but dried up post crisis, and we're seeing the tail end of the rental-only financing work its way through. I understand that condo-construction financing is back and we'll start to see more sale projects this year on.

I agree, but it's still preferable to the derelict industrial hulk sitting there now. This is the last block before I-78 on 9th - a looooong walk from the PATH or the HBLR.

Kind of surprising that this patch of land all the way back there should be next in line for development when there is still lots of spaces closer to Newark Ave and Grove Street that could be built upon. But then again, perhaps the price point is right for a developer not looking to build a $100m+ beast like 70 Columbus.

In any event, good news for the businesses tucked back there in this quiet corner of DTJC, White Star, 9th & Coles, etc...

It looks like a building that would lease commercial office space in the suburbs rather than an apt building that will echo the Historic District?s ?rhythmic brick rowhouses? ... whatever that means.
